  1. You mean to say that you do not want them to rectify anymore? Then go find all the items that had not been rectified and their specific costs, estimated the degree of undone areas (eg 20% of feature wall not done properly), then calculate the total amount. Negotiate with the ID on payment.
  2. Isn't it better if the flat is sold below valuation, ie at $100k?? Don't even need to pay back cpf at all. But the other problem is, how would the gf or her parents continue to pay for the outstanding loan after this sale is made? Saw the gf would like to continue paying for the parents' flat using her cpf, which is not possible for HDB flats, because one person can only be paying for one flat at any given time.

  6. Indeed, but you are contradicting yourself; since the main priority is for everyone to enjoy, it doesn't matter if its 4-star or 5-star. Or are you even suggesting that 5-star can CONFIRMED make everyone happy? Then you obviously haven't seen the world enough. I have walked into a so-called 5-star suite room, cost me $600+ per night, and the room was not tidied up yet!! Tissues all over the bedroom's toilet, no toilet paper in the common toilet, bed sheets pulled out (I guess the previous guest must have a happening night) and there is even a breakfast trolley with unfinished food! Thank God I checked the room first, cannot imagine what will happen if I just gave the key to my big boss from Japan! And guess what?? It is swissotel. Kid you not; you can check with Aiden McAuley, that overall in-charge for the hotel (think its general manager or resident manager), because my company is swissotel's priority corporate customer, so my local boss wrote him a nice long letter. After that he treated us lunch at equinox to apologise...
  7. Check with your hotel, not sure if anything had changed, but most of them do allow you to play music for the whole nite, as long as its not illegal CDs. However, the catering sales girl quietly said that if you burn your own CDs it will be ok. So what I did was (I really shouldn't say this here), I went to JB to buy those CDs with hundreds of MP3 love songs at RM$6 each, and burned those I want into playable CDs. That time I took long leave before my wedding, so I sat in front of the PC for one week and slowly listen to all the songs and burn four CDs altogether, each about 1hr+ with 15 to 16 songs. Its more than enough because the banquet cannot be more than four hours, somemore minus all the MC's speech, couple's speech, yamseng, etc.
  8. Gas cook hob is definitely cheaper, and the flame is very impt for certain dishes, especially chinese food. Electrical hobs are really for very light cooking only...
  9. Out of those you selected, for me lah, I only like "At Last - Etta James", which gives that jazzy feeling. The rest are too slow and mono, more suitable for background music. However, I am really a sucker for dramatic experience, thus I will look for songs that give the 'impact' for my march in.   11. Ya lor, but since you sold liao then forget it lor - very hard for you to raise any case against them lah. Just remember never to trust the agents too much lor, they are supposed to be your tool for doing legwork, paperwork and giving you leads on buyers and/or sellers. When come to advice, their words must be taken with a pinch of salt.
  12. As far as I know there is no regulations for agents acting for their relatives, and not even for withholding of information such as pricing. There is an organisation called IEA, www.iea.org.sg, which has guidelines on how agents should behave. Currently there is no organisation that governs the agents, simply because there is no qualifications for agents yet and its very much a "willing buyer, willing seller" situation. And your case highlighted yet another weakness in exclusive agency; since the buyer is a relative, who will definitely buy from the said agent, he will now have the best of both worlds, controlling the seller (which is you) and controlling the buyer. Commission also both sides, although maybe from buyer he gets lesser lah, but this will be an easy deal for him lor. So always remember, given so many agents on the market now, you will have no lack of them willing to work for you. NEVER NEVER sign exclusive, no benefits at all!! Think about it - your problem would have been non-existent if you do not have exclusive and you can go find other agents, right?

I think the crucial part is on the discharge - noticed in the website that one can be discharged even though s/he still has outstanding debts, as long as the OA is satisfied that the person can repay. So it does not mean that you go owe money to everyone, within 5 yrs cannot pay up, then after that the debts will disappear. Otherwise there will be chaos liao...
  14. Would you advise where is the wedding lunch? Most venues actually close one eye to duty-free (from DFS and such, not smuggled one hor...) liquors if you mixed together with duty-paid ones. But you got to test out your catering manager to see if they are really ok. My friend kana once at Suntec, strictly die-die also cannot, so on wedding itself all the duty-free liquors kana rejected. Bo pian, I rushed back to my bar (used to own one) and brought 10 bottles for them to use.

Reference to what you said earlier: "Debts that are incurred after the date of Bankruptcy Order are not provable (claimable) against the bankrupt's estate." Do you mean that a bankrupt can then go cheat everyone and nobody can touch him?? If this is true then its a big loophole leh...hmmz, anyone want to be a bankrupt??

