Fresh 1st Timer Buyer
therat replied to noobsea's topic in HDB New/Resale Flats, Executive Condominiums
If you are 1st time buyer. Why u bother abt PUB and citigas transfer. PUB transfer can do online. Very straight forward. Some agent do out of goodwill and others assume other must follow. If you go and complain abt the agent didn't provide HDB floor plan, PUB and citygas transfer. Your complain will fly out of the door ASAP. This is basically agent own-self service. -
begof, this is HDB la. Not private property HDB don't have purchase in tenancy one. HDB don't allow. Will tio caught one. Unless it is 1 room rental.
-
If you take the key and let the tenant stay another 2 wk. It is illegal to rent out the HDB with MOP unless u stay inside. BUT, think this way Once 2nd appointment done. U start to pay housing loan, property tax, TC fee. Tenant rental. Seller take. Tenant deposit - who return back to tenant? If seller don't return or MIA, will tenant ask from u? Make ur life simple Just call your HDB officer in-charge. Tell him/her, seller tenant is still staying in the unit. You cannot complete the 2nd appointment. Tenant need to move out before you collect the key. Or else, you can call police. Say unlawful stay illegal. Unless you stay inside the HDB. Or else, MOP U didn't mention, the tenant rent a room or whole unit. get a lawyer

My 1st Appt (as A Buyer) Experience
therat replied to mel77's topic in HDB New/Resale Flats, Executive Condominiums
The process already give you so much problem. Personally don't think the seller will care. 1. All doors bo keys or keys jammed into the door locks ==> room door lock or main door lock. Just change a new one. Get a simple room door lock. 2. Window grills bo keys. Contractors need to open grills to work on the air-con ==> Some window grills lock can change one. My seller also never told us that the window grills lock is spoil. They only told us after 2nd appointment. Ask my contractor to change a new window lock. Material + service.. I think $7 per lock. 3. Illegal wirings that trips the house (tap wirings from air-con plug). Not sure how many more such things around the house. Fire hazard!! ==> For this, you need to find out urself. My seller also do funny wiring for the instant heater. I ask my electrician to correct it. Even he say.. where got ppl do like that one. Wrong wiring. Until now, I had a switch which don't know control what. It has wired connect on the switch but don't know go where. hahaha 4. When OTP state that the whole house was re-wired, but now (based on the circuit breaker) cannot have been done cos the breaker is very old type. (this one is our fault, didn't check) ==> Check when is the last wired. If too long, my suggestion is do a proper wired. Better than later, after you move in. This trips , that trips. even more headache -
http://news.asiaone.com/News/AsiaOne%2BNew...122-248397.html BEDOK residents have a new option when it comes to keeping fit near their homes, thanks to the opening of a sprawling rooftop gym on the top floor of a three-storey carpark. Called Gym @ Bedok Reservoir, the 2,000-sq-ft air-conditioned facility located in Block 714A, Bedok Reservoir Road, offers residents an alternative to the jogging track and watersports facilities at the nearby Bedok Reservoir Park. The gym is also the first rooftop gym here to be built in a Housing Board estate. Its official opening yesterday marked the fulfilment of a promise that Mr George Yeo, Foreign Minister and a Member of Parliament for Aljunied GRC, made to residents at the last elections. At the opening ceremony, he said: "People will assess you on the basis of your performance and your sincerity over a period of many years. It's not what you do in the period just before the General Elections (GE)." Mr Yeo, who also advises Bedok Reservoir-Punggol grassroots organisations, was speaking to about 100 residents and grassroots leaders. "The important thing is to look after your residents," he said. "Don't do it for the GE, but do it because it's good for them." The gym, in operation since Oct 1, aims to promote healthy living and build a stronger identity for residents in Bedok Reservoir. It was built at a cost of $240,000, all of which came from a fund-raising dinner held in April. The event raised about S$300,000 from corporations, religious groups and foundations, which booked tables ranging from S$1,000 to S$3,000 each. Construction began on March 1 and ended on June 5. Private-gym managers F1 Recreation will operate the gym and provide fitness instructors to oversee the residents' workouts. Residents need pay only $3.50 for a two-hour session. Those aged 21 and below, or 60 and above, will pay $2.50. Retiree Josephine Chew, 63, who has lived in the neighbourhood for 30 years, said the gym offers her the convenience of exercising even in bad weather. "If I cannot go outdoors to exercise, I will come here instead," said Mrs Chew, who exercises about five times a week. Fellow resident Muhammad Rozaimi Abdul Rahim, 31, welcomes the facility as it is near his flat in Block 709. The part-time fitness consultant used to go to gyms in Tampines and Toa Payoh about three times a week, but now enjoys the convenience of working out in his own neighbourhood. "This will save me time as I can come here instead, before or after work," he said.

