Definition Of Fixtures/fittings To Leave Behind When Selling Your House

Does anyone have a clear idea of what is the definition of fixtures/fittings that we need to leave beind for our new owners?

Is it anything that does not need tools to remove?

Are curtains removable since they do not need tools to remove them?

Things that are fixed to the wall such as handles on a stairs, air-con, curtain holders (ie not the curtain itself), ceiling fans, lighting, etc... are considered fixtures and fittings and you should not remove them when you sell your place. If you are unclear and there is something that you wish to take along with you, you can always check with the buyer if he is okay that you take the item with you.
