I totally agreed If the Paint company can do it at a price level say $1300 for a 5 room unit... Then all sub con & painting company should charge lesser than these paint company... say like $1100 cos afterall the same group of sub con or painters also do for these mpaint companies in some instances... Afterall i think ICI or Nippon painting services cannot be lesser quality than the market right... their reputation as a Paint company would be at stake... I think their price shd be taken as a bench mark....

I totally appluad this approach: 1. Lock gate with your lock. refuse entry and any continuation of work. 2. "date" the contractor n list out all problems and agreement in explicit black n white way to the last details... leave blanks for him to agree on datelines n remarks like materials n finishing. please also leave space at e end for all to agree, sign with dates... 3. List also your payment schedule based on progress of work... in this instance insist of balance payment only after related remedy & works are completed after a joint inspection with quality satisfied. 4. Spell out in the meeting what you "hate" about the style hes adopting like doing the house his way without consulting you in the most diplomatic way yet scarcastic enuf to make your point. 5. if you can "record" your meeting with cassette tape. Too extreme in above suggestions? hahahaa I will do the above... In fact, i sack my contractor after I discover some problems here n there but luckily he finally agree to complete this part n we settle amiciably... For now I am on my own n I go direct etc lor... I feel better...

Well as the property market slumper.... the valuation value between 2 valuations in recent months will narrow in its gap due to the saturation in market pricing... This is sharply in contrast as compare to when the markets first soars from Jun 07- Jun 08, as hdb usually reacts abt 1-2 qtr slower, this tickle-down effects are alway slower following the pivate property markets ...

JYF, u can buy frost film in lavendar or even near Ubi hdb area... PM me if you want exact address. Its about $5-15 per meter I think. Installation not very difficult. need a spray, soap, water and maybe a plastic ruler & pen knife... If u wanna try n cut cost let me know...

Hi Little Monkey, I think rest asure la... if u have priced your offer and settled at the price just slightly lower than the nx door sales price which is within the last 2 months... usually the valuation would be too far.... Keep your finger crossedd you might just be surprised at the valuation. Btw whats ur block number?

Hi Chen08, Try Lavendar area. there are a couple there sure sell the 1 piece one... but i do agree after a while u prob would even borther to look up n notice e frame... kekkekeke For installation, i suggest u keep the frame... aim for 1 day where the workers will be there installing cabinet or maybe the window grilles etc... talk to 1 of them n buy them a $.90 kopi.... usually there are prob 2 of them... chat with them as they go about their work... if can click.... then pop "the magic qn" n offer "compensate them a bit like $20... that way ur total damage still lesser than $85... it prob will be ard $20 + $20 + $1.80 = $41.80 hope the tactics works...

Hi JYF, I think becos the bamboo or vertical blinds panels can be adusted plus the slits are usually enuf to allow air circulation yet small enough to block outside view unless someone using his fingers to ply open the panels... I hope the above comments applies.

Hi Why dont u consider Bamboo blinds or those vertical cloth blinds whereby breeze can still come into the unit while the window is effectively covered... Just a suggestions for you to explore...

I guess wrapage or not. first tin is to access the quality of the Homo tiles... depending on where its being made etc, the quality have lots of difference since nowsaday many tiles are "MIC" made in China and tends to have certain poor quality batch. Better ask sales staff and pick a few piece from the showroom to inspect by looking from the tiles sideway to see if its straight and align. I think if generally a few pieces proves to be reasonably flat... it can be a good buy. Workmanship wise. hard to say laio... must do then know... else refer to examples of past work lor.. But i guess the quality of the tiles is most important as if it wraps... no amt of good workmanship will help..

Hi Yokine9a, Its not a stupid qn la.. Actually i didnt know such things until I need to install a fan also.... so we all learn along the way... From what i know. if u have only 1 existing lighting point and your new fan with lighting kit has to use this point, you will eventually still need 2 controls: 1 for fan speed & 1 for lights. The ligthing point will just act as on/off switch for the entire fan set (fan speed & lights). The lights and fan speed has to be control by a remote. Another point you brought which is valid is... Yes you can also opt to use string to control the fan speed & lights with the switch as the main "on/off" control other than the above options of using a remote. 2 string will be attached to the fan.... 1 string for fan speed. the other for lights. Bear in mind that the string are attached to a 2 bearing controls inside the fan unit. if either the string broke. you need to replace the control mechanism which usually cost between $39-$55 if i am not wrong. can replace yourself but a bit complicated due to many wiring for the fan speed control. Asking a repairman usually also cost another $50 plus the mechanism.

