  1. Its hard to find anyone who's willing to pay for GST in Renovations... 19k seems reasonable for your site...
  2. Most people starts from ceiling, then wiring, then flooring, depends on the constructions to be done on site... Items like u mentioned, aluminium works can be done directly unless u've got contacts.. Basically, most things can be done directly, but, provided u have the knowledge + experience + worker's contacts & judgement of their skills etc...
  3. Some electricians tends to quote in lump sum for whole hse re-wiring. There's nothin wrong as in the early time, we don't itemize electrical pricing. The 'elders' ain't so calculative until the 'trendy' generation improvised to itemize qutoations for all items to make it more competitive & 'transparent... *In HDB flats, most no. of wirings, power pts, tel pts, TV pts etc r quite standard... Its best to clarify the amount of pts u're limited to... The quote is definately from a contractor, u may ask for final discount of maybe maximum of 1.4k & close this deal.... I trust the best price is abt 38.5k... Squeezing the contractor pricing = cracking contractors' brain to cut cost, or maybe 'hum tam' u at the additional works etc... lol
  4. lol, look at the photo in detail... its the original ceiling which is uneven, its got nothing to do with the newly constructed L-box... Nothing can be done to the original unless u do new plastering to the ceiling, or construct a new false ceiling to conceal the original ceiling completely... Just my 2 cents...

  6. Everything seems fine but ur homogenous floor seems extreme cheap.... *install 10mm tempered frameless glass swing door c/w handles & hinges at about Long Bath $880.00 - Y so ex? Anyway, wif $41k, its considered worthwhile wif all ur requirements...

  11. For aluminiums, painting is not advisable... Its usually done by powder coating (high temp paints) The normal paint u used won't last long on ur grilles, will peel off sooner or later...
  12. There's actually some gimmicks on plasterings... Usually its being done wif 1 coating... Well, for more professionals, 2 coatings will be a better job (for those older flats wif really slanted walls, at least need 3 coatings/ touch ups) Its more on techinal n work done tad derived the actual costs.... But laymans can't actually figure out the best pricing for plastering... There's no exact pricing for wad u gonna get unless u tried those plasterers...

  18. ACE Flooring might be those small company selling laminate floorings... Eg. i open a company when i got lobang for cheap laminate flooring materials, train some workers to lay, then i name tis flooring as XYZ Flooring. Its like small scale company, approach 'friends' to support. Low cost = low selling price, attract end users. (these companies sure sell cheaper bcos less overhead, its more to trading) Dun be suprised to hear new company's selling their 'own' products. Its practised in every field, so long got gd lobang for products tad can sell in the market... Got lobangs = can be a boss urself!
  19. Its more advisable to change new doors for carpentry cabinets, jus re-laminate the built-in. Its not so practical to overlay those woods lor... To wash, u must take out the wood... No other ways if u wan tad type of over-lay...
  20. Its quite more to logic lor... So wad if u got the concrete slab when there's ain't gd support from the floor directly... Is ur cabinet able to hold the weight of the slab + granite top? Some more u're doing suspended 1s... Wonder how long can ur cabinet last if being done tad way...
  21. I believe ur concrete base is meant to support ur suspended cabinets, won't be able to support ur concrete slab(worktop). If u're ain't doing side wall support for tad slab top, it'll look frimsy. If u're not a heavy cooker, granite top wif cabinets should be enuf for u...
  22. Cement screed where got FOC de? Unless ur's is a brand new flat... Then can ask from HDB to do Free screeding...
