  1. As for me, I also viewed quite a number of units abt <20 for about 5 mths. A lot of pple will think it's not tt many as compared to people who viewed 10 units per week! Ya, I agree. It's bcos of my busy wk schedule so it's consider a lot alrdy. Got an agent keep pestering me to go & see a few units which the owners are asking for ridiculous COV abt 50K on top of the alrdy high valuation. But I still went to see see look look lor. No harm wat. Ever view a unit which I like v much bcos it's got a big recess area and the valuation is quite low, and COV also quite reasonable but in the end got snatch by another buyer due to hesitation. Really regret about it. But soon I get over it lor. No point keep thinking abt it. Like some people says "What's meant to be yours, will be yours." Den went to see another unit with recess area but din really like the rooms cos it's kinda warm (night viewing) and view was kinda block. But still make an offer due to the fact I like the recess area. In the end, the owner got greedy. Wanted more. Initially, he says 30k neg. but in the end he wants 40k. Out of the qn! Din bother to make another offer anymore. Heard from my agent that when a PR offer 40k which he wanted, he still reject the offer and wants >40k! Hopelessly greedy! Think he got the recess area v dai sai ah? Eventually, saw an ad of an unit which meets my mum's & my demand (reasonable COV & valuation, near MRT, corner unit, high floor and unblock). Call to make an appt for viewing. Perhaps it's fate cos I never bring cheque book along when I went for viewing but I dunno y I brought it when I went to view this unit. Well, the unit was v the original & it's not those type will squarish layout. Actually, at tt time din consider so much. I juz told myself tt if I dun book it, it'll b v difficult to find another unit which meets our demand. Those who went viewing will know tt those units which are high floor or near MRT even not tt near alrdy asking for v high COV. Den at tt time, got another couple also v interested in tt unit. They were there before I reach & after I left, they still not leaving. Had a short discussion with my mum den decide to pay the deposit but agent says no gurantee yet cos if the other couple offer more than us den he will 've to return us the cheque. In the end, the couple juz says they will offer 2k more than wat we've offered and bcos they didn't bring cheque & can only decide the next day. So owner says if we offer another 1k more than our initial offer, he will close the deal. So, we seal the deal since he's asking for another 1k more only. Honestly, if he's like the other greedy owner, I wld not 've bought this unit. So, I think luck plays a big part in hse hunting lor. Initially, I was v enthusiatic & serious in hse hunting. But after viewing a few units which is either asking for high COV or poor location, my enthusiasm starts to die down. After tt, I go for hse viewing with a see see look look attitude. My advice is always bring a cheque book when you go for hse viewing. U nvr knows if u happen to likes tt unit v much or it meets ur demand. Of cos, it doesn't guarantee anything. Cos if the owner is greedy, den oso no use.
  2. Luckable, thanks for your sharing your thoughts before & after reno. My 4 room resale flat's renovation is also coming to an end soon. Will try to do a T-blog if I have the time. Gosh! Was really really busy from the start searching for flat, negotiating (this part was quite ok cos close deal on 1st viewing. Initially, after closing deal, I a bit regret. Anyway, will really try to squeeze time to do a T-blog to share the whole story.), then search for ID, planning, choosing tiles, shopping for furnitures, blah, blah, blah! Back to your sharing. Before coming across your story, I also plan to have a glossy tiles due to aesthetic effect. Then until got once I visit my aunt's place, I change my mind immediately. She also using glossy tiles. She is quite a clean and tidy person. So when she saw the white grout in between the tiles starts to turn black, she use some commercial cleaner to clean it. Of cos, it is not an easy job. Imagine how many of these grouts turning black at the same time and how much energy needed to remove it. That is not all. I saw some staining at the tiles. I ask her is it the pattern of the tiles? She says no. It was caused by those commercial cleaner when she clean the grout. So, guys who want to choose glossy tiles really have to think hard. Cos according to my ID, he says white grout is usually used for glossy tiles. Cos don't look nice if mixed with grout of other colors. Where else if matt tiles, can mix the grout colour to match the tiles. Dun have to worry about white grout turning black & look unsightful. I also wanted a rain shower too! But in the end gave up the idea. No doubt it looks really cool & nice but if you really cast your vanity aside and think, you will actually realise that it is really not practical. 1stly, must install a heater tank to supply sufficient water pressure to the rain shower which is really bulky even how small or well they design it, it is still bigger than instant heater. 2ndly, must wait for at least 15 mins for the heater tank to heat up the water! I wld have finish my shower by this time if I use instant water heater! Sometimes if I really need to shower immediately (e.g. got drenched in the rain), instant water heater wld be the saviour. 3rdly, heater tank eats up more electricity. Next, instant heater is way cheaper than tank heater and easier to maintain. Lastly, rain shower unargueable looks better than instant heater. I will find it fresh and nice for the 1st few months and my guests will be envy that I have a rain shower when they see my house. But as time goes by, one will agree that looks doesn't last long. See long also will get sick of it lah! Eventually, out the rain shower goes! Kitchen cabinet I also choose matt for easy maintainance. Initial stage also thought of glossy one but like what most pple have mentioned will have lotsa fingerprint marks. I choose granite for countertop. Easy to maintain. It's true will have a line in between but it is more durable as compared with solid top. But kitchen is a place with high usage & most prone to damages. So I think it is better invest a durable coutertop. Overall, I think practical is more important in the long run. Cos after a hard day's wk, I think most pple will wanna come home & relax instead of doing O.T. to clean up the house. No matter how hardwking you are, you will eventually get sick of it & give up cleaning the house & leave things as it is. When the day comes, all the things that at one time is very nice and pretty will become dirty due to lack of maintenance.
