Need to know about institutional mortgage!

Hey all,

I wanted to ask something about institutional mortgage. I’m planning to start a primary school. And for this, I was thinking of taking up a mortgage. I have heard about institutional mortgages, they are considered as niche lending by banks and lenders. Like traditional mortgages, institutional mortgages are also available in long term, have fixed rate and variable rate financing and Industrial mortgages are owned by larger entity instead of home buyer. What documents are needed to get this mortgage? Is it better to work with the broker to find an institutional mortgage? And are there any risk factors?
