    I'm also very interested in what is found in the video. I asked my contractor but he said it's not available in Singapore. I'm not sure how hard he looked though. That said, I could not find any local supplier via Google

    maybe instead of sliding doors, do slide and fold doors? then you can use one of the panels as a swing door to enter/exit the house. of cos this is provided you are not planning to install any grilles as the grilles can get in the way.

    I prefer bifold doors but my contractor is dead set against them due to concerns over reliability. He says sliding doors are much more reliable. However, I do see many people installing bifold doors nowadays so I don't know.......

    If you want pivot doors better confirm it first and let your main contractor know early. Cos the frame would be different and you will also need to cater for the pivot mechanism in the floor as well. Else you will have a problem if the normal door frame is installed as the design of normal door frame would be different from pivot doors frame.

    I wanted to do clear polycarbonate panel roofing for better lighting as well but my contractor warned me that it would get very hot so I switched to aluminium composite instead. Chose the thicker 6mm panels to reduce noise from rain hitting the panels

    You will be paying a very significant marked up portion of installation costs. For example, the Dahua 2MP camera can be found at Lazada for approx. half the price.

    Like Snoozee, I'm doing the setup by myself and use my contractor (electrician) to just lay the cables.

    For my video intercom system, I bought the Hikvision DS-KIS603-P system for under $300. You can see who's at the door and unlock from your phone. It has card access and can integrate with my Hikvision CCTV /NVR system as well. Available at Lazada or Shopee.

    Hi, isn't the lock rated for 12V 3A? Should I upsize the power supply to 12V 5A?

    before deciding on which rim lock to buy, look at the design of your side gate and the frame/wall first. if your side gate and frame/wall has the faces in line with each other(on the inside), then the Viro or Cisa lock which AWS recommended would work. but if you have gate which has its face not in line with the frame/wall, then the Cisa lock which AWS recommended can't work since you can't mount the strike at the side of the gate frame or wall. Even for the Viro rim lock, you will have to find creative ways to mount the strike plate as well.

    for my house, the gate and frame/wall is not in line so I had to do some modifications for the rim lock to work properly.

    Thanks for the advice. I will  most probably have do a frame to install the other part of the lock. Something like this......

    The bulk of the $800-$1000 mostly come under the labour. Labour cost is a killer in Singapore now. My builder installed for me FOC under the cost of the gate system. 
    The lock body and striker needs welding to your metal gate frame to be strong. Coupled to the intercom and CCTV system, you can have great flexibility on persons entering and exiting your property, ie, when you have a parcel delivery or collection when no one is home. And with the WiFi model intercom system, you don’t need a key to enter. Just swipe unlock on the intercom app.

    Thanks for the recommendation. Do you have a separate "Press to Exit" button on the inside wall of the gate? Or does the red button on the lock serve this function?

    Does anyone have local contacts to buy direct for Viro or Cisa electric locks for side gate? A few I contacted wanted sell at $800-$1000 that includes installation. I believe the lock costs around $200+ and power supply ($20-$30) based on what I see on overseas online shops. My electrician is already laying the wiring to the gate so I find the $800 labour charge just to install and wire to my intercom quite exorbitant.

    Ah yes, I'm not sure about how excavator machine will reach the back. 

    Is building a stairways up to the attic level considered increasing gfa? And would making the attic accessible and usable as a bedroom be a cheaper alternative versus extending to the rear for extra bedrooms?

    And if there is  water tank at the attic, is moving the position down to first floor recommended for easier future maintenance? How can one check if we can go without water tank?

    Roof is the best place to put the water tank in my opinion. Mine is on the ground floor and it takes up space and is an eyesore. Maintenance is typically just annual tank cleaning so not a big issue. Should try to reduce scope of work to shorten timeline where possible so you need to decide whether the tank relocation is really necessary. Moving the water tank also requires licenced plumber to do PUB submission.

The cost breakdown is quite detailed and extensive but no visuals. It tells us we can use homogeneous tiles etc, size of the tiles, vinyl flooring at this price range for staircase etc. 

    If you have not committed, they will not provide you any designs as they are afraid you will bring their design to another builder.

    I'm also renovating and on the lookout for toilet fittings and lights. Don't mind groupbuy if it's not too much trouble. I'm supposed to provide my own fittings anyway so no issue with attendance charge
