  1. Executive living EL $2599. It is a customized 3+ 1 to fit the width of my tv area. The seats can be pulled out to form a sofa bed that is about 1.2m? In width.

  5. MBR toilet (after) Built-in wardrobes. Kevin is professional, responsive and would rectify all the issues. Even after I've made FULL payment and there is a concealed washer pipe issue, Kevin promised to rectify it for me this week. All in all, the renovation was a good experience and the renovation was quite value for money.
  6. kitchen (after) Personally I think this is nicely done and the workmanship is good. A lot of friends said the kitchen is nice. The black wall tiles are very glossy and are like a black backsplash. Very easy to clean. The edge of the kitchen top is rounded. Sorry, image is not clear as it was taken by iphone at 7pm. The place looks brighter and more spacious. A bit cluttered with utensils now..haha MBR (before)
  7. The kitchen door can swing both ways! Shoe cabinet was nicely designed.
  8. The living room (after) Decided to have a display cabinet at one side and the TV console on the other side of the beam. Display cabinet, TV console, feature wall (with glass panels) was designed together with Kevin. The levelled up balcony is now the dining area. We boxed up the pipe and hang some pictures. We bought IKEA table and chairs.

Hi all, Decided to show my recently completed renovation designed by Defong Interior Design (Kevin Tan: HP 90611135) The floorplan The living room (before) Noticed the beam is in the centre of the room and there are 2 concave areas? The is a sliding door at the balcony. I was thinking hard over this because to replace the old sliding door would be expensive. Decided to level up the balcony.

  11. are u redoing your toilets? If so, there will be costs for tiling and installing of accessories? Is this a new BTO? doors? Varnish main door will be about $80. carpentry works is reasonable. Glass works, eg shower screen is expensive, but do not know the thickness and size. actually your cost is inflated by unnecessary things, why do you need to construct beds? Arent single, super single, queen, king good enough, unless you want to extend the length of the beds? You can get beds from retail at half the price of customised carpentry beds.
  12. aircon may be on for MBR, but not for study room or common bedroom at night. To close the windows for study room..hmm...can, but may be stuffy in the morning.
  13. white tiles. Black cabinets with black tiles, the whole place will look very dark and eerie. No contrast to show your black cabinets too.
  14. btw, the 'hollow tile' tool is very very useful. It can detect hollow tiles in hard to reach places, eg wall tiles and the sound is distinctive enough to tell you the difference with one knock. Save time and energy. I borrowed from them and found that I gave the tiler more sleepless nights..haha I told my wife it can be used for 2 purposes in addition to checking for defective hollow tiles after tiling work has been completed. 1) When you want to buy a resale flat and you are not sure of the condition of the tiles vis the high COV that you are paying for. So when you are viewing the house for a second time and before OTP, take this tool and knock on the tiles in front of the seller. If you are hacking the tiles, obviously you will incur higher renovation costs. If the tiles are ok, you can overlay with tiles/laminate floor. If the condition of the seller's tiles are not ideal, maybe can bargain for lower COV with the seller. I learnt my lesson here. I paid high COV. Initially the tiles seems to be ok, and I thought of overlaying my bedrooms with floor laminates. Turned out that during hacking, the tiles doesnt seem to be too ok and my wife and I thought that since we are going to stay in this unit for 20 years, might as well hack and redo the tiles. Cost me an additional $1K to hack the old tiles. 2) When I bought my unit, I told my property agent that the COV was very high and coupled with the upcoming renovation cost, it would be very challenging. The property agent said the tiles looked ok, and he recently bought his own unit and overlay the tiles, so I could also overlay the tiles to save money from hacking. Later, after the OTP, I found out that my agent bought a BTO where obviously the tiles are in better condition. My resale flat has been around for 21 years leh. But I was silly to believe. After I handled over the cheque for OTP and paid a high COV, the agent changed his lines and told me that if I want to change the floor tiles to homogenous tiles for better modern look, might as well do it now since next time when I move in, it will be noisy and troublesome to hack and change the floor tiles. So if scenario 1 happens, you take the hollow tile tool and knock on the agent's head to see if the agent's head is hollow as well and demand the agent to compensate you for misleading information regarding the unit's condition.
  15. Hi all, Besides closing all windows before leaving the house, what else did you do? care to share the tips? My house is using laminate flooring for the bedrooms. If the windows are not opened, it is extremely stuffy. I am concerned that if I leave the windows on, but did not close them and use the aircon at night, when I am deeply asleep, it suddenly rains and then the laminate floor will get wet before I wake up and close the windows. How? what can I do?
  16. Did Kevin changed the hollow tiles behind the kitchen cabinets? Kevin told me the hollow tiles behind kitchen cabinet no need to change, cos wun affect??? he will only change the tiles that is exposed or if I want to drill holes next time? I dun quite understand his explanation..surely in 15 yrs time, if the wall tiles are not good, the cabinets will not be stable?? ya, Kevin doing my wardrobes.
  17. not sure. Probably there is a slight gap. Works for some of the kitchen sliding doors with top tracks only. My sister-in-law stays in condo and the wardrobes were provided. She has parquet floors. However, there is definately no bottom base, so if you think of that, then probably the usable area is more because the height is now all the way from floor. I think top tracked is more expensive but some people say without bottom track, less dust get trapped in the bottom track.

  20. One of my friends has top tracked wardrobe. My sister-in-law as well. Basically there is no bottom track and the piece below. The doors open to the drawers inside which rest on the floor. I think looks better, but wife says it collects dust over time? but aluminium frame seems to be sturdier, so better than no frame
  21. white should be nice. I painted mine white. Makes the space look brighter.
