  2. I also dun like the bi-fold doors. I actually wanted glass doors hehe but no $$$ for 2 glass doors. Quite ex. At least the common toilet door looks better & dun feel so flimsy closing & opening
  3. You know, those old instant heater models like champs? For some funny reason for this previous place I stayed in before, had champs instant heater & surprisingly the water pressure is high + gives really hot water all the time. My common toilet also have champs heater courtesy of my PILs, the water pressure no matter whether its high or low the water is hot enough for the body. But the mistral heater for my MBR don't even match up to champs for this. Im wondering if the older versions are better than the new versions for instant heater?

  5. Interesting, the kitchen area is like opp the main door. Usually kitchen areas are not so close to the living area since its further away esp with a store room or a HHS in the way. How come no floor plan posted in here yet?
  6. Ya, just adopt the bo chap attitude about the mail first. But if the mail for prev owners still come in after a while, keke just send back to the senders with the wordings "No such person" on it. mahaha thats what I got from those who sent back to my previous company when I was dealing with the mails. About the heaters, just check how hot it will be depending on your water pressure. Apparently my heater cannot use high water pressure to generate enough "hotness". Only low water pressure can.

  9. The resale levy depends on the type of flat you owned before. If you plan to get a flat from HDB direct for the 2nd time, you will have to pay tax levy based on your previous flat type the first time since it is a subsidised flat from HDB. I saw this in the handbook provided by HDB last time that if your flat is a 3 room the tax levy is 30k, 4 room flat about 40k, 5 room flat about 45k & executive flats, 50k. So if you want to avoid paying levy, is not to get another flat direct from HDB. This you can check at the HDB website.
  10. keke um about the keys for the letterbox. It will take time for the previous owners to update the relevant companies of the change of address other than updating the add on their IC. So think only govt agencies will know of the change since it would be updated in their database. So no doubt you will get some mails for the ex owners from time to time unless they've notified the relevant companies of the change. pics pics pics of your home!

  12. Don't think that the wall was hacked. It's just the reflection of the window in the backsplash as its glossy. Glossy ones will show reflections more & it won't be shown in 3D drawings. The earlier pics show 2 windows in the kitchen, 1 is the top hung windows the other is the casement windows. I think with the partition at the L corner where the kerb behind is used for the pets, the kitchen will look slightly 'slimmer' in the layout size with the carpentry up.

  15. Angel81, I don't download animes, kinda a waste in the pc's memory. Mostly is I watch on this free site. Also Youtube also have anime videos. Some of the episodes that aren't found on this free site can be found at youtube. Somemore it is easier to watch online than downloading since it is free. Oh ya Saiunkoko Monogatari has part 2 by the way. Both part 1 and part 2 have almost 40 episodes each.

  17. Wouldn't it be easier if your tv can be wall mounted? And the console would at least have space for VCD/DVD player. Just a thought though. I like the platform look, very inviting. Some say a small room looks claustrophobic but I believe that even a small room can be a mini haven for one le. Btw the area before the partitioned bed area, is that meant for your wardrobe 'cos I don't see any wardrobe? Getting non-built in wardrobe?
  18. very well planned built in carpentry for the MBR. Just a thought, are you having a mattress base (not bedframe) with mattress on top or just the mattress on the platform cos I think the tv console looks a bit high if you're going to watch lying in bed?
  19. I thought there is a HDB requirement set that requires the ceiling height to be of a certain limit, cannot be too low with L Box or ceiling or that the flooring level cannot be too high? I think it is the flooring level that is probably the reason why your ceiling height seems much closer to your bf vertically cos the beam cannot be hacked or reduced one way which would require a PE for this. I remember vaguely reading one of the blogs here where the owner go check the level by putting a spray can at the main door kerb to see the level of flooring btwn his neighbour and his. Apparently his unit flooring was higher than the neighbour's due to the thick cement slab under (Paiseh cannot remember whose blog was it, too long ago.)
  20. Your bedhead looks better now. Um about the screeding part I dunno whether it is acceptable based on your ID's words but for my place when the HDB contractors came to see the flooring to ascertain how high can the screeding be done. That contractor just measure at the gap below the balcony door frame in the living room with his measuring tape and said that the screeding would have to be on level with the balcony flooring. which meant just at the balcony door frame level only for the screeded floor. For laminate flooring, got to ensure that the whole floor is on the same even-ness for screeding layer. Meaning must be same level for whole area. Thats what the laminate brand guy said. That why the HDB contractors got to do the screeding properly or else walk around can feel one part lower than the rest. Thats what happen to my place. Can actually feel some parts of the screeding under the laminate flooring is slightly lower than the rest. I think that the ceiling height has requirement not to be too low even with false ceiling or L Box, the same goes for flooring & platform level not to be too high also. Its a matter of ergonomics.
