4-Room Bto At Yishun Greenwalk

Hi Everyone,

I am getting my keys sometime this year(maybe September'14). Should I source for quotes now?

This is my floor plan:

I am planning on these works:

- Master Bedroom and Bedroom 2 to be connected from inside Master Bedroom (Hacking of walls in MBR and Sealing of Bedroom 2's door)

- Bedroom 2 should have wardrobe and some storage cabinets

- Bedroom 3 will be a study room (No works to be done)

- Living Room fitted with just a suspended tv console

- Simple kitchen layout with only bottom cabinet, no wall cabinets

- Painting

I am wondering where will the major cost be in? Custom Cabinets/Wardrobes? Will 20k - 30k be a reasonable range?

Will these info be enough for contractors or id firms?? What other info should I give to them?

20k more than enough if u no do tiling, toilets.

Hacking have to be subjected to hdb's approval. You can start sourcing for quotes and ideas to go about your new place.

let me share with u my experience.. i still looking for ID too and yes... please do ur homework soon.. dont be like me.. take keys den search... very frustrating... lolx..

$20K - $30K is definitely not enough which yours also including hacking.. are u going to do false ceiling or cove lightings? if yes, it might cost u too.. built-in wardrobes are expensive.. if can.. buy off-shelf for common bedrooms and bulit-in 1 for MBRoom.. For ur suspended TV console and kitchen cabinet + worktop... all depends on how long u want your items to be... longer = more expensive... Flooring? if full 600x600 homo tiles for living and bedrooms will be ard $5K... u can see my post which i felt wat items are expensive...

I am also staying at yishun greenwalk. reno shld be starting next week. I also convert the bedroom 2 to walk in wardrobe and will hack away part of the wall.

my reno includes doing false ceiling in masterbedroom and living room area. 2 sides top and bottom kitchen cabinet and many more, reno costs me less than 30k.

I believe u can meet ur budget if u do ur homework and search for more quotes.

It is way too early to ask for quotations now. Do homework on your own... Sure.

Hi Kikibibi,

I would say given your requirement, 30k is more than enough including air con, false ceiling, and even buying light fittings and sanitary fittings. I have done quite a few 4room within tat budget.
