sorry, maybe i should clarify what i tried to say. There is no special new rule for downpayment for HDB loan. According to HDB website, maximum loan quantum from HDB is 90% of valuation price or purchase price of the flat, whichever is lower. http://www.hdb.gov.sg/fi10/fi10321p.nsf/w/...at?OpenDocument most of the time, the max. loan granted by HDB (as per the amount stated in your HLE) can cover the 90% of the flat price, hence people usually talk about "10% downpayment". Since Rini803 did not mention the loan quantum he gets, then we assume the norm - that Rini803 can take loan for 90% of flat price. As such, 60k is more than enough for 10% downpayment. (since flat price less than 600k). There is no rule that says this 10% downpayment must come from CPF. What's important is you have the money to finance the downpayment. But, dun forget that they will also wipe out your CPF if you are taking HDB loan. So, more often than not, one will pay more than 10% for "downpayment" Also, loan quantum granted may vary on case by case basis. so there is always a chance that the loan granted cannot cover 90% of the flat valuation (remember, HDB says they want to "right size" the loan quantum? ). So the "downpayment" will increase as a result. For example: Flat valuation: $500k Loan granted by HDB (on HLE): $400k Then one can only loan: $400k Downpayment becomes: $500k - 400k = $100k (20% of valuation) Hope you can understand what i mean... and sorry if my casual mentioning of "10% downpayment" has confused some As individual situation varies, i think it's better to check using those financial calculators on HDB and CPF websites. see numbers, easier to understand.

erm, my parents just kept reminding me not to touch the hot pipes since i was a kid then my dad labelled the hot and cold parts clearly so pple won't forget... i guess there's not much you can do if you dun wanna change pipes/mixers/box-up

just to add on, the 10% downpayment everyone's talking about is 10% of the valuation value of the flat. COV is not part of the valuation and must be paid by cash, it is not in the picture of your housing loan... As you mentioned, total cash proceed is ~120k, so 60k must go to finance your 2nd home. since your new flat is 520k (520k means valuation 490k + COV 30k?), this 60k is enough for the 10% downpayment. then the remaining 60k cash that goes to your pocket, you can use it to pay the 30k COV. (Other forumers, please feel free to correct me if I'm wrong...) why not you try the housing loan calculator on HDB's website? http://services2.hdb.gov.sg/webapp/BP27MaxLoan/BP27PMax1.jsp if still dun understand, call/e-mail HDB to ask, hear from the "horse mouth"

i also dun have fridge base, but i feel it's good to have cabinet base... feels more "sturdy"... besides, the cabinet base is slightly smaller than the cabinet by ~ 1-inch, it's more comfortable when you work at the kitchen - if you dun have the base, your feet will keep kicking at the bottom part of the cabinet... hope you get what i mean. -

for many of us also, started with a lot of wants and requirements, but as time goes by and reality kicks in, expectations will slowly adjust. To TS: Jiayou and good luck to your house hunting... Take your time to plan and open yourself to more options. For all you know, what you considered to be "must have" at first may not be the best choices. -

ya lor i also didn't know abt this windows thing, so you can imagine the shock i got... esp when we only had 5-6 weeks to reno the whole house~ yup and Henry helped in coordination with City Aluminium also. Besides, must give credit to City Aluminium - service was prompt and they tried their best to give us the earliest schedule possible

The Windows Story Writing down some experience I've gotten from reno here... for myself to remember and hopefully can help some of the fellow reno newbies like me i guess some of the things i say here would be quite common-sensical to some, but really... as a noob, you dunno what you dunno... and i gotta learnt many lessons the hard way Most would have encountered hiccups / surprises along their reno journey, for me, the 1st hiccup was from HDB cos they delayed my hacking and hence the entire reno started behind schedule. 2nd hiccup came from the windows. We already knew that we need to change all the windows becos the existing ones were in very bad conditions, however, we didn't knowthat it should be one of the first things to be done during reno...and we were still taking our own sweet time to source for quotes etc etc.... Finally we were down to City Aluminium (Alex) and Henry. Alex's quote was slightly cheaper, but we still think and think whether should just let our contractor to handle or not...... Very fast, it was one week into our reno liao, Henry reminded us... eh, so have you confirmed your windows or not?? Only then, from Henry's / Alex's explanation, that we realised tiling cannot be done until windows installation is completed, because the hacking of windows may cause the new tiles to crack!! Obviously we ran into panic mode... cos lead-time for windows can be quite long (as long as 10-14 days??) and our reno has a very tight schedule... Worse thing was, Alex was overseas at that time and can't do the windows any sooner! Eventually, this caused a few days delay in our reno.... but Henry promised to help to catch up on the schedule. In fact, he encouraged us to engage City Aluminium after knowing that their lead-time was slightly shorter. We were thankful that Henry focusedmore on our schedule than giving the work to his sub-con... noob lesson 1: Windows work should be done in the beginning part of the reno. If possible, try to schedule the windows hacking work together with the rest of your hacking work.
