Ha.. mayb alot ppl dun understand what i had gone through.. some good.. some bad.. like some said.. u need experience it yourself then know (i hope no one does though).. jaskel is a nice guy.. i'm sure he would be on my top list should i reno again for my present hse or future one (hope so).. Ha.. I'm sure alot ppl learned alot from this forum.. including legal advice wic is not readily available unless u know where to find.. Thanks to blueocean.. Yup.. can be good friends with contractors, IDs.. but very hard to draw a line when friend as act your contractor.. Hmm.. ok lah.. sure got exceptional cases.. Ha..

  4. Hmm.. would most of the man on the street know all these details? don't think so bah.. I , personally, think is that is main purpose of the agent (be it housing or banking), contractors.. to inform and help the man on the street in return of a small or big fees.. of coz to act on behalf of the man, or lady.. I'm sure some contractors/IDs act more responsible, like jaskel.. wonder if there are any who work as contractors/IDs for their own passion, learning experience etc.. of coz among other things such as $$$.. but they would put quality work as piriority coz pleased customers is a good reward (of coz with a fee lah). I read in my facebook that friend A helped friend B to reno the pl for $40+ and the shelves now is dropping down liao.. coz missing screws.. called the friend A and was scolded.. saying friend B accusing him of using cheap stuff etc.. sigh..
  5. Hi blueocean, is electrical inspection on the checklist for the HDB officer when he/she comes to inspect the hse during resale? Or is a recommended procedure to buyer? Hmm.. seems like i'm now directly responsible for the electrical rewiring loh.. no 1 told me i would be responsible if i liase/pay directly with electrician.. Wonder if Henry knows abt this when he asked me to liase directly with Ah liang.. And no, Simon, i do not mean Henry purposely did that.. it may have just slipped his mind about this matter.. So future reno buddies.. pls note loh.. make sure is all in the contract.. yes.. i shld hv find out abt electrical work also.. Hmmm.. but then, if i'm as knowledgable as a contractor.. why am i paying for a contractor to do my work leh.. tot of the day..
  6. Hmm.. I was not informed abt this leh.. Yah.. was my fault for not reading all the prints.. plus bad agent.. sigh.. suay.. tink this flat need to ask some1 to come pray liao.. Ha... got any1 to recommend? HA.. Dun tink is a must, more on a strongly recommended basis.. or else sure have somewhere for the buyer to sign to acknowledge.. If agent had said so, would have gone along and also can know what the HDB officer checked also.. but too late.. HA.. Any1 reads all the fine prints of the clauses on credit cards?   7. Not at the moment but i really dun know the lifespan of the silicion seal on the rivet. True loh.. so i trying to fininish up all the DIY these 2 weeks.. hope lah... Do i need to? If arrange and fail, then how huh? btw, i called liang to come over to put trunking for the loose wire in the box up. But he won't be free in short time.. bo bian.. need to wait for him to drop by my pl... Is there any forms that needs to be submitted to me when reno is finished? windows? There's a form from the aircon installation that states the installer is BCA certified and i aknowledge.. then send to HDB tam branch leh...
  8. Didn't read abt it in detail. SO cannot use the building? Ohh.. ok.. then nd to touch alot of wood liao.. Ha.. I need to move in by end of May.. irregardless whatever is outstanding.. Hmm.. major is the window.. And the unlikely need for fire-proof door.. The rest i DIY these 2 weekends and cont DIY after i move in.. if unlikelyhood that i really need fire-proof door, then xxxxxxxx and no Simon, i'm not blaming Henry on this..
  9. Hi samgalz, Best is set a date further so u got more time for your big item deliveries.. sofa, fridge etc.. those that u can't move yourself or cannot kana water from mop etc.. It is easier to move them forward once your home is ready to recv them. But I know some places only can hold for 1 month.. courts can hold for 3 months.. Haa.. lucky i pushed back to end May for delivery, barely make it though.. You may need to wash your hse a few times, clean windows etc.. all these would make the moisture level very high, esp u lock up the pl when leaving (even though u aired the pl).. And items too big to move yourself, you can't clean the pl underneath it anymore.. Ha.. good la.. shld do up a checklist while u are at it.. can ask Edmund also.. for experience sake bah..

