A clear CAD case when the payment made is siphoned for her personal consumption. If the payment is used to pay other suppliers, instead of the suppliers of your project then that is not excusable either. TS has a moral obligation to expose the ID, to protect another potential victim. This kind of case is actually quite common in the ID industry because the common payment arrangement is pay-first-do-later. I would really scrutinize the existing builder too because there is a tendency in this industry for players with questionable integrity to work together. I am not saying that the builder is a party, but just becareful. When the main contractor turns out to be a bad egg, you would have to question the soundness and safety of the proposed building plan.

Wah pian.The first thing to do is obvious; terminate the contract with the ID. What you should do next, unfortunately it really depends on how much you know about the construction process and the ability to manage a builder. For example, if you are knowledgeable then you could work out a contract with the existing builder for the workscope that he is handling now and to include the electrical works and QP services. If the existing builder is not trustable, a probable scenario which should not be ignored, then a new builder should be engaged. Lagi more complicated. So the best chance for the project to continue with small delay is that hopefully the existing builder is trustable. Good Luck.

Buying a house is usually the biggest investment for most people; and it is even more so when one is buying a landed to rebuild or refurbish, simply because one has to go through a steep learning cycle of the construction process, learning it on the job. This is probably the only forum in Singapore that covers the landed construction process in great detail; one just has to search and study the threads, some gone back to 4 or 5 years ago. A few of these pioneer thread-starters have been posting less and less these days. Nevertheless, in posting an enquiry, it is easier to elicit an answer if the context is described. For example, what kind of landed, the scope of rebuilding or refurbishing, a brief description of the work scope? It is because we want to be careful in answering an enquiry. Cheers!

For 2000+ years, the chinese lived in houses built with essence of FS captured. There was a blueprint or framework of a proper house, so to speak. In the last 100+ years, they began to build houses based on western architecture, and then tried to capture the FS aspect. For example, splitting bedrooms; how do you split a bedroom in the first place? Do you mean all bedrooms should be on one side of a house? In my limited exposure to the subject of FS, I have not seen a blueprint or framework of a modern house with the best of FS practice captured. Maybe someone is able to point me to the right direction? Enjoy!

I don't know; the architect will find this out for me.I mean, one shouldn't enter into an OTP or S&P to buy a multi-millions landed based on information from the Internet, when a redevelopment is intended. Surely an architect is happy to provide a search when the redevelopment cost is a million or more? Cheers! -

Lately, we have been seeing a few owners bringing developers to court, to seek compensation for defective construction. So, has the standard of building construction dropped in the last 3 or 4 years? Recently I have the opportunity to visit some of the upper scale condo projects that attained TOP, and I was surprised to see some of the conditions. So, I do wonder about the degrading standard. (Sorry, I will not named the condo projects. Afterall it is just a personal experience.) So, how to mitigate the risk one faces in engaging a building contractor? My 2-cents thought. - I thought that having an architect fronting the project is a must-have arrangement. By fronting, it means that the owner is dealing with the architect, and the architect deals with the builder. The reason should be obvious (how do you argue with a builder?) - I also prefer to use a bank and a lawyer to intermediate a payment (to the builder). It is not a matter of whether one needs bank financing for the house construction or not; in other words, there are advantages to use a bank even when there is no need for financing. The reasons are: a. the builder knows that the payer is the bank, b. the builder knows that the architect's certification of work done is needed to support an invoice (note that an architect is a professional governed by its Singapore Institute of Architects' code of conduct), c. the builder, and the architect, know that my lawyer needs my acceptance of the architect's certification before he submits to the bank for payment processing, d. If there is a dispute on the work done, as certified by the architect, I an still approach the Singapore Institute of Architects for resolution. Of course, there can still be problems after all. But the point is, everybody knows the process and he has to play by the process. Cheers!- 70 replies

Here is a handbook on GFA.http://www.ura.gov.sg/circulars/text/dcdgfahb_d0e4.htm Generally, for personal consumption one has a preference to live in an area to another; familiarity, proximity to the parents, school, work etc. So, it is subjective and pretty much personal. If you are an investor, then it is the judgement of whether the demand of an area is better than the others. But if the question is whether a land plot in an area is good or not, for me I look at the land itself. And of all the things that I look at, for the land, the first is the terrain. Specifically if the land is exposed or proned to flooding. If it is, then it will not be considered, for consumption or for investment. Why? Because there is nothing much one can do to rectify or mitigate a flood risk. Sometimes, the information is available when one searches for news. Other times it is down to visual inspection, signs that the existing dwelling on the land has suffered from a flood. The architecture of the existing house, or houses in the neighborhood can reveal some information of a flood risk as well. Just my 2-cents thought. Cheers! -

Let me start again.The question of 用 refers to what you wrote "当我们明白怎么辨别阴阳,下一步就是用了,用阴用阳...". In the example you gave, when the neighbors' doors are dark-colored, this means what it terms of 辨别? And when you paint yours light-colored, this action means what in term of 用阴用阳? Cheers!
