  3. Hi, I was reading about textured paint recently, and hope what I read can help. You'll either need to use sandpaper to smooth it down (if the texture is very little) or get a gel-like paint stripper to loosen the textured coating. But after that you'll need to scrape off the paint and sandpaper the wall to make it smooth. Overall, I think it's a very very tedious job, esp if the whole house is textured paint. Alternatively, if u just want to smooth down a couple of walls, can consider what virgo says - box it up. I believe the contractor will cover the wall with a huge board and u'll get a smooth smooth wall.

That leaves us with ard 30k cov max... signz.. and now lots of flat owners are quoting the jurong lake development to ask for more cov.. chk with u... is it very noisy at nite for high flrs? hehe.. i know u still haven move in, bt at nite wen u go chk on ur house? is it very noisy? cuz we tinking of offering for one EM on top flr (L12), bt scare super noisy, cuz it's nex to a highway..

  6. Hi kiira, I'm also looking for EMs in Jurong! Been sourcing for them for about 2 months already. Like what chrono said, sellers are asking more COV cuz of the Jurong Lake developments. Lots of them are asking like 20+k - 50+k. Signz... Even flats not in the immediate area also can quote the development and ask for more COV. *faint* Hi All, Check with you guys, will there be any problems (eg: ceiling leaking, very hot in the afternoon) for houses on the top floor? I recently went to view an EM on L12, 24yrs old, and I'm wondering if the ceiling will have future pblms anot. Pls advise, tks!
  7. Hi Tofler, Thanks the the info! Well, my HB is pretty sensitive to dust, we don't intend to do cove lighting (afraid that dust might collect there). Therefore we can only consider L-Box. Hehe, we thought of hacking the walls and doing a open concept kitchen that leads to the dining room. But gota see the cost of hacking. Signz... $$$...
  8. Hi All, Is 3k - 5k really the estimated cost for hacking and relaying a toilet? I'm currently reading up on renovations, and is considering hacking the floor and wall tiles as I really hate the colours.

  10. Hi Tofler, Thanks for the reply! But erh, wat's throw lights? I've been looking at pics of reno here, and it seems like most pple juz have L-Box and there's no need for extra lights in the middle of the ceiling or elsewhere. So was wondering, if all lights are at the side, will the middle be dark? (haha.. pardon mi for my ignorance, first time doing reno) That's the thing, we dun reali intend to get ID, cuz we know the design and placement of furniture we want. We'll be getting contractors, so scare wait the contractors juz wait for directives and give no input. So better ask around first loh.

  12. Can I check with you guys.. Is L-Box's lights enuff for each room (eg: living room or bedroom)? Or do I need extra lights in the middle of the ceiling? Are L-Box's lights similar to those lights found in cornice? Very confused with all the lights, now that I'm reading up on all these for my reno.
