  5. Both me and wife are coaching our girls. Yes, it is really tough controlling our emotional, it can be stressed from work, from family, from friends etc. Imagine after a hard day work and instead of relaxing, u got to teach and u often find ourselves asking why can't she understand simple rule like this and often u find emotion get the better of u. Thus, we make it a point to remind each other whenever we lose it. I realize coaching is also a good way of bonding with your child. Besides, children have very short duration of staying focus. I'll be very happy if i can get my girls to be attentive for an hour, so we keep every session short within a hour. U can scheduled a few sessions a day as long as they are spread out probably. Try or u won't know if u can do it.

My em also last reno 20 plus years ago, the kitchen and toilet wall tiles cracked and some came off, so no choice but to overhual kitchen, 2 toilets and wash room etc. But I fortunate in a way that my em comes with 1st level marble flooring and 2nd level parquet. 60k to 80k region is the norm for complete em overhual. Enjoy your reno process.

  16. Are you going to choose tile? Tile price can range from $1.5 to $9(or more) psf. Hopefully your contractor is not giving u the low grades ones. Carpentry, solid ply or compressed?

Guess u will be doing contra, i have not done contra before wonder if there is any interest incur or admin charges. Best if u can time you buy & sell closely so the fund will come in soon enough to offset your loan.

  22. No matter what there is always risk in buying/selling HDB. U won't know if your seller/buyer e-brake before 1st appointment. U have only 2 weeks before u exercised OTP, why wait if u love the unit, i say go ahead with the 4K pay to your seller. HDB loan -> apply for HLE, u will need the HLE during your first appointment.
