Q: Do I have to tell HDB that I have bought a private property? [Living in HDB Flats > Purchasing Private Properties] A: Once you have fulfilled the minimum occupation period, you can buy private residential property. You do not need to inform HDB about your purchase. Q: I have not fulfilled the minimum occupation period. What are the types of private properties I can invest in? [Living in HDB Flats > Purchasing Private Properties] A: If you have not fulfilled the minimum occupation period, you can only invest in: pure commercial properties pure industry properties vacant land not zoned for residential development You cannot invest in any type of property that is classified as residential or has residential accommodation. So, I see ... now So, would it be better to buy pte first then, hdb resale ? without restriction ? Oh, wait ..cannot, if pte first, then no grant & no hdb concessionary loan. -

So long your S&C are not in arrears and there is no illegal tenant or renting. HDB will not come to you. Got many friends buy flats, reno swee swee, heart pain to rent out. Already more than 10 years. But still stay with parents, cos got food to eat. Only go back for weekend making baby. HDB also don't bother. -

1. Wah, your case, very chimp. If have pte hse, CANNOT take HDB loan ! 2. If buy resale flat, must wait 1 yr before buy pte ? New to me. 3. HDB loan, for bankkrupt case, debtor cannot possess your property. 5 year MOP is for new flat or grant, not sure HDB loan is consider a grant. 3 or 5 year MOP start from the date your own the flat, legally under your name, nothing to do with loan -

To sublet the entire flat, you need to satisfy the condition of a 3-year or 5-year Minimum Occupation Period (MOP). You are allowed to sublet your whole flat if you have occupied your: Non-subsidised flat (flat purchased from the open market without a CPF housing grant) for at least 3 years, or Subsidised flat (flat purchased directly from HDB or from the open market with a CPF housing grant) for at least 5 years In case you do not meet the MOP condition for subletting, you may still sublet your whole flat only if it is under any one of the following special circumstances. Living in quarters provided by employer You/your spouse, your family members and authorised occupiers, are all staying in quarters provided by your employer. Going overseas to work or study You/your spouse are going overseas to work or study and the entire family will be going with you OR You are leaving behind family members who: Cannot take care of themselves, and Will be moving out of the flat Living in commercial properties You/your spouse are tenants, subtenants or owners of commercial property with living quarters AND You need to stay in that property, with your family members, to look after the business Other circumstances You are the sole owner and occupier of the flat and need medical care from relatives because of an illness OR You are the sole owner and occupier of the flat and have been hospitalised for more than 6 months OR The flat owners have passed away and left behind an orphaned minor child (under 21 years of age) The guardian or public trustee of the minor child may sublet the whole flat -

No lah, just personal preference. Just that I prefer to portray more of my cabinet than the backsplash. Red as backsplash really stand out and so does all your unsightly kitchen hardware.
-
All White But if you choose Black, then better be glossy, like a sport car. Never never have red in Kitchen

I invest in good BED, sleep like a pig. Spend ppl money when you are young, sepnd your own money when your old cos nobody want to lend you. Property is my lucky bet, but loss in car everytime. Remember the old days, Ah Kong buy land and gold. But I didn't listen. Otherwise, I retire liao. If I don't hit now, next time, really cannot sleep, keep staring at my wife, asking "How Ar ?"

Floor Plan And Hiring An Id
Warrior88 replied to TnJ's topic in Landed & Condo Private Properties Renovation Discussion
What we think is not important. If you had lost touch about reno, best is to look around first. At least, you know what you want. Most of time lost is not knowing which theme and best lifestyle suits you. Once, you know what you want, selection of ID and work description is more well define. Sometimes looking for your ideal tap can take you months Actually, if your is new condo, I think most of the reno is already there. Don't waste so much money on reno. Use for like 5~6 years, make existing reno worth, then do more details reno, after you know what you want. Spend wisely, I prefer to spend more on my furnishing, especially my BED -
Login you singpass, check your property details. Actually this is how its works. Last time no MS, so high VWL ... 150% MS increase every year, so VWL drop. Reasons for this VWL, must keep for retirement. But now got MS, so bottom line, if enough MS, can use OA & SA for loan installment. My advice, don't redeem, loan interest so low now, HDB 2.6%, outside 1.X%, cpf savings minimum = 2.5%. CPF can use for investment, education, MS top up for parents, buy insurance. By the way, if sell high, buy high. Got 2, can still sell high and got place to stay. Better stop, otherwise kenna brand again.
-
So sad:( kenna brand by you. I downgrade so my kids can walk to school. Don't have to wake up so early. That was my purpose. But then, if it coincide with investment/speculation. I just ride along. By the way, the valution price is not control by us. They are the ones pushing price up. Mah BT also says, "Homeowners! don't you want your home price to go up" I was like . Also, I didn't commit such high COV like those enblocers. Look at the latest premium ponggol.. can your kids afford them, next time ? Singapore kiasu, kiasi one. Miss the boat, must swim like ****.
-
So, can use cpf for loan service for 2 hse lah. Strange, both my hse not fully paid. Also, don't think I will hit this VWL. Will sell one of them when the price pick up. By the way, stated in my cpf homepage, my 2nd hse, HDB is at 120VWL bought early this year. As for my 1st hse bought in 1999, 150VWL. CPF also states that even if hit the VWL, so long MS is kept, can still continue using CPF for loan repayment. Even if OA is zero, can still use SA so long MS is kept. All this VWL, must remember that we had use cash for down payment. So this % can be added to you VWL. Eg, 150WL + 20% cash downpayment = 170% of valuation price.

All White Theme
Warrior88 replied to qiqi's topic in RENOVATION IDEAS: Interior Design Themes, Space Planning
I use leather master too. Didn't work. By the time I realized the stain on my WHITE leather. It was too late. My maid use the same cloth for everything in the hall. My mistake for not teaching her. Actually for white leather, when you realized it, it is already too late. Better practice preventive maintainence. Apply protection coat. If you have to do wet cleaning, Wet half the cloth, wring it. Then, dry portion wrap over wet one and wring again. You will not find water streak by this method By the way, good luck! apply on small area, try first, don't clean until you see the bare leather -

Gosh, thought you know me, kk is my real initials. Notice most of your furnishing is white. If maintain by maid, sure liao, they use 1 cloth for the whole house. And the cloth is very very very wet. Yellow stain are dirty water mark. They just pass on to the whole hse. Can wet clean, but clean dry immediately. The method of removing stain also depends on the surface.
