    why would seller agent want to take the risk and not getting paid and deal with a buyer whom may not be familiar with the HDB procedures? have not qualify the buyer? should something goes wrong, the seller agent find who? all these can lead to blown cases. whats worst the prices can actually be negotiated but buyer do not know how.
