  2. Erm, the layout seems to be hackable... Actually if u get to tad hse, try to measure the wall thickness, if its 100mm thk, may apply... Usually store rooms at resale flats r hackables...
  3. I do really wish tat all contractors can be united in quotes... If not the market will get influence again...
  4. Where got tiles got sharp edges 1? Only Homogenous n slate tiles might have tis prob due to its 45 degrees chamfered profile... If worksmanship is poor or material is uneven, only edges of the tiles might pop up abit causing the so call sharp edge... Maybe u should review tis wif ur contractor instead asking the workers... (Kitchen floor tiles is usually 300 - 330mm, its consider small to guage for its uneveness, worksmanship applies here...)
  5. If u have transport, u may try those hardware shops at Defu lane 10, i'm sure u can find wad u wanted.... My carpentry factory is there, so do many others too... Its an industrial area, items tad hardwares shops there r more complete... other than defu lanes, can try woodlands, sungei kadut, etc...

  10. I bet u're talking abt shower screens... Well, in local market, Glass shower screens r commonly used... Its a type of safety glass which we called it tempered glass... Materials can be made from China, malaysia n Singapore... Singapore safety glass is highly recommended for its quality control... Just take note of the spects of the material... Got to be at least 10mm in thinkness... 'Glass' seems to be lethal when broken, but after being tempered, in any event tad it breaks, it will shattered into small bits... Just like the car's wind screen, when hit, it looks like spider web 1.... U can rest assure of tad bro...
  11. Can be slate tiles, ceramic tiles, homogenous tiles, etc... Jus go to any tiles supplier saying u're looking for tiles for wet areas, they'll guide u along... All tiles r durable, only depends on ur maintainance... Mostly tiles used for wet areas r in matt finishings...

Creases can be caused by several issues... 1st - Improper base coating, painting of 2nd coat when 1st layer isn't dry completely. 2nd - Applying of paint sealant is needed before applying emulsion paint on new plastered walls. 3rd - Which is unlikely to happen, the wall is damp which does not show any visible sign of any wetness, the whole wall of paintings is awful, paints might peel off gradually... tis only can happen in damp areas.... Just like water spooling at toilets in matured HDB flats.. (pls correct me if i'm wrong, thks in advance...)
  15. Let me make u guys enlighten for tis matter... Actually in general terms in construction line in HDB flats, price of 'Sand' is actually consist of haulage, meaning to uplifting of all building materials (sand, packs of cement in 20/50kgs, tiles, etc... Basically materials for masonry works) Of cos the cost to purchase of sand is aldy being accounted for... These works r actually being carried out by a single sub-con. These odd job labourers' scope of work is to buy sand, uplift building materials for masonry n clear all reno debris... They r selling their manpower services (banglahs mainly). As usual practices, quotes from them forwarded to IDs or contractors r in lump sum. (Hacking of items is different money issues) When quotes r being delivered to end users by IDs or contractors, some of them break down these prices into smaller parts. Compare to big lump sum, by breaking down these 'sand items', the quotes appeared to be nicer, cheaper... Tis is wad we call sales tatics... Although they charge seperately, but its the same team of general workers doing the job... Bear in mind, consider abt the whole proceedure n items quoted in all, rather than itemised comparision... Tis applies to other pricings in reno quotes... e.g. 1st ID quote items A$111 + B$222 + C$333 + D$222 = $888 2nd ID quote items A$130 + B$200 + C$350 + D$208 = $888 Which is cheaper leh? The cheapest is to get all the items in lowest price of $888... Compare the whole amount with every single items in... (sry for being loh soh here, just trying to be more detail)

  17. Dun mind if i add tis piece of advise... Dun know its useful or ....... Go to media n bring tis matter up!!! Publish it to all newspaper... Its simply ridiculous tad police took tis matter so lightly... Civilians being threatened by security guards!!! Can't imagine man... Once its publish, fellow residents in SG sure to write in comments... Media is always the best... Never under-estimate the power of Media... (Ur area is under PAP hor? Maybe send email to PM Lee might be a gd way also...)
  18. After visitng tis forum for abt less than 1 mth, i do agree wif u... 2 hands up... I realised 'some contractors n IDs' using lame methods to get owners to contact them... e.g. A new topic is raised by true layman, then these "Fake Owners" will reply saying:" oh, i also got the same probs, tis n tad. my contractor very gd la, very cheap la, bla bla bla..." Even by reading these "FO's" either advices or comments, its seems too pro to be owners... Wad they wan is actually get these true owners to contact themselves indirectly... Despicable hor??? Why dun open up n have a healthy way of doing business ar? Contractors then admit la... Mods never banned contractors to post ma... Contractors also can communicate here also ma, help here help there also helping fellow forumers ma... In terms of works, sometimes contractors also got doubts, also can PM each other for discussions ma... haiz...

  22. Water is being delivered to every hse from the main pipe outside the hse, therefore the pressure is controlled by the tap outside... Usually is fully open n tads the max pressure from PUB to every hsehold... The outlet pipe used for heater is 3/4", same as other cold water pipes... Some instant heaters r built wif controlled water pressure bcs its tank is small, water inside needs few seconds to heat up the water b4 dispersing... Gallon heater is diff... They consists of 2 pipes (hot water from heater, cold 1 from common pipe), being connected to shower mixer, then to ur rain shower... With these 2 pipes being connected directly, wad comes out from the rain shower is exactly the pressure u have in the hse w/o any obstructions... (I think so bah) (My brain tell me de)
