Gate lock is easier to change when they are not lock. Then you can access from both sides. Unscrew the lock cover, bring them to the hardware shop Window grill lock are all identical for the whole hse. You find 1, you can open all. By chance sometimes, you can open lock with other ppl window lock key. Just poke in and turn the lock. -

bepgof had list up a long list for your consideration. I am all in for HDB rental, stay in pte if within your means. Rental yield is definitely better for HDB. Borrow when you are young, spend your own money when you are old cos nobody will loan to you by then. By the way, you can still sell one of your hse 2 yrs later to paid up your loan after collect 2 years of rent

Any hint about any of the development there going for enbloc. Those closer to the road.. loyang avenue. Most of the development there are freehold. Plot ratio looks good since not many unit per development. -

"New access road at the recently sold piece of land will offer new access to flora area (to be completed in 2012). Also another new access road opposite Gale will open up when Gale is completed." This may create traffic jam in Flora. Like "CTE" more access route = more car -

IMO, cement screed more practical for home wall finished. If you wanna those rustic outdoor look, savings on wall tiles. Screed also for "big" area with heavy traffic of goods and ppl. ( IKEA ) Definitely "NOT" for wet areas. Screed for wet area not level properly will create pot holes -

Actually, you room layout is quite like mine. My wash basin is inside the toilet. i bought those small round ones (460mm) But becos of that, my shower screen is only 700mm wide, so cannot dance inside lor I place a tall single door cabinet ( lkea ) just outside the toilet, replace your vanity top. Inside, there I place my towel, spare toiletries etc, they come in quite handy. Hope your vanity top have all the space for your storage. Toilet door is also frosted glass. No bedside table light, cos the toilet light actually provide that little dim light that I need. Side table is a must for both of us. In fact, I even manage to place a king size bed.

TV on wall partition - You home prefab ? wall might be hollow, 42" is abt 40kg. 2. Sofa / TV location - must check the sun direction, Plasma really reflects alot. 3. Some TV installer refuse to mount TV on console, wall mount are stronger. 4. Room wardrobe cover window - You ID really copy these 3D drawings. Do you really need the dressing table. Forgo dressing but gain 2 beside tables, more useful. Or dressing could be place outside you toilet wall. Forgo the foyer, you get a more welcome feel. Casino entrance is always open and welcoming, but the exit is always hidden. Your home is consider corner liao. enough privacy. Sorry for all the negative comments Might wanna get your ID to draw the floor plan including your dining table.

Usually I start with the layout, guess the few monster are, TV console, sofa, and dining table. Dining table - kitchen or living hall ? Glass door ? tell you what, most of of time it will be open. be prepare to clean greasy glass. For glass door, might wanna consider the convenience of each entry and maintenence. Always consider the maintenence I place my dining table in the hall, so that my family our friends can dine together I guess, it also depends on each lifestyle. TV console - check the sun direction, esp if your TV is plasma. Decide the size of each item, then you can decide if you still wanna do partition.

I bought mine at IKEA for $39. Use for 3 months liao, looks okay. Will buy new one next CNY. Can change every year. Cos my floor is marble, harder to maintain for floor spill. Otherwise, better not place carpet/rug. -
Door at the center. Think shoe rack and divider is not an issue. Actually not advisable to put divider, makes hall looks small and crampy. You might have to consider the TV console though. Your door is smack right at the centre. BY the way, for shower screen, you need at least 700mm of width. Pls note this when you design your toilet layout. Looks like the kitchen toilet may not have the space.

My TA is with stamp copy. It include the 7 days clause. I think tenant will gladly leave if I go down. Guess thats what they want, BREAK LEASE. I just don't want them to get off so easily. So irresponsible, sign 2 years, ask me to throw all my furnishing, stay 2 months only and wanna break lease. I understand that this is contract law not property law. I heard its quite a long winded case. Evict tenant, Apt freeze until final verdict. Maybe both sides lose. I think tenant request us to look for another tenant. I will agreeif the new TA should be of same terms as current, Tenant have to compensate me if there is any loss. Eg, tenure, month rental, add furnishing. Also, the agency fees should be borne by them. All expenses should not be deducted from their 2 months deposit. ( Reasonable ) ???? -
Just received my bill for toilet leak = $172.56 ( 25% ) Just bought some cakes to thank them for being helpful. Mine is the traditional approach, report to HDB, officer discuss to owner above, both sides agree and contractor call in to repair the water proofing upstairs. Also, must go to RC to apply for goodwill subsidy (50%) , standard procedure. The contractor also offer to paint my ceiling. But, I refuse as I had just reno my toilet. This way, at least everything is record in HDB. In use your own contractor, HDB will says that the previous job was not done properly. And they wash their hands. Besides, you also pay so much.... VERY MUCH !!!! $600 Mine is Tampines Area.

Now the tenant is late in rental fees by 11days. My agent call tenant but handphone got cut. My agent call their agent, says tenant partner overseas, cannot sign the cheque. There is a clause that states tenant should not be late in arrears by 7 days. There is a diplomatic clause that says tenant can terminate lease only after 12 months ( more for foreigner ) but wah pian eh, 2nd months wanna terminate liao. By the way, tenant use my address for their private bussines, legal one lah. If they go bankrupt, no need to honor this lease liao ?