Ha.. require and proposed to hv is diff huh.. HDB would not come check if your windows is using the rivet (or something..) that is mandatory mah.. Ha.. after you changed window lah.. even if they come check and say why no hv, who is the person to answer? They come only if something happened.. by that time (mayb after warranty).. who would die 1st? like blueocean said.. most things happen in the house is owner's responsibility, irregardless if you know or not.
  11. That is very true.. is really cross your fingers and hope for the best.. Mayb if some1 is so distressed over reno and killed himself.. it became a national news and ministers are involved? Ha.. that is sure serious.. imagine after builing the hse all the way up and discover pipe is not connected below.. Ha.. contractors fault? the piping guys? the guy who pour cement? owner no check?
  12. Hi samgalz, Hope u get well soon.. sorry was bz fighting fire elsewhere in Spore.. Ha.. Take this moment to have a good resting and watch tv/movies.. HA.. Is better that you got more time now to go through with Edmund slowly on on what is going to happen, mayb in greater detail if possible so u can help "jaga" the pl if edmund is not there.. Ha... The 8 weeks shld be including any rectifications needed that might happen shld the workers mishandle some things.. so if sui sui like ngunadi said.. 6 weeks wld complete.. after that would be major clean up.. To make things faster near the end, create a list of things to check or watch out for.. Ha.. ideally of coz is better to make sure is right the 1st tm but u never knw mah.. if cannot, solve asap or within that week coz u b moving on to others items.. and rem to write down what rectification to follow up on.. Hope to see pics of your beautiful home soon...

  14. The standard OTP forms came up either is coz of public feedbacks or HDB side had a **** of a problem on the OTP, so some1 up there initiated a major change. Years to come if there are enuf feedbacks from publc, likely a mandatory standard form would be imposed.. Meantime.. well.. contractor/ID is the king... but what choice would consumers have in regards to this. Hope to meet a good and responsible contractor/ID.. of coz be so during the whole course of reno.. not just starting when it is nec, to secure a written contract or skip boat when trouble blooms.
  15. Mayb there was not enuf noise from the public on errant contractors/ID.. so they dun see a need to act.. That is why those who had problem shld speak out.. but of coz contractors can change company name etc.. but unless they can change their names in the IC also loh.. HA..

  18. i spoke to her a couple of time oledi.. Ha.. i took pics and send to her before.. there's a tube wic drains water to the side.. dripping is from there (coz i stick my head and part of body out to see)... Ha.. likely the drainage is dislodged.. would ask the HDB officer to speak tot them.. think is better mah.. Hmm. i'll go take a look at the valuation report.. His checklist inlcuded checking door if is fireproof? I've email her to call me on this loh..

  20. Hmm.. i'm sure u had a great chat with Henry this morning.. Did he mention the $2k i asked for is in case the it needs to be fireproof and the door frame needs to be changed. e.g need heck tiles etc.. put hoarding.. and not to mention my inconvenient..
  21. Yes.. Henry said so.. he also said previous door was not fire-proof so changed to a non fire-proof 1.. nothing wrong.. is not very assuring leh.. He is a qualified HDB licensed contractor so he shld be in the know of these.. sorry.. but at no point in time yest, did Henry assure me that my unit does not need fireproof door... "assuring" is the word.. not mentioned.. how assuring isit if i asked abt the covering of the top/bottom of door.. before said is protected.. after i discover.. he said is normal... and there is a few incidents oledi.. trust is 1 thing.. blind trust is another.. well.. the amount holding is $4k+.. dun think is very far off from the $3.8k jaskel estimated bah..
  22. sorry huh.. what's "IMHO".. nope.. nothing abt the door.. i dun know when is the inspection also.. but i was told is done.. And for others to know.. there is a leak from upstairs and water marks is there.. the HDB officer only comes and check with the standard checklist.. she dun check anything else.. I need to feedback about the leak and she came down again abt weeks later to check.. and weeks dragged on until the prob is fixed.. total abt 2 close to 2 months.. She said she cam down is using the checklist only.. all others no check 1 loh.. And now i'm feedbacking 3rd time the above unit aircon is dripping onto my compressor and i need close window to stop water from coming into the hse... prob everywhere.. suay...
  23. Ha.. actually lah.. but if i know all the info, i wouldn't let them mount the grill to the window oledi loh.. Haa... and i would hv organize my own reno with varies sub-con oledi.. That's why i calling HDB to confirm. And reason coz previous door was this, so i change this loh.. nothing wrong.. but is correct ok loh.. if not, wha lao.. i die 1st before any1 leh.. Carpentery work is only the kitchen cabinet, box up and cupboard in master bedroom.. Ha.. Yah.. like some had said.. you cannot have the whole cake and eat it..
  24. To contractors, houses is houses bah.. and everything else is a bz.. I know there are some who work with pasion for quality work.. but how many contractors do that? To house owners, it is a house that they bought with CPF being wiped clean and be paying over 30 years period installment. A house they would take care and live in for donkey years and children to grow up in..
  25. Besides money, can say the most thing hse owners is short of is time.. esp if there is no schedule or clause to specify wat happens if lapse too long.. Some errant contractors wld play time with u.. he can cont reno other houses while slowly waiting for u to run out of time... Basically, like blueocean said, contracts is 1 sided and benefit the contractor or ID only. Wonder when the industry would include clauses to protect more of consumers..
