  1. To e best of my knowledge ... - called SMB Electric ( contact got from DB ) recently. PUB testing s not mandatory but in case of insurance claims , the process is smoother meaning that if the TEST is done , insurance claims will not have a 'rough ride'. Alternatively , he said that , can have a written agreement with the licence contractors (incl his co. n licence no.) in regards the safety worthtiness of the wiring / electricity - u can check e names n their licence numbers listed in EMA's website @ http://www.ema.gov.sg under ''Quick Links > Licensed Workers - Electrian''. - u , as e flat owner shall apply to SP Services Ltd (SPSL) for testin thru his licensed electrical worker.   4. did went to a few contractors n id but some have quotation about the same . is it necessary to calulate the cost for per foot cos a floor plan n on site will differ.. but the quotation is an estimate amount cos some of the items will have it source myself.

  8. mea yo wen ti. surplus unit ? meaning excess from hdb... does removing of kitchen n built -in cabinet need a licence reno contractor or can we just engage Bangla to do e demolision work?

At e moment we dont have any floor plan , but my spouse have a rough idea.I guess with e actually floor plan , my spouse knows what she wants...only e measurement surely need e contractor advise. For my current house , need I have e lightings , hob,hood etc remove if e buyer dont want n dont need them ? What about e house @ Yishun ? If we dont want e lightings etc. should we get e seller to remove or we have to bear e cost ?

  13. Back to the topic...$35K above valuation is way to high...unless its a lift landing , near amenieties like market etc.. n well renovated. By e way , just to share..Ive got a deal @ Ysh Rg Rd #09 5I center corner @ $272 000 valuation + $12K. No doubt I need to take a feeder bus or 10-15mins walk to e Mrt station,amenities like market , school, park n Safra r 5-10mins walk. But eventually its up to u if u can afford e cash.Just my 2cents worth.
