  1. Finally!!! I've finished the layout of the house. I took almost 2 weeks and many hours of brainstorming and measuring the actual place over and over again.. Here's the floorplan of the idea in my head!! 1) Created an artificial "foyer" at the entrance. Not sure whether to use different colour tiles for that small area - will it look weird? The recess under the windows with a depth of 16cm - thinking of creating a stone wall design with sleek shelves pure for aesthetics. Thats a KIV though. 2) The study-cum-living-cum-work room. Decided to utilised the recess under the windows as leg space for my suspended study table and because i am unable to hack the piece of wall in that room (due to the TV antenna signal cable which is locate there) I thought of hiding it in a book shelf (which faces the study table...) Right the the corner is a recent idea - a small half sofa ? Basically same design and pattern as the one in the lviing room but half. Was thinking of lounging there to watch videos on my computer or read a book. 3) The Living Room. Walls pushed back to create more space between sofa (its not an L shape... the leg rest portion is retractable) and the 46 inch TV console... Dining area is right under the beam (will be installing lights underneath) a forummer once advised... love your beams and you will start to have good ideas with them in mind... 4)An open concept kitchen - am toying with the idea of not having and top cabinets for the sink / induction cooker area... something different and less cramping. Would get a single hob induction just to boil water ... 2 door fridge / microwave / oven / cabinets etc etc blahblah and we have the dryer/washer stack next door An semi hollow block wall is erected to cordon off that area - for 2 westies..... thinking of bathing them there as well... may have to install a mini shower head at the back. 5) ~the new toilets~ Have decided the combine the toilets into one and do an extended dry vanity for storage and well... vanity purposes. =) The wall inbetween MBR and toilet will be hacked completed and replaced glass - bigger shower area, opens up the space. 6) The ROOOM Entrances are from the bathroom area or the study area. whereby the "white colour walls" are full length mirrors.... and the slimmer one - is a sliding mirror door which opens up into 2 parallel wardrobes ... Will use the beam that follows after the wardrobes to install curtains .... a temporary "storeroom"... when you need to do some last minute tidying for guests coming over... =) A king sized bed with leather storage bed bed and half height plushie head board (dark colours complimenting the parquet flooring) and a settee create at the corner (the window there is rather longish... very suitable for a bay window effect... frthermore.. i've already erected a new wall there...) Any comments? =)))
  2. I am uber stressed over the layout la.... if you are going to use contractor... all the space planning have to be done on yer own... ejsazaka : My Water / gas pipe also same problem. I'm doing up a full hieght cabinet at that area to try to conceal the db and piping too !

  5. Here's what we intend to do to create a "foyer" Living room separated by a full height shoe cabinet anddifferent floor tiles. We also intedn to hack away the wall inbetween the living and the bedroom (possibly a larger living or create a study room but found out the old TV signal cable is on the wall ! which measn we can't hack off that portion !! argh. Now wonder if we should do a box-up or a display cabinet for that section.
  6. Hmmmm ..... we have odd structures everywhere. Alto of people have advised not to touch the beams, just leave it plain. I'm currently brainstorming for ideas on the recess under the windows of the lviing room... depth is about 16cm - too small for a flushed shoe cabinet, if we did one .. it would stick out sorely. Anyone with any suggestions?
  7. Thats the problem ! I was going for a contemporary modern design and now my biggest issue is with the kitchen cabinets... I found a layout which is similar to what we have in mind but am unable to do it because of the beams!!!
  8. Looks like any other unit? Do not be deceived.... introducing disaster beams.. In close proximity... In the middle of the kitchen.. In the hall... Pipes Beams headaches The biggest problem..
  9. Greetings All!! We purchased an old 3I unit a couple of months back with the intention of giving it an overhaul but to date have yet to even start!! The process of renovation and interior design is a daunting one. Full of unknowns and uncertainties, combined with restrictions and apprehension. We hope to document our journey in cyberspace and to share and exchange ideas with our fellow Singaporeans here. First let me start by introducing our floor plan =)

  13. To quote someone in this forum, all IDs are contractors and all contractors are IDs. A good interior designer is able to create themes and designs which are modern and unique. One who is able to combine both creativeness and knowledge of construction is even better..Otherwise he's just a salesman. Fundamentally, interior desginers are supposed to decide on the colour scheme, arrangements, concept, etc of your home, engage contractors who can do the job, be on site to oversee the process everyday to ensure minimal mistakes.

Hey fellow 3 roomer - is yours a 3I unit as well? yeah there's alot of considering in terms of space management. the main combos are sacrificing one room to be part of the hall or the kitchen (most people go with hall) or combining both rooms to get a massive master room with a jaccuzzi =) You should definately go with a more guy-ish theme. This is something i try to do.

  18. Wow. that is very much different from the my quotes. Is it also a 3I unit? Thanks Guys. Looks like using a contractor is a better option for us at this point. Actually we're fine with 1 toilet, only 2 people, dont think we would even close the doors! heres the hard part. how do i find a good contractor? could you guys recommend? so far i've been receiving PMs from IDs themselves.
  19. Thanks guys. I actually have a clear idea of the layout of the house (not very complicated) as well as colour and material. The only tricky part is probably my wanting to combine both my W.C and Shower area into one bathroom accessible from the kitchen and masterbedroom. Especially since I would have to extend out my bathroom to make space for a vanity / sink within the toilet itself. Would hiring an ID increase my chances of approval by HDB?
  20. Hi Forummers, I bought a recently flat early this year and have been too busy to renovate it properly. Been contacting several IDs over the past 3 months and sadly, am still unable to decide. Designs that I have been advised are standard, plain and reused by most people. Hence, after reading and researching, i've decided to hack down most walls and create a open kitchen / hall, a study and one room. (Basically to hack down everything) and design my place on my own. I brought my ideas to the various companies and am quite disappointed at the quotes i've received so far. For a small 3I HDB unit, renovation quotes have varied from $46k - $60k. (Usually excluding electrical works / lighting accesories etc) Is the norm ? I'm just curious if anyone else out there have done or is doing something like me and is spending this amount on renovations.... I would have thought having a smaller space and smaller carpentry would be alot cheaper? Any comments?
