Kinda Expensive, Hope For Enlightenment

Hi all,

For my new 4rm bto coming in June, I just visited an id for the first time and got the following quote which some of the costs I find a bit much.

Example concrete screed smoothing existing flooring in particular.

Note: does not include toilet reno, pole system installation for wardrobe, electrical works, plumbing

Hopefully u guys can advise which are overly priced n whether necessary in the first place. TIA!!

Living/ dining

1. Supply n provide labour concrete screed smoothing existing flooring - $2275

2. Supply n install full height partition wall come with support using gypsum board finish - $900

3. Design n install full height stucco effect (12 ft) - $1900

4. install suspended low height display cabinet with glass door using solid ply laminate finish - $900

5. Install full height shoe cabinet with niche display using solid ply laminate - $1320

Total: $7295

Kitchen

1. Hack selected wall b/w kitchen & living rm - $420

2. Supply n install full height partition wall using gypsum board finish - $400

3. Install sliding glass door with top hung track using 10mm tempered clear glass (4ft) x 2 - $1950

4. Supply n construct concrete kitchen cabinet base, fridge base with tile finish - $600

5. Install bottom kitchen cabinet using solid ply laminate finish (15ft) - $2700

6. Supply n install kitchen top using solid surface w max depth 600mm with backsplash & 2" profile (15ft) - $1650

7. Install full height cabinet using solid ply wood laminate finish (2ft) - $720

8. Install top hung cabinet using solid ply wood laminate finish (10ft) -$1800

9. 1 set Blum anti slam drawer runner x 3, 1 set of HK Aventos lift system, 1 set stainless steel dish rack, labour to install hood n hob - FOC

Master bedroom (mbr)

1. Hack a door way b/w mbr and br2 -$210

2. Dismantle existing door n door frame at br2 -$100

3. Seal existing br2 doorway using 63mm hollow block - $450

4. Make good of wall after hacking - FOC

5. Supply n labour cement screed to smooth existing floor $2210

6. Lay resilient floor using Xpert vinyl floor w skirting - $2380

7. Install H=300mm king size platform bed with side drawers using solid ply laminate finish - $4280

8. Supply n install sliding door b/w mbr n br2 - kiv

Total: $9630

Bedroom 3 (br3)

1. Hack selected wall b/w br3 n living rm (14.5ft) - $870

2. Dismantle existing door n frame - $100

3. Make good wall after hacking - FOC

4. Supply n labour to smooth existing floor - $850

5. Supply n install half height glass panel using aluminum frame clear glass (8ft) - $640

6. Supply n install sliding door w aluminum frame using clear glass (10ft) - $1700

7. Install counter top w steel legs using solid ply wood laminate finish (8ft) - $1200

8. Install full height book shelf w flip down table top using solid ply laminate finish (3.5) - $1400

Bathroom

You might want to research some of the line items first and concurrently go to anothe id for a discussion. You will need to know from the list which are the things you need and those you can remove.

Ask for individual break down, I see that the HK aventos lift system is given free, the average price for that is about $720 if you go to the Blum dealer.

Another example is do you need paint with unlimited colours? Normally range from 1.1-1.6k depending on the number of colours. Anyway take it easy you still have time. Go around and discuss more and eventually you will know what you need.

Hey benetay, tks for your advice. I would go for more ids for quotes for sure, but can u or anyone explain if smoothing the concrete screed would actually cost that much? Also in the mbr, I wanted to install vinyl flooring so I dun understand why smoothing the concrete screed is required since hdb provides installing the screed for free. Pls enlighten me if I'm mistaken

Hi Jamesoh, oh i didn't realise that cement screed is not provided for free by HDB now.. *sulks* but thank you so much for even consulting with your ID, really appreciate it.

In that case i will go look around or check out your ID as well since wardrobe, toilet, plumbing and electrician are not even included in the cost yet and already 43k...

Seem like the whole quotation is about cement screed and flooring only...already S$43k...carpentry work will cost alot too..

Your is 4 room BTO standard?
