Cheaper To Get Contractor Or Find My Own Suppliers ?

Have anyone really compare the differences?

a friend told me he find his own....

Electrician,cornice suppliers,carpenter,curtains,plumber....saving over 30%

OMG...any help?

Hi super9038,

You can definitely save $$$ if you go direct. Though savings of $$$ is a factor to consider, time spent to source(open web domain, newspapers classified, through word of mouth etc) for the right supplier to do the job may be tedious, you need to ensure that the works performed are carried out as per your schedule, you need to personally supervise the workers and open the doors and gates for them, quality assurance, inputs from the experienced IDs or contractors?

Actually, IDs and contractors exist for a purpose. Like maid agency?

Ultimately, you need to explore and consider to make your final decision. Risks of non performance and non accordance to schedule that may disrupt your plans for move-in? For HDB, there is normally no performance bond insurance though. :yamseng:

Hi thanks for your reply.

After spending 1 hour calling singapore contractors , i found the following.....

1.electric works designers quot $2000 with installations

balestier shop only sell $8 average lightings with install per $10 only.

2.false ceiling designers quot $3000

suppliers quot only $200 , out source installer $400 only

3.carpenter works designer quot per wardrobe $2100

direct factories carpenters only $1400 got 15 choices design from laminate to sliding glass.

4.painter designers quot $1000

buying paints only $300 , painters works only $250

...........many more

they all said design they can help too.

is it too good to be true?

The prices quoted may vary after a physical inspection. Nevertheless, if u go direct, it will definitely be cheaper. But personally, unless price is the only consideration, I would assign the task of co-ordination of works out to designers or contractors.

Btw, I was not limited to 15 design choices for wardrobes. I did four sliding full height wardrobes and all comprises of glasses etc.

I have explore this route before i engaged an ID firm.

Unless you know the process in reno and have time to co-ordinate, it is very tedious to DIY.(also depend on your degree of reno)

1 option is to engage a coordinator. Look for your carpenter, wet-work team (who usually have electrician and plumber) and ceiling guy.

The coordinator will produce design and help monitor your progress. Depending on your degree of work, they charge around 2K up.

Yes, you may save 20-30% but there are any small details surely to pop up during the whole process. Dont forget, your coordinator is not going to hold liability for the quality and any screw-up if it does happen.

you find ID do, they get commission and if your place is screwed, u screw them

you find contractors outside you definitely get good deals but its very headache gonna eye power yourself

to be frank, the contractors you find sometimes do a better job.

its all bout luck :)
