3rd April - Grouting for Master toilet wall tiles looks nicer now and the vertically laid tiles didn't look so obvious anymore. Still, would prefer horizontal ones...lemme grow into it a little more....

I haven't thought that far about maintenance as these are marble look ceramic tiles they should be easy to maintain as long as it's cleaned regularly. Plus, I've never clean bathrooms before but gotta start learning how-to when I start to live in. Will start to buy bleach to do thorough cleansing every week. I heard mould hates bleach. Well thought explanation! I really wish they place more thought into tiles layout as the same tiles next to each other gives away their ceramic nature instead of 'marble'

That's what I thought too! He says now is trend to do it vertically...not arguing on this with him and most of my friends which I complained to like the common toilet tiling. Not sure if it's the same for master toilet..cause I'm still growing to like it!! Maybe it will look better when the floor tiling is done?

I have to agree it didn't look that bad here whether condo style or not design is pretty much subjected to personal tastes, and not trying to mimic condo but I thought the greyish white marble grains looked better when layed horizontally. After this toilet tiling incident I make it a point to be informed on similar decisions that would affect the entire look and feel I'm going for.

Re-positioning of master toilet door opening, what is patched up in cement is the previous door opening. Thank goodness I didn't tell my mom I did this minor re-positioning even I myself find it silly. Being very ann*l here about door openings and basic fengshui. No I don't want to sleep directly across my toilet door for hygiene reasons as well, the further the door is the better. Basic fengshui diagram on toilet door positioning. He says this is new condo style, really meh? I don't live in condo and also never notice those tiles in condos. Anyone can confirm this is the latest trend in laying tiles to look more posh? I'm crazy over all things marble and this looks weird. JL offered to relay the tiles if I insist but I didn't think it was necessary, maybe I grow into liking it once grouting is done.

Today is the day I receive 1st shipment of taobao items from Peeka, got some mirrors, sink, chandelier, customized bathroom vanity. Waiting my 2nd shipment fo less fragile items from Amcom hopefully within next few days~ This is 314kg of bulky and fragile taobao items. Total shipment costs $530...have yet to opened the wooden crates as I didn't have enough time during lunchbreak, keeping fingers crossed that nothing is crack or damage when I unbox them this weekend!

29th March - Waterproofing for Toilets, Kitchen flooring, screeding of kitchen walls, toilet wall tiling, LED downlights up and running! Waterproofing for kitchen floor Wall tiling for common toilet Selected travertine look tiles that should be laid horizontally for the raw marble effect, JL lay it vertically without my knowing and managed to convinced me this looks trendier and tilers charges a little more for vertical laying. WHATEVER..It actually didn't look that bad.. and my friend whose house is also undergoing reno says it looks more posh this way in betweens are kinda dark but once grouting is done the tiles will look pieced. Anyone noticed I did a box up? Didn't hesitate to box it up so I can have a huge a** mirror flushed against the wall where my sink is gonna be (follow ex owner sink location). JL initially discouraged me saying 哪里好。。这里可以放东西吗。。你放mirror then 你怎么放牙刷??but I insisted. Let the before/after pictures do the talking.... AFTER BOX UP BEFORE BOX UP NIGHT VIEW 6-inch 12W Square LED Downlights from JB . Was worried four 12W lights would be too dim for a single guest room, turns out to be fine. Only mistake was each room was to have 2 white light and 2 warm light instead of having 4 super bright white lights. Small issue, will have it rectified when JL is free. Gotta feeling he will forget if tell him too early. DAY VIEW

Yeapyeap! So far so good except for some delays and some things done wrongly which can be rectified or even convinced by him to do it the opposite way. When dealing with direct contractors, always have realistic expectations.

$35k is a very tight budget for resale especially due to alot of retiling works. My costing does not include living and 3 bedroom flooring as it costs additional $15k, just need to live with the existing yellowish marble tiles. It's going to be a fun process! Don't be shy to compare quotes!

Hi laknock, that's a smart move to create more cabinetry space in the kitchen. And also more hygienic as the toilet is away from kitchen. I'm in a dilemma for a long time to reposition that door but had to sadly drop the idea in order to still be in line with my budget.

