BTO Bathroom & Toilet Renovation — Any Reviews for best Suppliers

Hi all,

I’m getting my new BTO soon and starting to plan the bathroom & toilet renovation. I’ve been browsing around for fittings like WC, basins, mixers, and shower sets, but honestly there are so many suppliers in Singapore that I’m a bit lost.

Would love to hear from anyone who has already renovated:

Which suppliers did you go with, and why?

Any must-buy items for BTO bathrooms?

Are group buys really worth it compared to going showroom by showroom?

Before you even start looking at beautiful tiles and sanitaryware, there is one major HDB rule you must know.

 

1. The 3-Year Restriction (No Hacking!)

If you just collected the keys to your new BTO flat, you are strictly not allowed to hack the bathroom floor or wall tiles for the first 3 years.

 

• Why? HDB lays a waterproofing membrane beneath the tiles to prevent ceiling leaks to the unit below. Hacking the tiles destroys this membrane and instantly voids your 5-year HDB Assure 3 warranty.
• The Workaround: If you hate the default BTO tiles, you can overlay them. You can lay new tiles over the existing ones using HDB-approved adhesives. Just note that the total thickness of the new floor finish cannot exceed 50mm, and you must use an HDB-registered contractor to ensure the drainage floor traps remain accessible.

2. Sourcing for Sanitaryware & Accessories

When it comes to sourcing for water closets (WCs), basins, taps, and shower systems, here are a few popular routes based on our community's past reviews:

 

• The One-Stop Megastores: Stores like Hoe Kee, Sim Siang Choon, and Bathroom Gallery by Wan Tai are crowd favorites. They offer massive showrooms where you can bundle everything from Grohe showerheads to TOTO toilet bowls at competitive prices.
• The Tile & Fitting Specialists: For aesthetic and HDB-approved fittings and tiles, Hafary is highly recommended. They are listed in HDB’s database and carry beautiful, modern designs that fit the popular Japandi or minimalist aesthetics.
• The Taobao Route: Many homeowners are buying towel racks, mirror cabinets, and bidet sprays from Taobao to save a significant amount compared to local stores.
   
  • Admin Warning: We highly recommend buying hardware and accessories from overseas, but be cautious with WCs and main shower mixers. Singapore requires water fittings to have the mandatory WELS (Water Efficiency Labelling Scheme) rating. Local plumbers may refuse to install non-compliant overseas fixtures!

3. HDB-Approved Contractors Only

Always ensure your Interior Designer or contractor is listed in the HDB Directory of Renovation Contractors (DRC). Because bathrooms are considered "wet areas," strict BCA and HDB waterproofing standards apply. If you engage an unlisted contractor, you could be slapped with a $5,000 fine and be forced to reinstate the bathroom at your own cost.
