Essentials Only Basics Reno For Newbie Guide

Hi all,

Been lurking around this forum for quite some time and been asking lots of question regarding renos and contrators contact.

Came to a understanding with wife that since budget is tight, we'll have to do the reno with only the essentials first, and slowly, bit by bit "upgrade" as time goes by. My new home is a 92m2 tiny hole. Needed some reno advise and some fees guide to help us can save as much, save! :)

Ceilings

L-box or false ceiling cheaper? Im looking at doing the false ceiling around the living room ceiling corner that kind, not the whole piece one.

Floor

90% going for lamination for the price comparing with homogenous tiles. Say if im doing the whole house with laminations, excluding kitchen, what brands can i go for, for its durability and cost?

Rooms

MBR and 1 CBR with build in wardrobe only. Ex mah?

Kitchen

ceramic tiles (cheaper choice), and build in cabinets with solid top.

bathroom

both bathroom with sliding glass doors, and, ceramic tiles?(?)

Not sure if ive name all the basics essentials for a basics reno, if ive not added some more, what am i missing? And base on the stuffs i indicated, how much roughly is it gonna cost me?

[Me] I think price diff will not be much. The expensive one is how many lights you want to install. Regardless of L-box or downlight, each light will cost you about 80 bucks (40 bucks per light + 30 per installation point + 10 per installation work). If your living room is big, then it makes less sense to install L-box as the light will only be surrounding the wall but what about the center? Unless you additionally add center light at the center.

[Me] Most commonly used laminate is AC3 quality (supreme, kronotex, etc) which I think is at least 8 pucks psf? Homogenus tiles are definitely cheaper but some ppl don't like grouts.

[Me] build-in wardrobe is about 200 pfr.

Kitchen

ceramic tiles (cheaper choice), and build in cabinets with solid top.

[Me] tile flooring standard quotation is 2.80 psf and cabinet is usually about 100 pfr with solid top about 80 pfr?. Do note that kitchen cabinet is usually top and bottom and they are counted as separately. For example, if you want a 10 ft kitchen cabinet with top and bottom cabinet, it means 10ft top + 10 ft bottom + 10 ft solit top.

[Me] Standard 2.8 psf.