Hey panjangowner, good to hear updates from you again! I recall we both made the purchase for BP resale unit end of 2015, and if everything go by the book I believe your reno should already be starting soon? I hope you don't mind me asking about some toilet issues, I'd be making a huge assumption that since we are in same vicinity, the HDB standards are more or less the same for 16 year old flats and above. I found out that the only toilet bowls suitable for both my toilet is the P-trap toilet bowl, which is rarer and pricier as well, are you facing the same issue with getting P trap bowls?

Do give us an update once they arrive, I used peeka as they seem to be the only forwarder providing optional insurance, was worried my 4 mirrors will crack or chip during sea freight. I'm thinking of using another forwarder without insurance as Peeka calculation method is just too expensive.

How was the condition of the mirrors? I see the 2nd - round silvery one looks great in your toilet! Would you mind sharing which taobao supplier you got it from? My mirrors are currently in transit and I'm getting worried about breakage although I opt for Peeka's insurance. -
Can't wait for your updates on taobao haul! Happy to see like-minded owners purchase vanity from tb, mostly are suspended smaller sizes vanity, what's the size for yours?

I haven't done shelving or study tables but looking at the swing door wardrobe quote with 2.7m length..I think it's pretty reasonable at $240 psf, smaller carpentry tend to cost more as my contractor wanted to charge me $250 for a suspended bedside drawer around 80cm.

Sorry for the confusion in dates! All the moving and packing made me muddle headed. Got my keys on 24th feb! Reno was planned to start a day after but due to delays from contractor it started on 7th march. The first week was good progress but now things are slowing down and JL have been hard to reach these days

23rd March - False ceiling using fibreglass boards - is this better than gypsum boards or are these 2 boards the same thing with different terms? Anyways, saw several errors in false ceiling layout throughout the house, Thank goodness I hardworking enough to make it there this morning to spot those errors Here is how false ceiling before finishing actually looks like...it looks like it made the rooms smaller.... Boooo!!!! But die die need to have the look of downlights at home and bought 28 pieces from JB already.... Hope I won't regret this

As agreed before JL went on a month long vacation, that works will start on 25th February, a day after I got my keys. Well things didn't go according to plan and only started getting permits from HDB to start work from 7 March. I learnt that HDB will send an SMS notifying owner once contractor raised an application and contractors will be notified by HDB when that gets approved, it's the onus of contractor to inform owner once that is approve. As the ganjeong owner I tried contacting JL to pass him the initial deposit and chase reno but he wasn't responsive for couple of days and the next moment I went up to the flat... This is what happened 8th March - hacked floor and wall tiles, fixtures 11th March - demolish walls and removal of cornice 19th March - erecting false ceiling structure Best part of the deal, I never get to see JL at all, busy man don't even have time to collect deposit, but the next time I saw him I had to provide more than the initial deposit as more works was being done done.

Final Quote after 3-4 amendments and some negotiation power To protect the interests of my contractor, let's call him JL I have omitted the unit pricing. DENG DENG DENG DENGGGG................. a little more than $35K...looking good with everything I need from him covered! Will be recycling the solid doors and painting them over, if you are wondering where my toilet doors and shower screens went, I had them outsourced to factory price wholesalers and calculated a substantial savings of close to $400 compared to JL pricing. He didn't seem to mind in fact I think he might be more relief he don't have to source out all these for me and focus on what he does best.

Hey guys! Since my reno started slightly more than a week ago, I decide to get in the radar and hope that sharing my fortnightly reno experience will be beneficial for home owners attempting to DIY without ID. I will be skipping the selection process details as my decision was made up towards pricing. 3*, R&R, and a few others were throwing out quotes ranging from $50-70K and the same time throwing themselves out even after being informed of my $35K budget. After comparing quotes from 4 IDs, 3 Contractors, I decided on my current contractor with NO reviews on RT, it was a long discussion spanning 2 months and 4-5 meetings and countless of amendments (removal of items usually) from the quote. All within $35K inclusive of GST. Yet I know it was a huge risk for someone with no online presence. Branded firm with poor project manager = . Humble company with good project manager = . Branded firm good project manager = $$$$$$ Here is the original floorplan, and I will be doing massive hacking and erecting of walls due to some fengshui beliefs.

Engaging A Contractor With No Hdb Licence

panjangowner, just how attractive is the pricing for this risk? If the difference is less than $5k I would rather pay for a registered contractor, some paperwork and fees shouldn't be difficult for the contractor if he takes pride in his projects and customers trust. One of the criteria for P/L hdb contractor is a minimum of $30,000 paid up capital and I would be worried if his concern in getting registered is due to this clause.
