Do not allow 5% for job completion... bargain with the ID... bargain for 25-30% payment for the completion in case they do not do a proper job... And i believe this 25-30% is their profit.

then tell them this - you not HDB registered + no RADAC so i wont pay a cent until the reno finish. take it or leave it.
