Quote For 5 Room Resale Reasonable? (Hacking/plumbing/tiling/general Works)

Draft floor plan with our requirements

Initial quote came up to about $38k but we've decided not to go ahead with the built in wardrobe and the top kitchen cabinets. Revised quote came up to about $33k. I've removed the contractor's name for the time being.

We have another quote by an ID which came up to about $45k for probably 3/4 of the works above.

Any advice will be appreciated
