  1. All custom build... same! Better side aside $300 pfr. My rough guess all your carpentry add up will cost you $15-20K depend on material selection.
  2. Depend on the length (calculated by per foot run (pfr)), the complication of the design, the amount of plywood in use, the type and thickness of the laminates and the trimming in use, i would set aside $300 pfr.
  3. "What-I-would-like" cannot be done, you just cannot anyhow raise the floor area to add another waste pipe to the original, you will risk the "gold" getting stuck somewhere in the extra waste pipe causing blockage or smell. "What-I-think-can-be-done" cannot be done without raising the floor area around the WC to add a detour waste pipe.
  4. i see... those matt white color for ceiling. lucky me, my painter gave me whole house white Odourless Easywash 3+1 coats, ceiling included. no wonder they gave me a nickname - piggy bank breaker.
  5. huh? mix with water? my painter ever told me cannot mix water into good paint like Odourless Easywash, is like destroying the paint.

  7. Appliances that run 24/7 are fridge and hot water flask; next are lights, aircon, computers and home entertainment.
  8. Hardly cook and you install induction hob, waste money. Electric water heater must wait at least 5 minutes for water to heat up, long wait comparing to gas water heater, hot water comes in less than 10 seconds, if you worry about water pressure, the secret is to get your plumber to run bigger incoming pipe (bigger pipe bigger pressure) to water heater, same theory as using storage heater (bigger tank bigger pressure).
  9. Not plumber's job and they are trying to smoke you. They are lazy bunch of people, no one want to do extra work without pay. If you engage an ID, get ID to do it (he will get his main contractor to shift it); if you engage an contractor, get main contractor to shift it (he will ask his sub contractor to do it). My place got some fixtures on wall left behind by previous owner, get my main con to remove it, no sound no picture... ended up my designer roll up his sleeve, remove it by drilling it off, patch back the wall and repaint it.

Kirk, I see every appliances in your house are using electricity, water heater, induction hob, system 3 aircon, fridge, computers, tv, home theater system, run the whole list of items through your electrician and install enough 20A breaker in your DB. I'm also worry on your electrical bill too. Get your electrician to test run water heater, induction hob and aircon together to determine whether it will trip the circuit breaker.
  12. WIW with pole system is a good idea, just need to paste frosted or reflective film on your window panels and you are good to go.

Hi May_dream1, You previously mentioned that someone stained their quartz counter top... i'm using CaesarStone quartz and the installer gave me maintenance instruction on how to clean the quartz surface for general cleaning and for staining cases, buy Jif/Zip cream cleanser and use it with a piece of dry soft cloth, squeeze some cream cleanser onto the stain and rub in a circular motion will get stain off... but if the staining has been ages then the cream cleanser may not work, that may need harsher chemical to clean. Cheers.
  14. Get your housing agent to get the owner to sign you an indemnity form so your contractor/ID can use it to apply for reno/hacking permit so when you collect keys on 7th can start reno process on 8th. If wait until collecting key, the reno process will start 3 days to 1 week later.
  15. I checked the reno process every alternate day; any fault discovered will drop my designer friend a SMSes, emails or phone calls.
  16. Maybe instead of building wardrobe with sliding doors, can opt for open concept pole system wardrobe, the depth is not fix at 600mm, i mean you measure the width of clothes hanger... so the walking space can be wider. Can put dresser or chest of drawers unit behind of door. Just a suggest.
  17. No problem. Try to find a curtain rod which can hold 3 layers of curtain (Ikea has it but the problem is the bracket is inverted L instead of a straight-forward L, unless can get metal workshop to fabricate 2 brackets for you). From the look of your aircon, this curtain rod will sit immediately below it.
  18. Would suggest you wrap a protective layer before you hand-plaster the highlighted part using white cement mix with hardener and a little bit of water, sandpaper it smooth and paint it. My place also same as you, water also from ground floor up, mine is whole pipe from floor to ceiling and some parts have rusted away exposing the copper piping inside, my plumber file away the rusted part and use metal putty to patch up the exposing parts, he then run the necessary water piping for my kitchen and bathroom, after that my plaster and tiler box the pipe up.
  19. While waiting for your 3D drawings... why not take some time to view other people' home if they allow it. Tell your husband to put a LAN point at each TV location and at least 1 each in each bedroom together with at least 2 double gang power socket, and terminate all of them at a common location. I build a comm storage unit around my electrical DB with 2 double gang power socket, 1 telephone point and 1 SCV point; it will house my singnet modem and wireless router. I am also using a 5-ports switch with my AV console in my bedroom with each LAN point on the switch to the tv, blu-ray player and htpc. Ceiling height below 2500mm is not suitable with false ceiling, L-box or fan. My house is a 35 yo 3i at Bedok area, the ceiling is below 2500mm and there are a lot of beams, so no chance to use false ceiling, L-box and ceiling fan. In the end save some money in this area.
  20. Are you sure is per foot run? I though is calculated by per square feet. Even at $10 per foot run, your $1580 L-box got 158 feet in length?
  21. The casement doors on my WIW is full height from floor to ceiling (approx 2400mm) and even the width is not standard size, then how the ABS trimming come about? Full-core acrylic laminates (4' X 8') is $200 per piece, too costly and wastage is high if use for carcass.
