use citigas if got pipes. storing 2 cylinders takes away valuable storage space. keeping only 1 cylinder - cook halfway no gas how? no need to bother so much about the cost differential, savings if any will be wiped out if you turn on air con more often.

minimalist is so hard to achieve...we all need many things in our daily lives, pots, pans, woks, rice cooker, ovens, laptops, etc....too many to name. there are items that we would use daily and would be a hassle to clear everyday only to take it out again the next day. So hidden storage of such items would make our lives easier while having a minimalist look. To be truly minimalist would not unrealistic unless we never intend to stay at that place. Hence, hiding things away appears to be the most realistic way. but anyway, we say until got dragon got tiger, threadstarter also never come in.

haha, i doubt contractor would even attempt...they would most likely ask u to do full height cabinet with sliding doors! this one looks tough...gotta drill a hole big enough for the pipe through the wood...maybe have to modify the design a bit. found any place selling those pipes? i had been busy the past week, this weekend shall continue to search for those pipes..

my view is that the structural design does not enable a minimalist look. It does not allow the owner to keep things out of sight easily. For example, the kitchen, full height sliding doors to conceal everything would have made it look much more minimalist. Have seen quite a few of those full height cabinets in renotalk. The bookshelf is anything but minimalist...unless there is nothing inside...hahah.. the only thing i agree with you is that as long as the owner is happy, thats good enough.

hmm wats the priority? if you disregard prices, there are solid aluminium. I went into one shop at IMM (beside besglas) the price is of cos damm solid as well. If i remember correctly, a 3ft by 7ft main gate costs $800 like that. if u want security, but cheap price, wrought iron is still better than aluminium. -

oh, looking at psf cost, i would say its reasonable price. thats a lot of windows, very well ventiliated house i think. doing grilles as well? Might be another major cost.. -

so big? is it necessary? you might want to check out industrial ones... KDK fan is quite strong, 8inch is enough for most toilets le. Even my office toilet, 4 cubicles and 4 urinals also use a 8inch fan. so far we did not suffocate there. -
2 years of NOA is pretty standard, they might just give you a lower loan quantum. How about your wife? Self employed also? lawyer letter? i doubt they will accept. According to my friend, they are pretty inflexible where proof of income is concerned, especially when she change her job. i guess just submit whatever is helpful., like bank statements, etc. Your self-employment is in the form of sole proprietorship? If its under a company, u can still issue yourself the payslip.

my contractor quoted lower for plumbing works...but then again with the headache i got, better don't recommend. haha hacking prices can check with designer house (aka tiler seng). see if can squeese any savings... depending on how hands on you are, dismantling kitchen cabinets is not difficult. the pricelist does not include tiling costs...door works...electrical (need rewire?)...etc. normally doing carpentry, windows and electrical can save u a fair bit already, though u have to sacrifice more time on it.

fastest way to see if got piped gas in your building: walk around your neighbour's corridor. there is one meter for gas and one meter for electricity. if they have piped gas, u can install gas heater le.

yeap, my view is that HPS will fully cover my house, so i can ignore that liability when planning my finances. decreasing term is fine, since my loan amount decreases over time. Decreasing term is the perfect tool for covering mortgages isn't it? Using a term would mean that u are paying more than you need (towards the end of the term plan) Term insurance from my understanding is to cover loss of economic income, $ which you would have earned had you been productive in your working years. The coverage one needs varies from time to time. For example, when u have children, there is a higher need, but when your children grows up and start to work, the need decreases. Its sole purpose is to cover economic contribution by someone when something bad happens. Plain and simple. Personally i chosen whole life + term. May not be foolproof, but insurance is about managing risks. The best form of insurance is still healthy living. Not easy with so much good food around!

i would have assumed that they will only do whatever is on the invoice and don't bother about the other things. Actually coordination and sequence is how they make their $, thats what we are paying for. So i drew out a sequence and discussed it many times over with baby to see if its feasible, still we did screw up a bit on the time management part. things can still be salvaged, so not so bad uh....stay cool...still long way to go.. ohh phew, still cement screed! Yay!

then they will discount your salary and give u a lower loan amount. If lower amount can go thru, no problems if cannot, then postpone the date and re-assess your income after 3 months. Thats what happened to a friend of mine. Morale of the story, want to buy house better dun change job. wait a while till transaction done first..

frankly u have to take responsibility for your own stuff. Be there when there are works, especially when you have expensive stuff there. ID is NOT 100% accountable. You also do not have any proof that he took it or any sub cons took it. Everyone just simply deny, so what can u do? Check for eye witness to see if anyone was seen leaving with a TV? i doubt police man would even bother.... getting ID to pay 100% is ridiculous in my opinion. Its best not to shame him and see if he can give some goodwill discount. Shame him confirm get back $0, maybe he even give u lawyer letter! (must also depend on how you "shame"...haha) -
maybe u can share with us the costs which gave u a heart attack? im sure renotalk guys would offer alternatives or cheaper lobangs. u mean u gonna use the toilet wall and floor tiles...? not really advisible. Will be a major headache later if something goes wrong. Also during drilling in toilet accessories, tiles may break off? i duno...

HPS would have been a much cheaper and $0 cash outflow. I would actually say keep it and use insurance to cover the areas not covered by HPS. keep 2 years of reserves? you are the role model of proper financial planning! hard to come by already! *thumbs up* it is extremely hard to keep any reserves given that resale flat buyers have to pay COV, do quite a fair bit of reno and wedding costs...etc.
