  1. Hey edenstrauss, Thanks for your advice. Sounds good that he's the main contractor and supply all the rest. But as I plan to keep within $45K for all these : - over 35 ft run of cabinets in the kitchen, hacking of kitchen walls w Granite top (30 ft run) - 1 toilet - rewire whole house (37 power point) - 27 lighting points (meaning 27 light switch) - all lights (won't go after $XXX type, hence to keep within budget) - replace water pipe + plumbing work - removal of all existing build in cabinets Not too sure if I am having a realistic budge. Just started to talk to some IDs (specifying that I only need their reno, contractor etc, I have already do up my own floor plan with measurement etc. Have not get any quotes yet.   2. Hey edenstrauss, Like your detail sharing of the reno work. If nothing goes wrong, I should be getting my Keys to my re-sale EA on mid May 2012. During the viewing of the house, the condition was excellent, the flooring, cabinet etc was in excellent condition. (the current owner really takes excellent care of it.) Hence I intend to keep the flooring. But due to the different in design & color scheme and the number of people that will be staying in the unit, I have plan to remove all fixtures in the house (including all buildin cabinet in kitchen & bed room, MBR toilet bathtub). Hack most of the wall at the kitchen to form a open concept kitchen (actually so that I have more natural light + making the space bigger) ; p (but keeping all existing flooring). Cover-up the flooring (should be 13 years old ceramic tiles. Not too sure if can find back the same type to cover up the flooring after hacking the wall. Not too sure if Ah Cheong does such job. If he does, can email me his contact.   3. From my understanding, new Valuation price will kind of reference to old transacted price. If last Valuation + COV get transacted, future Valuation will increase. So unless there is a MAJOR crisis, Interest rate shoot up so high where current home owners with loan amount exceeding their means, than these people will be forced to sell (since they can nolonger service the loan). This is where they will be forced to sell at Valuation or even below valuation to get rid of the House. Think this happens during the last major downturn where may rich people go kio these kind of desperate sellers. For me, lucky or not, after selling my 4 room BTO about 3 years back, camp and wait for price to drop. BUT it never happen. To make things worse, new policies keep added. After much research and study of the market, plus a lot of luck (God is helping me), i come across an EA, just beside my kids school, reasonable price, reasonable COV, think the add was just added, day 1 view, day 2 sign OTP. Now waiting for 1st, than 2nd appt, hopefully can get key by Mid May 2012.

Thanks for the detail info ; ) After I start reading this forum, that's where my eyes open big big & wide wide :jawdrop: Never know that items like these can be so costly. :~ i.e. I thought Seating type toilet is like $2-3xx or most like $4xx, but saw from another T-Post, its like $9xx for a TOTO brand (looks pretty normal to me, but the price like mmmmmm....) Now with this lock, I am actually expecting like if it cost like below $5xx, can consider (faint). nop, exceed $1K. mmmmmmmmm :bangwall: Siong siong... (my last flat was BTO, so only need some kitchen cabinet etc, nothing major. so it was easy). Now my re-sell flat (EA), need to do a lot more, also since floor area gets bigger, flooring means more $XXXXX..... Now got to re-look at my budget (and also left over cash), since most have gone to the 5% cash + COV... thanks a lot. Think for now will continue to carry those colored alu Keys (still lighter than most ; p ) LOL.. Thanks thanks ; )

  6. Hi May_dream1 This is interesting : SHS-5230 ( Biometrics Digital Door Lock/ Fingerlock ) May I know what kind of price range does these equipment cost ? Read through the specs, very interesting, can choose to access with only finger or finger + Key etc. (good to be able to go out without having to worry about forgetting to bring a key. Also good for me when I go jogging, don't have to bring key ; p ) Cheers

  8. So scary of the bugs. Why not after CNY, arrange for pest company to access and do some treatment to prevent any possible spreading of bugs from the sofa & coffee table. Especially you have wood feature wall, kitchen cabinets & bedroom floor. My Cousin have similar issue. When he purchase a re-sale flat, the house is super infested and his wife didn't dare to step in at all. Viewing have to be done wearing shoes. (they bought the place because the price really really good due to the bad condition) So he call up his buddy (ex coy doing Pest Control), he said that the condition was so bad that the company actually come in to do all the spray work, fumes etc, for 3 rounds to make sure everything is 100% removed. even all eggs hiding anywhere possible is all gone, than he starts his reno work (which is months after he got his key). All to make sure ZERO eggs were left (even eggs hatches & killed in subsequent 2 rounds of pest control work). ; ) All the best and take care ; ) P.S. A lot to learn from reading this forum. Being ultra kia su, I have already started doing my own floor planning using the FLOORPLANNER from some advice from some BROS here. Can you share your contractor contact ? Thanks. ; ) Ay, btw, is yours ID or contractor ? As I'm tight on budget (after paying 5% cash + COV, left with limited budget), but after seeing what you can do with $33.5K ....   13. Got many tips & webbie from this chat. Thanks. When I 1st got my BTO at Seng Kang, got a real shocker to see the Kitchen is that small. That time, I got more then 15 design from IDs and finally selected the one that did my reno. He manage to plan the space pretty well and out of the norms. Which really impress me. But his workman ship is so so. (My friend uses the same coy, but different ID & I believe they uses different contractor, cause my friends design is normal, but really good workmanship, mine is excellent design but so so workmanship). ; ) I've long sold my Send Kang Flat, recently bought a re-sale EA at Bedok. Good layout, best is just beside my kids school, will be collecting the Keys in Mid May 2012. (yeah). Now using the Floor-planner to do up my design (since now this place much bigger, don't need those creative juice to squeeze things into the very limited place). ; ) But since the place is larger, Reno cost will up high high as well. As usual, with limited budget, will NOT be getting ID since the cost is really much higher comparing with/without ID work. Later will share my floor plan after touch-up ;p Nice forum, nice people here sharing their experience. Cheers and Happy New Year ; )
  14. I personally uses Hood. (that comes with Light) For few purpose. Light provide additional lighting (the person cooking normally will block the light from kitchen lighting). With weekly maintenance, (cleaning the net, all parts that need to be clean - base on 5 days of lunch & dinner cooking) Replace filter element when required A good hood can basically remove 30-50% of the smoke & oil (depending on the power of the hood). Most of the rest will be blown away by side wind, hence end up in the rest of the top cabinet, ceiling, etc Personally I will still install Hood. ; )
