  1. Thanks Warrior88 for the detailed explanation. Definitely help me alot. But I am not so clear abt your earlier post "Assuming if you had fully redeem you loan. Your cash proceeds may be less." I thought if I have fully paid up my loan, I can get more cash?? My frd recommend me to take out UOB bank loan. Still looking for better products by other banks for comparison.
  2. Stupid reviews done by the so called elites, how to have "excess" if they keep increasing every year. I am not surprised by the time I reach 55yo, the minimum sum is $80k.

  4. I roughly know but not fully. I roughly worked out my cash profits is ~125k, based on the following information. Estimated Resale Price (found in e-service "Resale Flat Prices") My loan information on the outstanding mortgage loan amount which must be fully settled before completion. The amount of CPF monies utilised towards the purchase of the flat with accrued interest (which must be returned to my CPF Ordinary Account) Any other outstanding payments to the relevant authorities. My initial loan 100k on a 150k 3-rm resale, now left 85k loan. Current resale price in july is 320k. I know bank loan requires 5% cash and 15% CPF. No resale levy or no need throw in 50% cash profits or 25k. HDB loan will wipe out all my CPF plus I throw in 50% cash profits or 25k due to new ruling. Or pay resale levy on resale if I took housing grant previously. Maybe you can enlighten me further if I left anything out.
  5. Okie, I know I kana "hit" by this new HDB rules. Not much harm being inflicted on me, for my profits from my resale can cover this minimum $25k for my 2nd HDB loan and still got surplus. At least I'm still better off if I am to buy a 2nd resale, coughing out 25k plus COV. Of course if I am to take bank loan for my new HDB, I get to keep at least 95% of my profits, am I right?

  7. For my case, do I need to pay 50% cash proceeds or 25k whichever is lower for my new HDB flat? I understand "resale flat change resale flat" is required, not sure abt new HDB flat.
  8. Hi therat, I understand that generally HDB only issue one cheque only. For various reasons, can I request HDB to issue 2 separate cheques to the 2 join-owners instead of one cheque?

  10. Thanks Warrior, that time I did the transaction was in year 2006. Maybe now has changed? Good to know some of the transactions can be applied thru HDB online.
  11. I am paying the installment loan fully with my CPF OA only, but both myself and my wife is fully covered by HPS. If you want to amend your installment amt, just go to your nearest HDB branch office. Not so sure whether can submit thru' HDB online or not. What warrior said is true, don't save on HPS, so far this is the best protection by HDB.
  12. Morning guys, just wana ask some questions here. I am aware that I have to pay the interest accrued by taking up HDB loan if I want to sell my HDB. This amt paid for interest accrued goes into my CPF OA or to HDB? Abit confused here. 2nd Qn, I am thinking of selling my resale HDB with no housing grant. I am going for a new HDB flat. So I do not need to pay the resale levy to HDB? I do not need to wait 30 mths to apply for a new HDB? I can actually apply online now for a flat I desired, and have to sell within 6 mths after paying the deposit for the new HDB flat? Roughly how long do I need to wait for HDB to issue us a cheque for the sale proceeds of my previous resale? Besides 1st time deposit & stamp fees, what other cost that I need to prepare for the new HDB flat? Sorry for asking so many questions in this post.

  14. Fully agree with you on the above. Seems that buyer here agrees with the OTP, pays the deposit. Went home rethink & research, maybe the value might go up and ask for a revaluation. Seek help here and think of a way to deal with the seller if seller back up or didn't give in to his buyer's way? Planning is the word. Seller not to blame or has the rights not to have another revaluation. Done deal.
  15. My MUP + LUP bill came 2 1/2 years after the precinct is completed. Total bill is $8k+. I paid all with my OA before I made sure that I have 18 mths of HDB mthly loan available to be deducted inside in case I am retrenched.
  16. Tks Plastic3 for the reply. I can roughly get the completed transaction price thru' HDB website. As for the valuation, it seems that there is not much fluctuation right, mainly because it is the COV that is driving the price upwards. You are right on the "reno part". I have done a valuation report on my flat few years back, the valuation is @ xxxk, after some minor furnishing, a new coat of paint and a new system 3 aircon, the valuation increased by only xxxk + 5k. So reno only plays a small part in valuation.

  18. Hi All, need advise here. I intend to sell my HDB flat. But before that, I will like to do a valuation on my flat to gauge the est. selling price before selling. My question is, can I request a HDB-appointed valuer to perform a valuation on my flat before I intend to sell? Must I pay for the valuation report in cash? Thank you.

  22. hi merydith, not kinda switch topics lah, just that new topics were added after baby is born. Diapers, if choose correctly, can saves some $$$, although not substantial, but still better than no savings. hehe. Till now, I can only take up the role of "helper", as I still can't put my son sleep at night, but day yes. He have to smell his mummy's armpit before zzz... Soccer and gadgets? Really got no time to watch soccer matches man. I got to fight for time to sleep myself if my son sleep.
