  1. Very informative answer. Thanx. I hve seen indecit and Fisher-Paykel. FP is bit expensive. Not yet decided on which brand and model. My budget is around 900$. More than me, my wife is very interested in having a DW. Not interested in second hand/used DW. My wife very particular in that, she don't want used one when it comes to any of kitchen accessories.

  3. Hello Dishwasher owners and Potential owners , My wife had feedback from her friends that dishwasher is really good at it's job and do good washing in oil stained utensils and deep fry utensils. FYI, we do heavy cooking. But I doubt that and thinking whether I need to spend app 1K on this ? Anyone can share their experience ? - Is that really worth of money and save us some time from dishwashing ?? - How abt the maintenance and running cost (washing soap, water and electricity consumption) ?? - What are the good brands and what's the price ?? - Where can I get a good lobang ?? Thanx.
  4. Understood. So these are on Foam mattress side... Any comments on Pocketed spring mattress ? If the number of springs are more in the mattress, it's more comfy due to dense structure. Anything else ?

  7. What are the advantages / disadvantages when comparing these 2 types of mattresses with the below factors ? 1. Comfort 2. Undisturbed Sleep 3. Durability 4. Body Heat 5. Maintenance. Last but not least, My 5 year old son is having a lovely practice of jumping in the mattress, when he watches his favorite Barney in the bedroom TV.
  8. Hi fishpond, Sorry if some of my comments hurt you. I didn't mean it. I understand that you don't want to pursue a confrontational approach to agent. That will give us a lot of stress. Be cautious. Second appt date is the final date for this entire transaction of purchase - OFFICIALLY. Means once you complete the second appt, YOU WILL BE THE LEGAL OWNER OF THE HOUSE. This 3 days time is completly unacceptable. In these 3 days, if the seller do anything in your flat, a damage/demolition/illegal activities, then you are answerable as the legal owner of the flat. Make sure on the same day of second appt, you got your keys and put your own lock to the flat. If the seller says that they desparately need this 3 days, then you make your second appt date after that 3 days. Hope you got what I mean. You can find out from HDB also what their answer for this situation. Also, Pl. remember you are supposed to visit your flat one day before the second appt date to make sure everything in your flat is ok - No illegal alterations, No damage to main structure, etc.
  9. This is right. "Estimated Date of completion" means the date by which HDB completes the documentation and transaction procedures. When you go for the first appointment, HDB will give a letter. There will be 2 dates. One is "Estimated Date of completion". For example, in my case it is app. 20 days from 1st appointment. Another is "Effective date of resale". It is the date of second appointment, when you get the key and become the legal owner of the flat. The second appointment date has to be mutually agreed between the seller and buyer. In my case it is 2 months and one week, which is more than normal time. Why becos, my seller don't want to vacate and go to her new house in Ghost month, which is a personal sentiment and I respected that. Just FYI, I have a friend who completed the second appointment and got keys in just one month from 1st appt. Also I have another friend, whose seller dragged the second appt date for more than 4 months. If it is more than normal time, HDB will ask a mutually consented letter signed by seller and buyer. I have given that since it's app. 9 weeks. In my opinion, if your seller agrees to vacate quickly, you can get your keys in 1 month after 1st appt. It seems your 1st appt date is manipulated by the agent. It doesn't take too long. Actually you can verify the earliest 1st appt date available from here http://services2.hdb.gov.sg/webapp/BB24APPT/WelcomeDate.jsp Just to check, I selected the SAEA scheme and the earliest date is 21 sep 07, which is 7 weeks from now. In your case it is abt 10 weeks. Clearly your agent is playing hide and seek with you. When you go for 1st appt, you most likely go to attorney's office on same day. I think you might have got a letter from attorney' office by now, since your 1st appt date is fixed. When you go there, they will give you a financial plan for payment. It goes something like this =============== Total resale price - xxx (minus) Advance paid already - xxx Bank loan - xxx CPF cash portion - xxx (plus) Lawyer fee (minus bank subsidy) - xxx Stamp fee and registration fee - xxx (equal to) Cash you need to payup. =============== The stamp fee + registration etc fee + lawyer fee, you need to pay in 2 weeks app from 1st appt. Remaining money, you need to pay app 2 weeks before second appt. All the money you need to pay in cash or cheque to the attorney office, NOT TO UR SELLER. And last, I could not resist to say this. Buying a house is a one time big investment. You should have done enough home work before that. Hope this helps.
  10. Ha..ha..I second Phantom. All guys are in the same boat. Next year, when my current CPF HPS expires, I'll go for Prudential plan. Going by andylyf statement and his PM to me, it's cheaper and effective. But andylyf, forgot to ask you. For prudential HPS, should I undergo a medical health checkup. CPF doesn't ask me for that.
  11. Hi applefreak Yes. I am a guy. My loan is around 220 K and for 30 years payment the amount exactly is 655$ (sorry, I quoted wrongly as 700$). Hi andylyf How much does your Prudential HPS costs and what's the coverage ?
  12. Hmmm...Interesting. HPS discussion is going to seafood... Well. I asked the quetion I posted here to my law agency officer. Last week I went for first appointment of my home. She told, HPS I MUST buy from CPF as long as I use CPF to make my monthly payments. On top of that, if I am interested in more or extra security I can buy other insurances. Also, as for the health check up, I just filled in a general form, like whether I got a surgery/ major illness in recent years, whether I intend to go for a surgery in the near future, and some other questions. She told me these are normal questions and I need not go for medical checkup (Maybe CPF ask for medical checkup if the person is old). She also told me HPS will be approved most of the times, rejection will be very less. I took 100% protection scheme and it will cost me around 700$ per year, which will be automatically deducted from my CPF account. She also suggested me to take the protection scheme for my wife also, in case if something happens to her, I need not pay the rest of the loan. If I took for my wife I need to pay another 700$. But I am not interested and took only for me, means if anything happens to me, my wife need not pay the rest of the loan. Generally CPF approval period is one month max.
  13. Can someone shed light? Is this HPS from CPF "MANDATORY" when buying house? I am buying in resale market with Bank Loan and paying my monthly instalments from CPF. Somewhere in CPF website, I saw that when I am paying mortgage loan by monthly instalments from CPF, I MUST buy this HPS from CPF? Is that correct? One of my fren told that insurance companies like AIA offer attractive plans which are more comfortable and provide higher coverage than HPS. In that case I can well go for ins companies than CPF. Advices please

