if you are in the west, you can go to Choo Chiang Marketing or Precept along Toh Guan. price is definitely a few times cheaper than what homefix is selling.

Those wrought iron grilles was a pain when we had our unit in Rosewood. I noticed your grilles are "fixed", cannot swing open.?

Hdb Prices Can't Go Up Anymore

The sky high pricing is helping those who purchased their resale flats from 1995 - 2000, to be able to sell them off at a minimal loss. Else the CPF and the Cash would be stuck to the flats and there will be not be any cycles. mentally of the majority: once got queue, join the queue. a lot of those in the 40s got hit in the last recession. -

It is a small development, surrounded by HDB/MRT. The mall is by Centrepoint, and the residential is by NTUC. Hope it will not be like another Sun Plaza. Any idea how much did developer bidded for the land.? -
what I did to my MBR bathroom flooring was to overlay it with some epoxy and slightly rough finishing. it actually seals up the flooring, as good as waterproofing.. very good, but very expensive.

I am a landlord myself and I don't lead others to their grave even before the time they kick their bucket. If head not so big, don't wear a big hat. Ability to borrow is nothing to boast about. Ability to lend is something which I wannabe. Play it well, the "could" will become reality. Not for beginners.

I see that you have bought a penthouse there, did you by any chance got it thru Desmond? If you are buying for long term personal usage, it is not going to bother you on the pricing. Most importantly buy it below the launch price.

The strata title currently is an EC and it will remain as an EC. An EC was introduce to fill the gap between a Executive Flat and a Private Property. 10yrs will go "private", but that is to allow foreigners to buy it. Has anyone asked the authorities about enbloc of an EC.? is it going to be another Neptune court? As far as Canadian School is concern, I am sure they will choose Lakeshore / Lake Homz / Parc Oasis. For 750units, it is going to be noisy if the residents are all pro-condominum living types. Talking about expensive stuffs, a lot of them are specially indent to fit into the project, it may be a Grohe tap, but the cheapest range. The developer knows it is going to be noisy, fitting the right windows shields off the road noise, but can one live in aircon? The low maintenance fees translate to 8 yrs gap for repainting. I would rather pay more and have my estate painted every 5yrs. Although 8yrs is the maximum tolerance level....

Besides NTU, F16 fly pass, noise from PIE, what else will you be getting.? The LOT is not well seperated from public housing, cannot really distinguish private housing cluster. ABV my personal comments, if cheap can buy and stay, but don't hope for good resale even market picks up.

believe or not, any electronics these days doesnt last. Even my Bose spoil a few times.

Each piece of 3-ply and Laminates is 8'x4', you can roughly calculate the cost of the fabrication. Ofcoz factor in man hours charges.

This Marantz Soundbar is like any other soundbar, eg Yamaha..... It is just an all in one full range drivers with a DSP built-in. You still need to have a DVD player connect to it. If you looking for clean look. check out the Philips HTS-8100 or 8140 soundbar. It has a DVD player built-in, support USB and iPod.

Strata title act is whoever responsible for the leak, will have to bear all the cost. Most common places to leak is 1) Floor Trap 2) Sewage 3) Corners of common wet area -
My opinion: If you owned 2 private properties, you can choose to stay at either of them. If the 2nd unit is fully paid up, more worth to rent out and wait for the next wave then sell. If still more than 70% under mortgage, sell it and wait for the next dip and enter the market. If you owned 1 Pte + 1 HDB, you can only rent out the Pte or stay in Pte and rent out rooms in HDB, and enjoy non-concessionary property tax on the Pte. In short, it is never a time to talk about investment unless cash rich.

Just sharing the 4 private transactions I handled within June - July. The guy who served me twice did not even get 1% on the 3rd time in a sale. The guy who helped me to secure a good deal in buying got banker's referral fee from me. The guy who sold my place within 2 weeks didn't get 2% coz he deliberately lowered my asking price without me knowing. The guy who help me secure another unit asked from me 0.6%, and nothing from the seller. I gained even more experience and still open to more knowledge in dealing with property. -
It is not advisable to use 1 heater for 2 bathrooms. No one uses Rheem? Personal experience tells me that joven not very good.
