  1. Thanks bro. Yup, its a condo. What about the payment terms? Is it ok? I feel like i am not retaining enough cash at the end ( 5% not much considering that my reno is only about 15K)
  2. Hi all, My ID said he cannot do "gutting" for flooring. Anyone got contact for that and knows what the price is? He also quoted me $2500 for decking of balcony with "Cheng Ai" wood (140sq ft). Anyone knows if this is an alright price?

I am not the most experienced at renovation but i find the labour charges a bit much. Dismantling works: To supply labour to dismantle false ceiling: $200 To supply labour to dismantle wall feature in hall: $250 To supply labour to dismantle wall feature at masterbedroom: $100 Masonry Works: To supply and overlay wall tiles at shower area only: $350 To supply labour to grind and re-varnish existing parquet floor for 3 bedrooms: $950 To supply and install new false ceiling: $650 To fabricate and install tv wall feature: $1400 To fabricate and install tv console: $1050 To supply and paint whole house: $1500 To clear debris for whole house: $450 To supply general cleaning and chemical wash: $300 To supply and lay cupboard sheet for whole house ( floor protection) : $250 To lay "Cheng Ai" wooden strip for balcony area (140sq ft): $2500 Payment terms: 1st payment: 15% upon confirmation 2nd payment: 40% (before commencement of work/delivery of materials) 3rd payment: 40% (upon completion of cement work/celing/ painting/ upon measurement or commencement of carpentry work at factory) ( includes full amount of Variation Order if any) 4th payment: 5% (upon satisfactory completion of all works stated in agreement)

Our first meeting went very well.. He was a good listener who hears what we want.. He then digests them and advises us on whether it was feasible or if there was a better way in doing it.. He gave us a proposed idea for our kitchen which none of the other IDs had thought of.. We particularly liked it as it was practical and does not compromise on the design.. In fact, we feel that it gave our kitchen a much sleeker look.. <img src="style_emoticons/<#EMO_DIR#>/biggrin.gif" style="vertical-align:middle" emoid="" border="0" alt="biggrin.gif" /> He was also able to draw 3D drawings on blank paper of his proposed layout and that gave us a better visualization of what he meant.. Again, none of the other IDs we met did that.. On our second meeting, his quotation blew us away.. Not very, very cheap but lesser for more compared to the others.. We were initially worried about the quality as it could have been compromised due to the lower pricing but were soon assured by him after asking tons of questions.. We then visited our dear friend's home to have a look at the workmanship and was pleasantly happy with the condition of them even after 1.5 years..   7. Anyone did a feature wall recently? How much did it cost? Appreciate the advice as i am new at renovation works and am afraid i will kena "chop"