You mean to say, dual drum means 2 separate machines, a washer and drier ? 3. Ya. If two machines means take more space. I've seen in someone's blog, the drier is mounted on wall above the washer. Actually for convenient sake (dun need to transfer), I want to buy a washer cum drier. quite lazee lao.. But if this works efficiently, why people buy washer and drier separately ? Any reason ? cheaper $ ? or better efficiency ?

  17. Not sure this is the best place to ask this question. Sori if I misplaced. While searching for a house (resale), how do you make yourself satisfied that the house you are viewing is not having kinda spirits, spirit worshipping, any bad omen, or ghost matters (sori again if i am too harsh) ? Does the altar and the gods in altar tell us anything ? Should we watch for any obvious signs in house or the sellers. One of my fren (an agent too) said if ladies have full body closing dress or lot of tattoes on their body, then he'll suspect oso for red painted walls.. grrrr...

Dining table - 4 chairs, 300 to 500 4. King size bedframe with leather headrest - 400 to 600 5. King size mattress - 1K 6. Single bed frame, simple 200 to 300 7. Single mattress - 600 to 700 8. Bookshelf with glass swing door - 300 to 400 9. Shoe Cabinet - 200 to 300 10. Study table with chair - 200 to 400 I want to know what are the top 5 showrooms / shops I MUST visit to finalise my purchase. These preferably should have all the above under 1 roof. Pl. show me in order of preference. Thx.
