  1. A check on Building Construction Authority (BCA) reveal the contractor to be a "Licensed Builder" but not Registered Contractor. Licensed Builder can be registered easily with minimum paid-up capital while a Registered Contractor will have, in addition to being a Licensed Builder, addition of proper qualified person with minimum Diploma with at least 5 years experience. A Licensed Builder cannot sign any formal documents for Authorities submission. Only a Registered Builder can (ie: Builder's Certificate, Permit To Commence Works, MOM Factory License, etc) Hence it'll be wise for all to check on BCA directory for the contractor's grading at http://dir.bca.gov.sg/ before confirming the job to the contractor.

  4. In case of intermediate terrace (ie left & right of house with party wall sharing with neigbhour) & assume this to be a 3 storey. Your building front will need set back 7.5 meters from boundary & the rear will be 3 meters (2 meters of 2 storey). If it's a semi D with one side party wall then the side with the garden or turfing will need setback of 2 meters. From this you will be able to get an idea of your possible built in area
  5. Professional engineer's fees for job does not take into consideration the size (in the case of landed houses). There are many responsibilities to be undertaken when submission is require. As the saying goes... You pay peanut, you get monkey!!!! So far in all our design & built projects, the cost of consultants is about 30~35K. Do considered the bigger picture or you might end up with someone of inital lowest peanut cost & having force to fork out extra in the end because most major submission not included.

Assume the width of your land to be about 10 metres, a possible estimate would be about 4,139.56 square feet Consultants fee = $35,000 Other miscellaneous government fees = $25,000 (or less depending on submission required) Prelimiaries = $70,000 (Assumed no piling / about 9 months construction period) Structural Works = $250,000 (No Piling) Metal Roofing & Roof Steel Structure = $75,000 Architectural Works = $420,000 External Works = $60,000 Provisional sum for tiles, ironmongery, light fitting, sanitary wares, built-in furniture, etc = $150,000 All-in about $1,085,000 These cost are estimate & depend on the actual outcome of the design.
