Look else where, maybe u can get one cheaper than both of them. reliable and listed in HDB contractors. If u have the time.

Angel, If u have doubts on the credential of the contractor u r going to contract with. I suggest you hold your horses first. Check with the bank what's the reason of the loan delay? Since the payment will be going to the contractor company. I guess the bank will want to know that $$ goes to right use. For me, i will deal with those that are under HDB approved contractor. Although it is not 100% full proof that contractor won't run but at least minimize the risk. In such a big reno project, if everything is ok, u happy, contractor happy. However, if there is problem, it could turn out ugly.(even if it is approved by HDB)

Any unit that's near to MRT will command a higher price. Your reno looks like a completed overhaul. How long does it take? Got a mj queen here hor, u win already lor. How many tables u want to put? -
Of course, wash area will be the choice. Bet my wife will go for it as well. As for old wiring, they are copper and very hardy. My parent flat is like 42 years old(recently just been enblock) and it is still going strong. So long it is use in house i believe it can last my life time. Most of us rewired cos the lighting point or socket outlet is not what we desired. For my EM, I tried not to removed the existing wiring but instead add on, that will save u. The very most add more MCB.

If u r daring, rewire yourself lah... not so difficult so long u have the time, buy wiring, buy plastic trunking, buy MCB, ELCB but it is protruding out not hidden. As u need equipment to cut the wall to seal the wiring. For me, i rather engaged pro to do it swee swee....but pocket burn one big hole.

like that u need budget another 10k to 15k for your curtain, curtains, lights, aircon, kitchen/toilet fixtures & accessories, furnishing. Total = 45k to 50k.

Wow, moved in condition leh. Just moved in and save u all reno and all hassle that comes with reno. But, if i would to reno... probably the below: 1) overhaul all toilets and wash room. 2) overhaul kitchen 3) painting 4) overhaul the bed rooms. 5) lighting 6) curtain 30k should suffice???

Is there anyway you can delay your reno? Ya both my reno for my previous 5I and current EM I didn't take loan. I will rather eat bread with water to save more $$$ than to pay the interest for my renovation. -

Reno loan is the highest among all, car loan HDB loan. If possible don't take reno loan, i will choose to get loan from immediate family, parents, siblings etc. -

I paid 1.8k too, but i have received quote ranging from 1.8k to 2.5k. For those that wanted to DIY, do take note that u need to buy at least one drum outdoor type for your balcony if not cover and also the access area on top of the balcony(level 2). -

Good for u can save a lot. Remember i told u i viewed the house before, i don't like the agent,(sabastin?), he should have coordinated the handle over to you in a professional way instead of leaving the house empty with no security. Besides, is your agent sleeping? Hope u haven't paid the agent fee. It is a SUV(Super UnderPowered Vehicle), Terios 5 Seaters. Yes, HID but i don;t know how bright is it. Anyway upgraded 2 weeks ago cause my girls are growing bigger and took advantage of the dip in COE. -

Electrician will charge u $8 for each light installation, single power socket 55, double 65. If u got your qoute for ID, it will be 5% to 15% marked up. So deal direct with electrican. -

u must know how to bargain ya. Besides, just one note, $3 psf tile selection pricing is very common, a bench mark used by them. You have to ask what if your selected tile cost more than 3, say 3.5 will they absorb it. It can be quite addictive when coming to selecting tile, the factory has got so many to choose from. In the end i got those 4.80 psf(italy ones), how to absorb so i pay lor. Cos i feel that i have to see it 24/7 x 20 years..... might as well get better ones. -

Hum, i will not take those that have GST. The GST alone can buy u a decent king size bed with mattress. Besides, looking at your quotation, some items are missing: 1) Roofing, what is polycarbonate roof? why not using German tiles? Why no mention of false ceiling? 2) casement window **** & balcony, how much psf? Why no grills? 3) Kitchen floor and wall tiles base on how much psf? $3? 4) level one bath room wall tile supply and laying? 5) Base for washing machine base with tiles 400? expensive to me. 6) Labour to install kitchen sink tap etc, can not be free? i got it free. 7) 01 no s/steel dish drainer & 01 s/steel wall backing at behind cooker . $220.00 , i got it free too. 8) Kitchen cabinet pfr i got it at 95 whereas yours is 100. 9) granite table work top for cabinet looks ok but what's the thickness? 10) How much is psf tile (wall and floor) for your level 2 bathroom? 11) Supply & install 10 mm thick , clear glass with temped glass shower screen with kerd . $1,100.00, for one or 2 bath room? 12) Supply labour to install wash basin , toilet bowl , storage heater & shower mixer . $600.00, my is free. Is it supply labour and material? 13) Missing vanity top for your bathrooms, u will need that. 14) Your hacking fee alone is 3350, how they calculate? $1.5 psf? My was only 2.2k 15) My HUALAGE SERVICE = free. 16) Missing also, electrical wiring? 17) Missing Carpentry, no qoute for your wardrobe? IMO, expensive. -

My neighbors, most of the time closed their doors, windows closed also. For example the neighbor on my left, only at certain time of the day, say 8am and 6pm open door(20 mins) only to let air flow, got the smell u know. Really cannot tahan when i walk pass. The neighbor on my right, gave used toys and bicycle to my children. Although i don;t need it but i still accept due to their nice gesture. I have talked to all neighbors except the one on my left, cause hardly see them. My unit is the only one with door and windows open wide wide. Qi then can flow. -

Ah now make sense cos u got your loan from CPF. But be careful, whatever negative sales before plus interest incurred will have to credit back should u sell your EM with private loan. U won't get to see the amount of negative sales, it is all computed under Amount use for property in your CPF account. If u have singpass u can check it, very simple. Take for example assuming all fully paid: First 4 rm buy at 220k Sold at 190k 2nd EM buy at 300k Total CPF use = 330k (cos u have a negative sales of 30k) If u want to down grade, your EM must sell 330k + interest + whatever cost to break even. Anything less, u top up. That's my understanding. To be sure check with HDB Hee hee... no more carrot man, it is iron man now. -

Did u upgrade your 4 rm to EM at that time? Probably the negative sales difference could be loan??? My seller downgrade from EM to 4 rm so whatever negative he has to cough out.
