  1. from HDB After the first appointment Both buyer and seller must agree to the cancellation of the resale application and submit a written request to HDB for the cancellation. This cancellation, however, does not necessarily mean the Option to Purchase becomes void. In the case of a dispute, both parties will have to consult their own private solicitors. ====================== Seller or buyer cannot 1 side cancel the deal after first appointment. Either side can sue either side for the lose.

  6. I don't know abt EC but for condo. It is standard not to had skirting or tile behind any build-in cabinet or wardrobe.

  8. let me get the story right ur seller don't want to hand over the unit to you (buyer) after 2nd appointment b'coz he rent out the unit to another family. Correct? If yes, 1. Inform the HDB in-charge officer that the seller refused to ask the tenant to shift out by eve of 2nd appointment. If the seller didn't get HDb approval to rent out whole unit. haha. He DIE 2. If you has a lawyer, ask the lawyer to issue a letter to that seller. If the seller delay the 2nd appointment, charge him with interest. I read it somewhere something like that. Can't remember the detail. Better ask the lawyer for next step. 3. on the 2nd appointment, visit the house. If the tenant stay there, call police. Say they illegal staying @ your HOME. He sold the unit to you and still collecting rental while you are paying the property tax and SC.
  9. if they doing contra, they might need to stay 3 mth. I forsee After ur 2nd appointment, is their 1st appointment. wait 8 week for their 2nd appointment. If they still need to reno, another 1 mth. 3 mth extend stay min.

  13. personally, if anything related to Government rule and requirement. I would prefer to ask directly to the respective department instead from 3rd source website. Don't forget, rule does change. What it mention , might be correct during that time. But is it up-to-date? Just my thought

  15. For the CPF Minimum Sum is Husband and wife total 117k from 1 July 2009. Include OA + SA + investment. Anything overflow from 117k can be use for 2nd property purchase Bank loan is base on 80% of the valuation price or selling price whichever is lower. Now no more 90% loan for private property. Eg1, the purchase price is $900k and bank valuation value it @ 800k. Bank loan is 80% X 800k =640k loan Hence 900k-640k = 260k either CPF or hard cash Eg2, the purchase price is $900k and bank valuation value it @ 1M. Bank loan is 80% X 900k =720k loan Hence 900k-720k = 180k either CPF or hard cash Note: CPF Minimum Sum is not fix. It is subjected for adjusted yearly on 1st July by CPF. It will only increase.

  18. yes. taxable. Now , room rental need to register with HDB. so, cannot run. How much.. don't know I believe it fall under other income. U can use your present yrly income + room rental income, then est est.. how much more.
  19. I do agree on leechaorui. tone and colour might slightly different from the different shipment. And some time, the replacement is not just 1 tile. They might need to whack the surrounding tiles. Last time, my master bedroom toilet wall tile also has a hair-line crack. We discuss with the contractor. He also told me the tone and colour might be different. He can't promise. But it is @ the shower room, we concern on the water trap inside and might cause more issue. So, we told the contractor to do the replacement. If the tone and colour are slight different then bo pian liao. But we did sweet talk to the uncle, Uncle , pls plsssss. In the end, Uncle very good. Did help us to find close to existing wall one. Ask ppl to do thing, ask nicely. Sometime, it does help
