"Real" extractor fans in food courts and restaurants costs 5-digit figures and they have big pipes leading to outdoor. Our household hood system with filter system can only extract a fraction of that greasy fumes. My parents' kitchen is open with sliding doors, but because of the heat, we seldom close them. So can also smell the lingering, stale oil smell after dinner...argh! -
Just to correct abit: After IEA announced scrapping the 2%/1% commission guidelines, alot of agencies had changed their 'standard' commission forms liao; it now reflects a blank line to manually write either a percentage or fixed $$$ amount. No more stating 2%/1%.

Do you have any other written evidence that you and the agent agreed to 2% commission? In his email, did he say he going to charge you 2.5% INSTEAD of the agreed 2%? If so then that's good evidence. If otherwise, ie no written evidence at all, you are at the losing end. At the small claims tribunal, the registrar only looks at the signed commission agreement. If I am the agent, I would say that you agreed to pay me 2.5%, signed on the commission papers and now you want to go back on your words. I would also dispute your claim that you had signed on a blank copy of the agreement; it is very hard for you to convince the court that you had sign on blank forms. So there is no use in trying to'scare' Propnex that you will take any 'further steps'; they are more seasoned than to be afraid of that. The best way now is to gather evidence that you and agent had agreed to 2%, that's all.

Lady in police uniform...hmmz!! The ranks are the same as army, isn't it? But they don't have 1st/2nd/3rd sergeant and for warrant officers, they call it station inspectors. -

Actually we can start our first COP patrol liao...but let me go for the meeting this Thursday and see what happens. I think there are more than 3 of you, right? They told me there were other RC members who are supposed to go for the police's briefing as well... -

I see. Well maybe the officer is trying to help the RC lor. To be frank the RC chairman is keen to recruit you guys because you all are from the new blocks and he wants more representatives from here. But I told him to take it easy and let you all see how this whole community thingy works first; dowan to scare you all off! If you are ready, of course you are most welcome to join! It would be great to have more buddies from the same cluster to speak in the RC... I believe you are referring to Mr Chan; he is the asst secretary. How did you know him, somemore know of his position on the RC? -

Did you guys attending the briefing?? I just got back today (earlier at about 10pm actually) and missed you all so much, that's why posting at this time! I hope everything went well?? Hmmz sorry I had been giving out the wrong number; maybe he changed hp or what? I will try to find the receipt that they gave me every month to collect money and see if there is a tel no. When the COE drops to $2 then you go and buy, isn't already too late?? The reported prices are those who had already bid and gotten the COE, not for those who are going to buy AFTER the prices are announced. Its like your 4D number come out already then you go and buy... -

I just checked with Borneo, they priced Altis at $55K is non-guaranteed COE, based on COE premium of $2. This means you can buy the car at $55K only if the next COE bidding is still $2, otherwise got to top-up or wait until COE becomes $2 again lor. So IMO, want to buy car, still can wait. I simply don't believe this is the lowest price yet, although the time is near...hehe... Agents/Dealers are still suffering from disbelief and shock from the sudden downturn, they are now frantically trying to squeeze as much as possible from those who walk into the showrooms now. Just look at the number of automotive ads on the papers, TV and radios! Once the crowd really becomes thin, THEN they will start to launch 'real' promotions to pull in the crowds. -

Legally and strictly speaking you are not supposed to stay there after the transaction is done. Whatever arrangement with the buyer is not legal and it is undertable, quietly do one...so if the buyer does not allow you to stay, there is nothing you can do except to void the deal and prepare yourself to be sued by buyer. Since its only one month, talking nicely to the buyer and not legal or whatever; you are at the buyer's mercy on this. Otherwise, just go find a place to rent for one month lor...

Everything in 1st appt ok? The transaction fails is purely because the seller DECIDES not to sell? If so, I think you have a strong case in legal proceedings. You can either seek damages or specific performance (ie to make the seller perform certain act, which in your case is obviously to continue selling the flat to you). But if you do not want to seek legal recourse, then talk to the seller. Most impt to find out why don't they want to sell, then see if you can help them, but of course on condition that they sell the flat to you. If you have an agent then ask him/her to negotiate this for you; that's what his/her 1%/2% commission is for.

Is there a proper tenancy agreement being signed? If so then there must be a breach of agreement before you pre-terminate the lease. However, if you are using a standard agreement (either from agencies or download from CASE website), then it should have a clause that says the tenant are to upkeep the premises in a tenantable status. What do we mean by tenantable status, well, its always up to the Landlord to define. It is very easy for the landlords to terminate a lease because they always have the upperhand, but of course must 'law-by-law' lor... But then again, its your cousin, do you want to use your legal powers as the landlord to pursue this case? I guess not. So adding on to what ahjane has suggested in term of house rules, you might also want to consider employ a day maid and get them to share the costs. The maid can clean up everyone's room including theirs, wash/iron everyone's clothes and other house chores. It costs like $40-$60 per week, so shared by everyone I don't think its alot, right? In terms of utilities, what was agreed when they rented your flat? A usual practice is that the utilities bill will be equally divided by the number of people staying in the house; eg your case with 3 students, your hubby and yourself, then it will be divided into 5 parts and you pay 2 parts. I had been renting my common room for more than one year already, maybe I am lucky, but never had problems with the tenant. In fact my wife said the tenant takes care of the house better than me! I have a day maid that comes weekly, while for utilities, my condition is that I will pay the first $250 then anything above that will be shared equally by headcount.

Why don't you get the owner to write in for you? Sometimes the branch office may not entertain you if you are not the owner, or they will just tell you verbally, which doesn't "par-kay" one. Another way, is to pretend that you are a contractor for the current owner and ask on their behalf; see if the branch office will answer you.

Ok, got news for you all! Managed to argue/fight/whine/cry/etc for our COP session, and finally we will be having a briefing on: Date: 28 Nov 2008, Friday Time: 8:00pm Location: Blk 46-1 Commonwealth Drive, RC Centre (on top of THUM!) There will not be any patrolling on that day, just a briefing by the police on how we should conduct COP sessions. Thereafter, we can always organise our own COP patrol sessions, as and when we like! The police will also be telling us about a new programme that will get us more involved in community security and TERRORISM - *whistle* mai siao siao! I also first time heard about this...haha! Lastly, the RC is keen to expand the 'purpose' of this COP thingy; we want it to involve not only security, but also hygiene, maintenance, etc. So other than police, we will also go ka-jiao other agencies like NEA, Town Council, HDB, LTA, etc. The chairman said this is the reason (or excuse?) why this COP session drag so long lor... So those who had emailed/pm-ed me, all onz ah? Come for the briefing ok?? =)
