Wah liao, they taking you for a ride? This rule has been there always. She did the right thing. Si mi logic? Higher val is at the buyer advantage only when the OTP is sealed, cos most of the time buyer will pay lesser COV. Be it 470K, 475k or 480k, if u have negative sales die die u need to top up CPF. U look like carrot? Why people want to chop ? (kidding only hor, don;t take it too hard) -

Probably yours was break even. HDB will want u to top up should there be negative sales. My seller of my EM sold at a lost to me and it was confirmed during 1st appt, HDB officer told him he needed to top up 5k. I think it is better that you get a agent to represent you. Anything wrong, agent can help unless they don;t want their coms. -

First time i heard, OTP submission and reservist are related? The seller agent can do the submission. Doesn't really matter if they don;t submit, as long as all signatures(Buyer/Seller) are on the OTP, it is a legal binding. Of course they can choose not to sell u and prepared to be sue by u. Clearly, the seller's agent didn't explain the meaning of signing the OTP. Unless the seller doesn't have a agent representing them. So, let your agent do her work. I believe seller will soften upon receiving lawyer letter unless their sad story of negative sales is not true, then they are loaded to fight the case with u. -

Jogging also bad for knee lah, as for the park in front it is really convenient for me. I have been running in the park twice a week since moving in. BTW, there are a lot of ladies(Young & Old) doing YOGA in the morning. Sometimes u need to be **** to get things done. **** = play hard ball. -

Need not worry, the OTP has been exercised at 475k that means 475k nothing less nothing more. You can take them to court should they refused to sell u. -

I have a female ex-colleague asking me over lunch: Pretty: I have got heavy bottoms, no matter how i diet also won't shrink. Me: Go jogging. Pretty: Still got to change very troublesome. (to me lazy lah) Me: U stay which floor? Pretty: 12th Me: Everyday when u finished work, forget about the lift, take the stairs home. Every step u take helps to burn 2 calories. Besides, need not change or find time to do it....cos it is on the way home. If u can't do this, i can't think of anything to help. Pretty: Really burn 2 calories for each step? I will try. Me: That what internet says. Whether she succeed or not, i don;t know, cos she left already. I have done 5 times up down 16th floor, run hor not walk, definitely can keep fit. -

Yea,,, i'm still around hor. Top floor has got it good and bad. Bad - Water leakage due to water tank leak or rain. Does it mean that living in between don't have leak? I have seen many post toilet leaking lah, need to repair, cost share by both top and bottom. - Too hot cos direct sun light as being the on the top. Not really, kind of cooling cos can feel the breeze. - When lift kapoo, u got alot of climbing to do. - Raining, close your windows lor. - Windows grills locked at all time for family with young children. Good - View - Breeze (Like air con during raining season) - Keep fit, climb the stair. - Resales value will be higher Anymore? -

Cannot be TC, if it is TC, they will be very willing to leave their big names. I bet it is your stingy neighbor. Anyway, you have a approved permit to do renovation and so long it is within 9 to 5 and your workers clean up after that then it should be ok. Usually it is the first few days where there are a lot of knocking and clearing of debris that will dirty the corridor. I will inform the reno project manager to keep the corridor clean. -

Sorry to hear that. The security guards do sound threatening to me, is your police report any good? What help did the police give? Police can;t investigate? Or simply asked u to sue the guards? I'm don't own condo, but from what learnt from friends staying condo, they have their own management committe. Why not approach your MC for help? Or your MC is not selected yet?

Good buy. My 5I was val on Jan 08 and April 08, it went up but by only 5%. If it is how HDB prices go and prices keep going up, then you would have gotten your EM cheap by a couple of tens thousands. -

If u have a copy of the OTP, read it. Since you have gotten your first appt date that means it had been exercised and legal binding. Thus, if u back out, seller has the right to sue you for the difference should he sold it later at a lower value. -

No COV definitely a good buy but first u must do your home work. Why no COV???? House got problem? Owner got problem? HDB valuation depends on market demand, it will go up & down. Recession coming, we may not be feeling it yet but many have taken measure, like tightening spending etc. Once retrenchment comes, many things can happen, HDB resales price fall? HDB new flats cannot sell, applicant default etc. If u have consider all areas and nothing wrong with the house, no COV EM is a steal. -

You r marking papers, can't be that bad compare to those students taking exam. But it will get boring doing it over and over again. I'm still taking my exam...... I also stayed an extra month cos it is agreed upon before signing the OTP, taking 2k off my initial asking COV to offset the extra one month. So to me consider i paid the rent. To safe guard my interest, my agent also draft a letter on the extra month extension stay and to pay thereafter and duly signed by both parties. No need to crack your head, throw the question to your ID. -

Buyers Cheque Bounced!

Since OTP has been signed, it is a valid legal bidding but the question is has it been 2 weeks already? Cos buyer can withdrawn within 2 weeks and forfeit the deposit. Besides, i don;t understand is did u sell your unit at evaluation price? That's val report 350k and OTP stated the same selling price. You should indicate your intention to your agent and your agent should relay your decision to the buyer's agent.