Do not go for someone just because they are cheap, especially so if they are VERY cheap, for me will be very suspicious. Eg everyone selling $1000, but only this guy is $700, what would you think? SERS is Selective En-bloc Redevelopment Scheme, which means that the flat is slated to be demolished and you will be given compensation, a new flat, priority in selecting new flat, etc. From what I know, yes, specific performance comes only after the damages is unable to be ascertained. Yes, I consulted three lawyers who told me the same thing, before I dared to go confront the sellers like that. I just checked with my lawyer friend earlier, the OA will ask for the bankruptee to sign (green form??) and undertake that the proceedings from selling the flat will go towards clearing his debts - this is required by HDB if the person is a bankruptee. I suspect this might be another reason why they refused to sell; they could have thought that they can take the money to buy another flat or for their own use, so since cannot, they don't want to sell liao. Well if you are sure that the fella is out to cheat your money, then by all means go and sue them. Its not that he is a bankrupt then you cannot go after him, but just that you got to queue up lor. Unless this guy was a millionaire like Richard Yong, who had already laundered his money properly, no bankruptee in the right mind will want to owe other people more money lor - when will he ever get discharged?? In that sense I believe he is not really out to cheat you lah, but just miscalculated his moves - believe they are probably not a very well-off family, maybe also not well-educated, right? Just like my seller during my time, blur blur one and making wrong moves all the time, getting himself into trouble, that's why I pitied him also. But of course I must protect myself first. So, if they are sincerely having problems in finding a place to stay, then to rent to them is an option lor - its a win-win situation. Illegal activities and all that can be prevented mah, if everyone also worried about such things then nobody will be renting flats liao, right? !! BTW, don't trust the agents too much. During my time, the agents actually played out the sellers, that's why they are in such trouble. Both my agent and seller's agent ran away after realising that the deal had fallen thru, and I was the one who had to go find lawyers, check with HDB and negotiate with the seller, etc to settle the thing. Later, they got 'wind' that we are transacting again, the two jokers came back asking for commission!! A**holes lor - you better don't listen to them too much lah. In the end, I actually helped the seller to shake off the agent (he signed some comm agreement and such), to apply for HDB's rental flat, and later buy another 1-rm flat.
  18. Ya agreed. Is there something to be "ashamed of" the name Tanglin Halt?? I loved this name, stayed here for more than 10 yrs liao. Luckily the mailing address is tanglin halt road, not commonwealth view, but still confusing for people coming to our place. "My flat at Tanglin Halt 10-storey, but hor, after you turn in from the church you turn left into Commonwealth View..." "Huh?? I thought you said you stay Tanglin Halt??" "Ya, erm...Tanglin Halt lah, but my flat is at Commonwealth View..." "Aiyo, so is Tanglin Halt or Commonwealth View??" *pengz*
  19. If I am not wrong, you can only sue for specific performance only when the damages cannot be ascertained, not because you find that you think can't get damages (eg from a bankruptee). Just too bad if the person is bankrupt, you will still have to claim for damages and wait in queue lor... I was trying to buy a flat that was announced SERS and same like you, the sellers suddenly decided not to sell because of the same reason, cannot find a place to stay. By that time, I was unable to find a similiar flat in the area because the given period of sale (6 mths after SERS announcement) was already over. As such, in my case, no damages can be ascertained and thus I can sue for specific performance. How my case ended was that I told the seller: "If you got problems in finding a rental place, I will rent this flat back to you after you sell to me, at a low rental - I will scratch your back if you scratch mine. But if you insist not to sell, I will sue you and if I win, I will chase you out on the same day I get the keys and you can sleep on the streets - no mercy. Its only fair to all, right??" And it worked, in the end he sold to me and I rented to him for the next six mths at half the market's rate. Back to your case, exactly what documents did they refused to sign? The sellers also sounded very fishy, why are they staying in a rented 3-room flat when they got a 4-room flat? If finding a place to stay is a problem, then you could do the same like me, offer to rent the place to him for a while until they got the approved rental flat from HDB or maybe when they can afford to buy a flat.
  20. Actually my main grouse is the design of the MSCP and entrance to the estate (where the signboard "Commonwealth View" is located). Everyday during peak hours you will see people cutting across the roads over there because there is no proper pathway for human traffic. And you know Singaporean pedestrians lor, sometimes walk with their heads turned left, right, behind and everywhere except looking in front. Some gungho ones even walk like strolling in the park, though they already saw you giving way to them... Erm, no comments on the carpark attendants lah - well, got people staying already mah, so imagine if they still don't enforce, then those who have moved in and paid for season parking will feel very unfair right...
  21. Hey that's what I thought also! Such roof garden is not complete without BBQ pits leh...what, expect us to buy portable ones from Carrefour?? Actually this is quite common in alot of new estates leh, like woodlands, punggol and sengkang. They would purposely put a row of plants between the amenities and your flats (machiam sandpits protecting the flats like that) and you will have to walk a big round. Got shelter mah, you walk towards the taxi stand, turn left, past the escalator, go straight somemore, turn left again and go straight again, you will be at the shops already!!
  22. No lah, air curtain is to prevent cold air and/or hot air from escaping/entering, not to prevent the smell leh... You go any supermarket, walk past the auto sliding door (or sometimes no sliding door), there will be a strong breeze of air coming from a machine on top of the door. That's the air curtain...

You will not be eligible if you choose a replacement flat that is the same size or smaller. There is no such thing as "automatically converted" - buying of SERS flat and buying of replacement flat are considered two separate transactions; you need to be eligible for the concessionary interest rates respectively. The officer who advised you probably do not know about the special privileges of SERS; s/he was advising you based on normal circumstances, whereby once taken a bank loan for one flat, they will not be able to take up HDB loan anymore. Anyway, just to be sure, you can simply write in to ask about it - when in black and white, they will check properly and not just rattle off an irresponsible reply to you like that...
