  1. Hopefully not too late to join the bandwagon in congratulating you.  Indeed, if I am guessing it right, the property is at a very convenient area!  Lots of shopping area within walking distance and so much future development around the area.

    I have always liked the development.  Am having a friend staying there too.

    this was what has been discussed:

    living hall - cat 6 and 4 powerpoint for the TV, etc, 2 more for the computer table

    not sure if i missed out anything... i need to think about it..

    would appreciate any input to help me decide.. thank you

    Think it is good to assign the powerpoint to each gadget to have a clearer picture as to how much you need here, provided you have no intention of getting extension plugs. Gadgets that I off-hand think of:

    01. Modem

    02. Terminal Point for Fiber

    03. TV

    04. (Will there be any media player?)

    05. (How many PCs / laptops?)

    06. (Will there be a printer?)

    07. (Will there be any floor / side table lamps?)


  4. I did mine for the 3 windows facing the side road . I forgot how much the contractor charged per window, think the 5 panels for the bacony cost $1600-$1700

    Thanks sarah833. One contractor quoted me $1,950 just for 4 panels, which I think is too expensive.

    Haha, the rug was from Ikea and self-made by cutting it to fit the floor. Because of the space contraint, there was no right size/toilet mat fitted for that space - had to resort to DIY.

    It's good to hear that your MBR bathroom issue is resolved.


  6. if shift the toilet bowl, the leg space for the right leg might be quite cramp... =( what do u think?

    I had space constraint too when renovating my place and went ahead to shift the toilet bowl. Doing so, the leg space for the right leg is cramped with little space (as the picture shown here):

    It was what my architect designer proposed. Though it was with heavy heart to go ahead, looking back it was the right thing. It was just a matter for me to get used to it. The reason was to create a space for the shower area. As in the picture below, the glass door of the shower area swings into the shower area. It can't even swing all the way in but enough to get me inside.

  7. Happy 2016! In between settling in, touching up, unpacking plus all the festivities, i've hardly had time to update this blog! There are still some minor works to be done, furniture to buy etc.

    Nevertheless, here are some photos of a house we're trying to make the best of...

  8. 3. despite what people have been telling me, the average quote for a kitchen with my requirements (I have my kitchen layout planned out down to where the drawers will be and what each drawer will contain, and there are a lot of drawers) by IDs/contractors and by a specialized kitchen-carpenter are on average around $3-5k more expensive than the Ikea kitchen with the Ikea site visit and installation fees included, and

    For a month or so we thought the Ikea kitchen was not possible then because we weren't sure that the base of the Ikea cabinet could hold the weight of LPG cylinders, but! Over the weekend we asked an ID about it (our original idea was actually to build concrete cabinet bases and mount the Ikea kitchen cabinets over it) and he said the Ikea cabinets should be able to sustain the tanks (as he had a previous customer who did something similar) and also we checked with Ikea kitchen department as well and they said it should be more than fine, since their cabinetry is supposed to sustain the weight of much more than the cylinders...

    Hahaha yeah our faces were totally :jawdrop: when we first found out there was no piped gas. Jurong is an old district maybe? But yeah I confirmed and double confirmed it. We knew there was no piped gas in the unit when we first bought it but the owners said their neighbours might have had it in, just that their unit they didn't do it, so it was quite disappointing when we actually did call up and find out it was not the case. Thank goodness twinklecloud mentioned to call up SP Services early or we might still be in lalaland thinking we would have piped gas.

    It's not a dealbreaker now that we've learnt about it and know to deal with it, and we've redesigned the kitchen a bit to fit in the tanks, maybe next time we can get the piped gas in after maybe 10 more years and it's time to redo the kitchen?

    I am in favour of using drawers for kitchen cabinet and glad that I heed my ID's advice to do so. It is good that you have planned the details. When I agreed to the drawers for my kitchen cabinet, my ID made sure that I measured the heights for all the kitchen stuffs including the drinking cups, rice cooker, rice container, etc .. and even the cooking oil.

    About the piped gas, it was a lesson learnt for me too. Somehow, the old flats in Jurong area are not yet equipped fo "enjoy" the amenity. I had the exact same surprise and disappointment. Glad that you found it out now and able to make provision.

    Another reno tip that I learned from my ID .. while it is good that you are making plans to shop around for furniture, do note about the size of your space. Luckily for me, my ID would always insist to have the measurement of the furniture so that she could put them into perspective. She would translate the measurements - the furniture and the space in the house, into her technical drawing to let me "feel and see" how it would turn out.

  10. that's not a bad idea! i think it's already fire-rated - original BTO door from 2002. how to relaminate? i don't want to ask my contractor now cos we plan to do it a few mths down the line after we've saved up money once again... can just contact any carpenter or door specialist i guess?

    In my case, it was done during the renovation period. The carpenter had to dismantle the door. Hence, it was a day where there was no main door as it had to be brought to the factory. My original door was the old HDB fire-rated type where there was some design on the surface.

    The carpenter stripped away the 'design' as I wanted a plain simple door. It was then laid with new laminate.

    I believe your carpenter should be able to do it.


  11. thanks everyone! i need help once again... any recommendations for a good and cheap fire-rated main door? ours isn't in fantastic condition, and the door lock set was installed upside down which is really irritating. and our contractor will charge additional for varnishing.. so i'm exploring the option of changing it altogether :(

    If your existing door is already fire-rated, how about re-laminate it to save the cost? I did that to my main door and gotten the carpenter to 'scrap away' the design to make it into a smooth layered door.


  12. Interesting to read about the wood postings. I do agree that the type of woods used is essentially important, particularly so when the costs to build the cabinets can be costly and factoring the durability down the years. When I was renovating, my ID got the carpenter to do a sample, just for that peace of mind.

    BTW, is it possible for me to have the contact of your carpenter, Mr & Mrs Chua? TIA.

    May I know if everything is good for you so far using the Rinnai RB-2GI hob?
    Do you know if there is lifetime warranty for the glass? From the specs, this model just has normal tempered glass and not Schott glass.

    Ah, looks like Rinnai has come out with RB-2Gi black tempered glass top plate. I have been using Rinnai RB-2CG ceran glass top plate for the last seven years. So far so good and the inner flame does speed up warming/cooking. Cleaning is also easy and everything that's non-attachable is easily washable.

    I believe the glass is lifetime warranty.


  14. Some thoughts about the entire reno process/experience.

    The other thing about renovating a resale is your neighbours. One tip, before you start your renovation, visit your neighbour's flat directly below your unit with your contractor or ID. Why? To say hello to them and also to make sure that the condition of their ceiling. Not just for kitchen and bathrooms, also the entire house. The thing about older flat (in my case it is 31 years old), is that you do not know the condition of the waterproofing for the bathrooms and kitchen. Make sure you take photos of their ceiling, including the bedrooms and living room. Point out to your neighbours if there are areas that are already peeled off etc. Best if you make it as a black and white thing and they acknowledge it.

    Indeed, this is a good tip kaisermisaki. :good:

    One problem with old HDB is always the ceiling (of your neighbour directly below). Getting to know their condition before any renovations helps a long way.

    The aircond company that fixed my place has been with me since day one. I am not sure of their pricing but I must say that there workmanship and after-sales service are superb. They have always been very responsive.