If there's only 1 point meaning 1 set of wiring... then the fan control is usually on remote... unless before hand u run or has already ran 2 sets of wiring: 1 for fan speed control , the other just for the Lights. That is if you have a fan with lights on....

Hi If i m not wrong yes HUDC is inDeed privatized Hdb thus Hdb loan may not be applicable. In this instance regular bank loan just like the procedures for private condo etc applies... But for management wise some if i am not wrong is manage by the Town Council still while some under the Strata Title deeds... (sometin like that) But beware... i think Hudc rice is uslaly higher than EM.... Good luck...

Hi sure can DIY....I have posted the below in another thread but will post here again if it can helps you: Common Room Lock cost between $5- $10 with most hardware stores selling ard $8.50... Main door lock will cost more depending on what you want... computer keys?, design n made... also the type... I think i may try to summarize the steps to change a lock set in 3 simple ABC steps: Step A: remove door stopper To change both lock... in general, have to open door, screw the 2 screws from the side of the door where the lock stopper comes out... you have to unscrew this using a "+" screw so that later the lock stopper can be remove later. Yuppie you are 1 step closer to changing your lock step.... Step B: remove Lockset/ Handle Capping Oops... this may prove the b ethe most difficult part! Then from in the inside of the door (it sure will be inside due to security reason), use a "-" screw driver to open the capping that is at the base of your door handle (usually theres a small catch to release this capping)... But you succeeded!!! If you can't .... Just try gain after all you came this far.... Step C: Remove Lockset Once you remove the capping. Can proceed to unscrew the lockset liao from the inside as you sure will see at least 2 screws mark to hold the lock set in place into your door. Once lockset unscrew from inside... just pull the door stopper out first then pull the entire lockset out from the outside... Sometimes you may need to further unscrew some parts for the outside before you pull the lock set out... YUPPIE you are done!!! CONGRAGULATIONS!!!! Hope the above is not too confusing as I learn the hardway when my contractor wants to charge me $150 for labor! If you are lazy or still need others to help.... i do it for you at half your contractor price lor... kekkekeek Just joking

Hi Bubble-Ling, Hdb hardware shops sure have. even thos ebrown type that is same materials like the common aluminium grilles.... I saw various types in many hardwares shops in woodlands, Bishan and even Yishun. The more conventional hardware stores shure have them... maybe even handifix carry them.. check them out... As for price definately ard S$20 only. good luck

Hi iAm4Free, Most electrical Lighting or Ligthing shops offer these service for installation at a fee if you buy from them. usually your main con may charge u more... u have to finD out N compare the price between the 2. For ceiling Direct mount, the fee is standard i think its about $35. if you have false ceiling and requires more work such as reinforcement works becos of the false ceiling or them have to extend the mounting into the false ceiling for support, i think it shd be ard $50-60 ba..... For simple white fan, simply pay a visits to shops along Balestier n u can find tons of fans that may suit you. Chan Huat offer goov price but sometimes a few of the other shop may jus have a promotion. do your homework by walking n checking the shops out....good luck

Hi legardien sells special glass lei... not these smartflim we are saying... the smart film is a foil usually stick over glass but can be opaque or totally transparent when a small electric voltage is pass thru it... Very expensive cost about $12,000 for sometin like 50sq feet... I check with Legardien... they don't sell something like this... they are into special glass for usually commercial or artchitectual purpose ... like Eglass etc Thank anyway for the recommendation...

PM me if u are still looking for 1... I think for both grilles n window could be around 2000-2500 ba... not sure. Also depends on what you want: 1. Aluminum or Wrought Iron or just powder coated metal grills etc? 2. Materials for ALuminum with double hollow section OR solid core is more exp. 3. Glass for window also makes a difference... tinted green or blue glass i know is kore exp...
