  1. Thanks aida81, I have been "preaching" to every buyer to engage their own Agent because no matter what, they're likely to have to pay the 1% commission, so why not get their own Agent to work for them than to give the 1% to Sellers Agent who did not do the sourcing for them?

Thanks bepgof, you're are very understanding, sometimes Agents may have been working for a long time(incurring expenses) without getting any commission, be it open listing or serving buyer/tenant, so they'll be firm on their commission rate maybe because they have earned nothing in the past months...and they really need the commission... of course there are also Agents who have an insatiable appetite for commission, no matter earn how much also not enough... I'm sorry for your "ordeal", it is true that we need to find out these information, but we have to also do it politely.... There are Agents who called to cobroke my listings, some of them talk to me like I owed them money, some of them address me politely...I guess we can only hope to meet more polite people in the future

Sincererity - Serve all, whether got comm or no comm, poor or rich - Serve all(Yes), poor or rich(Yes), got comm or no comm (No, would you work for your Company if they didn't pay you? I'm human need to eat, need to pay bills, need to support mother) But having said that, there are many times where I worked and didn't get paid, whether it is open listing or serving buyer or tenant Of course for the needy, we'll adjust our rate accordingly. 5. Book keeping - don't call client's name wrongly - Never happen before, did your Agent address you wrongly? (I do hope you can forgive us though, because in our line we meet numerous people and receive up to hundreds of calls everyday, sometimes it is hard to keep track) 7. Willingness to walk extra mile - arrange SP service, mid-night answer call - SP service we do arrange, my phone is on 24hrs if I hear it ring of course I will answer, if I dont hear it i'll reply missed call 9. Committment - what really drive u to become an real estate agent, - I became an Agent partly because of friend encouragement and partly because I like running around SG learning about new places, checking out new properties and making new friends...being an Agent is a service, I try my best to provide the best service, probably not the "textbook" answer you're looking for, but it is my honest answer. 12. Backup - anyone can stand in for u when u are not available - I work in a team, so I have people covering me when i'm not available, likewise I cover for them too.. 13. Pleasant looking/groom - Clients, at first sight, have confidence/trust on u. - I try to look neat, yes What is most important to me is to have Integrity in whatever I do, whether in Real Estate or not.
  4. Hi, I'm sorry, I typically do not reveal my fees until I meet my clients face to face... (There is 1 forumer who has engaged me to market her property, she asked for my commission rate over the phone I also did not tell her until I met her) To Agents...Real Estate is their own business, each Agent have their own way of doing things...each Agent also have their own beliefs on how much they should command, I encourage clients not to compare purely based on commission rate. There are Agents who can get 3% from their clients, because they provide quality service. I have also received more than what I had requested because client was happy with my service, but of course this is very rare as most client wouldn't give more even if they openly acknowledge that you did a good job......

  6. NO, there is obvious conflict of interest, which is why I always encourage buyers to engage their own Agent. YES, I guess now a lot of buyers will look for me to find home and won't want to pay me anything
  7. Guess I shouldn't be shocked since my own parents are separated, I just feel sad for the children...it impacts them alot.

Actually, there is no harm appealing, i've heard of cases where HDB actually accepts appeals (BUT, that situation is different from this one) There is many things not made known to the public, if in doubt just appeal....you never know.... bepgof, is right, I forgot to mention in divorce case, once the court order is sent to them....they have to sell within 6-months if under both names

I can't comment whether they intended to "cheat" you, I know some Agents assume all buyers know about the 1% fee standard so some may forget to tell you, personally I always tell my clients before any negotiations/paperwork... Since they have black and white, it is very hard to "bargain" with them...the only acceptable reason is that the person signing the contract does not understand english....other than that i'm sorry to say it is really up to the Agent/Agency whether to lower the commission for you..

  13. Continuing Professional Development (CPD), I believe it is continued training/courses of new laws and rules implemented....have to attend 24hrs... This Agent just blatantly flouted the rules, it is impossible to not know this basic HDB rule... I believe there are crooks in almost every profession, there are lawyers who abscond with their client's money, similarly Doctors who cheat patients...they are highly respected professionals who we are suppose to be able to trust..

  16. No matter how big the Jumbo is the maximum amount of people it can house is 9, anymore it'll be illegal.

I respect you for giving your Agent the exclusive, most sellers are unwillingly to give exclusive...they'll rather let many Agents sell and let them "kill each other" out there...not realizing that the Agents are unable to uphold the sellers price if so many Agents are involved all will try to close the deal quickly at a lower price... There are Good & there are Bad Indian Agents...I don't think it has anything to do with race...probably the mentor just had unfortunate bad experiences...

  19. Yes, in private property transactions buyers need not give their agent commission, some buyers give if they like the agents service or if they got a good price...but this is entirely up to the buyer....