this new lor http://www.channelnewsasia.com/stories/sin...1092031/1/.html Lee Yi Shyan "happy but reluctant" to stand for Joo Chiat SINGAPORE: Minister of State for Trade & Industry and Manpower Lee Yi Shyan has said that if he is asked to stand as a candidate in Joo Chiat for the next General Election, he will be "happy but reluctant". He is the Second Adviser in Joo Chiat, a Single Member Constituency (SMC), currently helmed by MP Chan Soo Sen. Speaking to reporters on Monday ahead of a ministerial visit to Kampong Chai Chee, Mr Lee cited his strong team of grassroots leaders at Kampong Chai Chee as a reason for his reluctance to leave his current ward. He also spoke of the vision ahead for Kampong Chai Chee. He said: "When we were working on Kampong Chai Chee, we really worked on it wholeheartedly. I never had second thoughts about going elsewhere because I owe it all my volunteers here, and my residents here. "It's really exciting to work towards a common vision of improving a fairly old estate." A rollerskate park and playground is about to make way to a new sports hub to be integrated into Kampong Chai Chee Community Centre. The old Bedok Swimming Complex and other sporting amenities, except the jogging track, will also be replaced by new HDB flats. Mr Lee said: "If the new housing can come in, then we have a chance to inject new housing and new families into Kampong Chai Chee, into Bedok Centre. And that's a very good thing to do, from the point of renewal, and from the point of adding dynamism to Bedok." Plans also include a revamp of Bedok interchange - to become hubs like Ang Mo Kio and Toa Payoh - housing 500 new residential units. Despite the ongoing work in Kampong Chai Chee, Mr Lee said if asked, he would be "happy" to stand in Joo Chiat. "I think the PAP looks at politics in a very serious way, in the sense that our ultimate goal is really to secure the best future for Singapore. Whether as individual candidates we compete in SMC or GRC, it's really for a higher objective," he added. In the past, office-holders like Mr Lee have been moved to contest in single seat constituencies. In the next General Election due by February 2012, at least three new SMCs are expected to be carved out. - CNA/wk/al

should not be a problem. My common toilet, I hack the old sink and replace a new sink. Wall still ok. As we tell the contractor to place at the same height to cover the previous hole. As for the bowl, if you plan to buy urself. Must sure you get the correct measurement. So that the contractor can use back the same hole. I don't know how to explain this. Ask ur contractor for more information

therat replied to 40826084's topic in Landed & Condo Private Properties Renovation Discussion
get a witness , seller and buyer. You need to agree on the inventory list they come out. The inventory list better be as clear as possible. If got picture, even best. Or else.. state the brand, model, colour I had a question. If during this period (tenancy under your period), the item damage how? -
Need Help Badly
therat replied to 40826084's topic in Landed & Condo Private Properties Renovation Discussion
The seller only can remove those listed in the inventory list. Those not stated in the inventory lost, seller cannot touch. Just ask urself, do you need those item or not. If not, it might be a good things for them to discard those item. Save ur energy. But make sure, they don't damage things that you want to keep. Seller agent always keep information. When I purchase a property with tenancy. The agent told us the TA is 2 yrs. we still have 1 yr +. After completion, read the TA, realize it is 1+1. Mean the tenant can discontinue the rental after 1 yrs if they want. Then I spot that the EP from the tenant is going to due. I ask for new EP pass as proof. Agent try to buy time. Later receive an additional doc realize the tenant exactly has relocate to other country. She found another ppl to cover her balance TA contract. So that's fine for us. As long as we receive the $$ every mth can liao. few points to note 1. Ask for a photocopy TA and read those term 2. Get a lawyer you trust. 3. DIE DIE Make sure the person that you talk to. Is a lawyer. Not those business manager or simi tong tong. Make sure his name card title is LAWYER. A good and responsible lawyer save your day A non-responsible lawyer make you angry and screw up your purchase -

========= Police reported during Oct, they had receive 5 cases of counterfeit $10 Singapore note. and they forget about CPF contribution is not always @ 20% + 15% It drop as age goes by. It take longer loan 30 yrs or more. Finish loan at 60yrs old or more. On the surface, CPF contribution is 35% until 50 yrs old ; 50 -55 yrs old is 29% ; 55-60% is 20.5% Once pass 50 yrs old, the CPF contribution drop 6% then further another 8.% At that age, can you still can maintain your pay? Another point to note. 35% CPF contribution. The contribution to OA, SA and MA changes < 35 yrs old, 0.6667 of the ratio goes to OA 35-45 yrs old, 0.6088 of the ratio goes to OA 45-50 yrs old, 0.5509 of the ratio goes to OA 50-55 yrs old, 0.4562 55-60 yrs old, 0.575 60-65 yrs old, 0.28 >65 yrs old, 0.1 Do a simple math. If the contribution is 35% , $1575 (is the max for 1 person, salary cap @ $4.5k) < 35 yrs old, 0.6667 = $1050.05 35-45 yrs old, 0.6088 = $958.86 45-50 yrs old, 0.5509 = $867.67 contribution for 50-55 yrs old drop to 29% , $1305 (salary cap $4.5K) 50-55 yrs old, 0.4562 = $$595.34 contribution for 55-60 yrs old drop to 20.5% , $922.50(salary cap $4.5K) 55-60 yrs old, 0.575 = $530.44 contribution for 60-65 yrs old drop to 13% , $585(salary cap $4.5K) 60-65 yrs old, 0.28 = $163.80 contribution for >65 yrs old drop to 10.5% , $472.50(salary cap $4.5K) >65 yrs old, 0.1 = $47.25 -
