  1. Hi, HappyAng My main entrance wood door also get minor split(crack). It is normal to happpen those wood doors because one of reason was when factory to build the door and wood material not dry enough and after certain time like your room (probably you use air-con) the wood become dry and dry to cause it get split(or crack). So contractor's solution is correct, but you may try patch and repaint first, if it still happen then you can replace a new door. Jackbatok
  2. Opps, My flat not corner unit, it is corridor unit next to corner unit. My contractor's workmanship did not do much good so now my MBR floor start to leaking water drop into lower floor. So I must try to repair it. Must ask you ID to make sure the waterproof do the prefectly to avoid future trouble.   3. Hi, iPineapple What I had same problem after renovation and re-polishedexisting parquet floor, my parquet floor got loosing from floor and asked contractor to fix them. I saw that contractor drilled small hole and inject gule to hole to fix small pices parquet one by one. To cause this the most probability is amount of water of huminity gas into the parquet to expand them during renovation, and room became dry after you moved into the room and switched Air-Con, so those wood parquet can be twisted or shinked due to wood nature characters. Hope they can fix you parquet floor issue. Good Luck

Because your house floor plan is same as my house, so I wish to see you completed nice home after renovation. My house was purchased in early year 2007, and my balcony did not do any renovation because I think i can plant some flower and green plant, but now still empty.   5. Hi. Stargirl. Thanks Hello 88 answer the question. - I use cylinder as well. - I installed Mitsubishi system 4( 3 bed rm and 1 living rm) based on our HDB power supply capacity. New HDB can be install 2 set of air con(2 compressors). - Contractor charged by how may lights/power points/phone point/Cable TV points. I installed 2 cable/phone points. But I did wrong thing was that StarHub cable point and telephone point did not insatall on one side, so now cannot apply SingTel MIO plan. It should be easy to you to use either MIO or StarHub if you add extra telephone point next to Cable TV point. You may get quote to compare. If you need I may have my old quote here for you reference.
  6. $40K should be able to do that you mentioned works. What I have done renovation last May and cost abt $50K(similar what you mentioned, but include all window/grill replacement 5K, re-wire 3K, air-con 4K, no work for balcony roof, replacement floor tile). Wash area can convert to WC, I did this.
  7. I also did not added a roof over the balcony. I just installed grill for children's safety. I want to plant some vegetables or plant on balcony, but too lazy to do till now. Just hung those washed staff in the balcony. I may install bamboo chit(DIY) to cover part of balcony because the sun light at noon time can partially into then living room from May to Aug. If you install a roof then your livingly room will be expended about 10sqm. Some ppl let balcony become a small garden, rest area to see newspaper with coffee or tea.
  8. My utility room still use as store room to put those items not daily used( a lot of stuffs), also small store room under staircase to put my children's toys and some tiles that after renovation. You can pay some deposit(abt s$200?) to ID to let them draw design first, and you choose one of you liked. This can give you full picture that your renovation result. I did not do this and then feel something not good enough after renovation.
  9. My neighbor started renovation early mine about one month, and when I saw his renovation flat about had done 80% and upper floor re-design to make room seem bigger with walk in wardrobe. It quite nice but owner do not have kids. I also wanted to expanded common bath room but too late my contractor hav done the tile laying. It can be done, but may need HDB approval. Good Luck
  10. I saw my neighbor did this way. Two common bed rooms convert to master bed and master bed room become study room. Also hacked two HDB original bath room and expanded(converted) two bath room with walking wardrobe and two bath room partition is non-transparent glass. It is quite good idea.
  11. I mean is that if Keropok do not want to get any disburse from agent and he can wait some time after exclusive expired. Because now HDB market trend is upward so Keropok can wait sometime without any lost. If agent can help Keropok to get highest offer then Keropok may want to pay commission and both party are happy. My Friend just sold his 4Rm flat in Bt Batok with S$353K(Valuation 318K) by ERA. At end, seller get highest offer should be the goal.
  12. Hi, Keropok If it is not on your signed agreement then after 90 days, you will be free to market. Agent did not sell your flat within agreed period so there was no commission. Seller is better DO NOT SIGN exclusive agreement with any agent, because market so good now. Seller can simply put one advertisement on Saturdays Straits Time(abt $60) ONCE only, then a lot of agents will call seller and someone even offer no commission from seller. Seller and agents can negotiate commission 1% or 2%. Still DO NOT sign any exclusive agreement, it waste time. I have sold my flat in one week and paid 1% comm to agent because agent marked up 1% for selling price
