  1. Thanks. i'm eyeing seletar hills.. got a few very old single-storey semi-d landed going for around $1.6mil ..... So i'm thinking of buying to rebuild.. Add in $500k , then total cost $2.1mil for a 3000++ sqft land .. is better than luxus hill that is selling for around $1000+ psf with a land area of only 1800sqft.. rediculously pricing.. don't understand why the phase 1 can be all sold out..
  2. Anyone got any contacts that they have worked with on rebuilding landed? I am thinking of buying a landed to rebuilt..and interested to get quotations. Thanks.
  3. Renting out definitely possess no problem as long as you are able to offer a 1bedroom type of price.. But that might do damage to your rental yield.. 'coz tenants have alternatives .. like 1 bedroom which might be cheaper than your studio? or 2 bedroom. ..with another bedroom paid by another tenant.. so it is still cheaper.. Anyway, it's true that your buyer group will be limited coz it will be a group like yourself. I would go for a 2bedroom as it has the largest willing buyer base of young couples or just single working adults.
  4. Assuming it's an investment property (not for you to live in).. I would say..: 1) For flipping - Usually those before TOP, Capital Appreciation 2) For income - Usually TOP properties, Rental yield (assuming you pay in full) In any case, for both type of cases, I will go for only investment grade properties in the D9,10,11 and City. Prefer 999,FH but 99 if location is **** superb. And in any case, as long as you are having a loan, the capital appreciation is the only thing you are interested in ultimately but rental is there to keep your dreams alive. I would not be penny wise, pound foolish and go for other areas and hope I am right about the development potential in that area. Example, Jurong Lake District going to turn into Next CBD.. How true and WHEN(The most important question).. The longer it takes to turn into one.. the lower your return on investment. Remember Tampines? It was supposed to be a regional CBD for east and it is now only slowly morphing into one with all the backoffice operations moving there because of the high rental in CBD/city.. But what if CBD/City rents become so attractive that new companies setting up would consider CBD instead of Tampiness. In any case, it has been a good 5-10yrs since the govt announce that.. and look at the price fluctuation in the area .. still very small.. as compared to Prime which can go up from $1000psf to $4000psf.. (You are looking at capital appreciation are you?)
  5. Ya boy. How much was the cost of your construction and how many storeys and built-up how much. I am interested to buy a piece of land to rebuild too but if it costs as much as a new house and have the same space as new house.. then I would look to buying a new house instead. There's quite a bit of people letting go of old buildings with large land... one is selling $2.5mil for a 6000 sq ft LAND (not built-in).. (East coast) another one is selling $2mil for a 4000 sq ft Land .. (Thomson).. thinking of whether can fit into my budget of around $2.5mil assuming the land can be negotiated downwards significantly..

Whatever it is, if someone took the time and effort to do something for you (Even if it's proposing or draft), it is most respectful and polite to thank the person for his effort and proceed to tell him you have decided to go with another person. This type of thing also need to think so much? haiz..
  7. therat, zhi have kinda elaborated on what I was referring to in terms of compensation. As for the seller's commission to agent, I know it is negotiable. When I was selling my property, I wanted to engage a seller agent and asked around. Most agents quoted the standard 2% but I told them not interested and the range of commission I was offered ranged between 0.75% to 1.2%. Understand from the agents, the 2% commission is not totally theirs, still got to pay to company a portion depending on their seniority. So, I believed there is a max there can go in discounts.
  8. I think it doesn't matter what the unspoken rules are.. but I do know that if you are the one who engaged the agent , then ethically, you are obliged pay for his/her service. Likewise, if you did not engage the agent and he demands a comm from you, then you have to decide whether it is worth giving.

  11. Don't get me wrong, was just reading your blog and saw your previous home does not looked like a HDB. Anyway, living in HDB is not a sign of poverty. My family lived in HDB too and we used to get tax the maximum percentage by IRAS. So, I would say living in HDB is a matter of preference. But downgrading is a convenient term to use to reference the pte to public transition albeit not very accurate in description. Apologies for being a nosey uncle.. but sometimes reading people's blog make you curious about the person.. *Sorry* *Sorry*
  12. Jus curious, why did you say not having a car just for this period?? No offence, but juz curious whether your dad biz affected by the downturn so you have to do without the car and relocate to HDB?
  13. I would put the dinner table in the balcony ... for Al-Fresco dinning experience.. Morning, I can read my newspaper and have a cuppa coffee... Lunch Time, I can drink my ice lemon tea Night time, I can have my wine.. Supper Time, I can have my beer.. Best, if you have running water feature in the balcony to keep it cool always..
  14. From your post abt the contractor not having the courtesy to return call, I guess it speaks volume of what you can expect from him/her during the course of your project. If he feels like it, he will pick up your call. If he does not feel like it, he will ignore you for as long as he can. Unless of course.. if you are willing to master my kungfu style... of 夺命追魂call。 *吧哇哈哈哈!×
