think my intention is move on and no headache...gotta to admit that because of that. some of my decisions are impulsive. if u need electrical appliances, visit the tampines megastore. price competitive. me buy at other places more exp a bit. Will keep all updated once WIP completed and finished product delivered. Keeping my fingers crossed. Wishing all those in renovation projects now ALL THE BEST. Gotta sleep. Cannot tong liao. -

Hi All, through this forum, read about the noise pollution that may affect sleep on "zinc" roofing. Due to budget issue, I had opted for zinc. Shared my concerns with ID and he happened to be at my home on one of his inspections and shared the same sentiments. Haha. nowadays always raining. In the end, he came up with this idea to counter.More or less cut down noise pollution drastically. Pls see: -

Hi HappyAng, wetworks involved for the 4 inches tempered glass for stability. From what I notice, they digged and used metal borders to plant the glass into deep. then used cement to solidy the position. me no technical man. was told by ID that tempered glass thicker as normal for safety and durability issues. Can't advise much on that. All permits went through by ID. Read that u are doing renovation too at bt batok. All the Best! -

Hi FatFatFamily, yap. six digit sum. mid de lah. plus all 4 rooms with LED TV from 22" to 42". All 4 Samsung. 47" SMART with mid end sound bar with blu ray LG. Ah ya. Bo Bian. No choice. Just Do It like Nike. Pain one time and once and for all, move on loh....Haiz. Read that u are currently reno too. All the Best. -

Hi chrislam, ok to build roofing at level 1 balcony. if u want to build another livable area on top of that,it will be a big NO, NO with the authorities. Cost wise will cost very much too...imagine need to build a support structure from master bed room after hacking the side wall...my ID did suggest using the side wall to build structures to support bamboo sticks to hang clothes though, provided that we do not mind our maid going into the master bed room so casually. in the end, my wife and me said NO. my two cents. -

Haha. 3D drawings tend to have the polar graphic effect. Will always appear long and spacious. Thats where the challenges are to build them realistically. I have been good to stick to the 3D effects. I religiously consult my ID on even the type, colour etc of furnitures purchased. I told him. I got faith in you. I am open to discussion. Don't fail me and my wife. Cheers. -

Thanks popcornm3, tempered glass sits 4 inches into space created after hacking the wooden railings. Quite unconventional to u channel as quoted by other IDs. -

Thanks a lot Darnie. Mine is a typical EM 2nd Gen. The open concept kitchen actually made possible with the extension to the void balcony. There will be a mini Barton with black galaxy. The stone came in yesterday, but work was rejected by ID, as the measurements and visual effects not what he want. -

A picture speaks a thousand words. I shall now post some of the 3D drawings that were given to me. Please note that my wife and myself are into contemporary concept. So are my two primary school kids. The 3D drawings matched what we wanted. -
Hi All, I have benefitted much from all the reading of fellow contributors on this forum and thought that since my EM renovaions are already in the final stages, mght as well share what I have right now. To cut things short, I bought my EM at Hougang and allowed the family to stay one month for free. During that period, my selected ID had already put up my reno permit for processing. I took over my EM in first week Oct and at that time, the time schedule for the full overhaul was planned to take 8 weeks. Mine is a Gen 2 EM with the squarish balcony void. As per my wife and my request for space and open concept, my ID has catered to building a roof over the balcony and also to rebuilt the study room at the ground fllor (hacked by previou) with cabinets to allow my maid and my mother to sleep below. Now, the before renovation pictures: Shall forego to post more pre-reno pics. Coming up next: 3D drawing.

Hi myrick88, not try yet. Lol. on completion and taking possession from ID, I will try to do a before and after major overhaul for comparison, as well as a comparison between 3D drawings and actual. For 3D and actual, due to regulatory and technical issues, there are some variations. -

I am not sure too. During my viewings, I do see EMs with two compressors at the void balcony. The living hall with a.c. my system 4 daikin costs 5k plus. Haiz. On the steep side. Total change on the bracket for the compressor and the repositioning of the blowers. About two more weeks for me to take possession from ID. Currently, my reno ahead of schedule by about one week. -

Wow, really like your skylight effect at your balcony. Too bad, I have already covered up my balcony. I m at 400 plus series opposite punggol park near the primary school. Renovation to be completed in two weeks time. Will post he photos for the completed effect. A major overhaul. Hehe. I bought sound bar too. My wife loves it. My 3D drawings looks good. But I am looking forward to the actual effect. Me very pragmatic.
