saw this invisible grille at some home fairs before, my wife and I dont really like it, the wire-like is still visible to my eyes and quite distracting... End up still took the cage-like traditional grilles haha

Nope, no budget already... Wanted to get external contractor for glass shower screen but I got a 2yo toddler so I scared she knock onto it... Then I wanted to get simple kerbs but scared she trip over it.. hahahahahh~ dilemma , then end up never do anything. For vanity maybe I will just get a very simple one elsewhere and ask the plumber install for me~

PM you already... electrical work should be handover that time he will let me know.. But so far I only do some re-location of electrical point due to feature wall and also a strong AMP point for my built in oven. I estimate the electrical works will not exceed $500 bah... So everything in my reno should be within $18k

Usually their tactic is to mark up on their quotation, then when you ask, give about 5% or so... just tell them how much your budget is and if it is possible to do all you want with the budget, else forget it u will look for another. Painting service with ID definitely cost more than you outsource, but you need to coordinate all these yourselves. If you are willing to sacrifice your time to supervise yourself and stuff like this, why not? For me, I really just like internal white PVC, unless you really need it to fit into your theme else totally not required, the money can be better spent elsewhere. Just my 2 cents..

oops, you don't mention I also never notice most of the furnitures are round edged, haha... but anyway before I move in, I intend to look around my home, for all the stuff with sharp edges, then buy those rubber to block them, making it more toddler friendly.. I have many friends with kids, don't want their children to be hurt when visiting me.. lol

simple13: yeah.. not easy, less our budget issue still need to find an I.D that we are comfortable with... plan carefully lo... focus your budget instead of diversifying for the whole home imo...

Carpentry works Part II MBR TV Feature wall + simple console MBR Platform for my bed MBR open-concept Wardrobe (cant take a full view LOL, cannot stand far enough)

Date: 21 Oct 2014 [Reno progress: 70%] remaining: Plumbing works / Electrical works & MBR light installation / Final Painting touch-up and General washing Carpentry is up, nothing fanciful for me. I kept my house simple but I am pleasantly impressed with the workmanship. Me and wifey love our fabricated furniture, we sort of change my mind during the laminates selection so there is certain colour contrast between my 3D drawing and the actual thing but overall we are 99% satisfied, well... actually 100% but I am leaving the 1% as room for improvement, nothing is perfect. Haha! Nonsense aside... here goes~~~~~~~ Our Favourite Shoe cabinet [settee yet to be installed] My itsby bitsy kitchen (table top + glass backing + induction hob + sink not up yet) My living room feature wall + tv console My Toshiba aircon [irrelevant to Carpentry though]

tomorrow will update my t- blog when i go to my house to take some pics you shall see by then, but I doubt all the lightings and stuff are up... probably just my open concept wardrobe and platform lol

good luck for your home, your layout is almost same as my 3room except the aircon ledge is beside the living room while mine is in the center of MBR bathroom + service yard...
