  2. Hi all, does anyone know if $10-12k for a new lightning protection system for a semi-D is reasonable (including LEW certification)? Now my contractor says the existing system not working well based on testing.
  3. Hi, the cost for the internal plumbing works was initially $15k, which is for 6 baths and 1 kitchen. This is for the hot and cold water piping, installation of basins and sanitary ware, diversion of waste and floor traps to connect to IC (3 locations). So, including changing the main incoming water piping (as mentioned above), total will be $15k + $8.5k = $23.5k. How much did your cost?
  4. Hi, I am doing reno for my 2.5 storey semi-d with 6 bathrooms and 1 kitchen. My contractor wants to charge me $8.5k to change the main incoming water pipe using stainless steel with coupling joint. The connection point starts from the meter riser compartment to the individual locations in the unit. He says from the main pipe to individual locations is using a bigger diameter pipe. Thereafter the start from the individual bathroom will be smaller diameter pipe. He is already charging me $1,000 for the concealed hot and cold water piping inlets per toilet. In the first place, is it necessary to change the main incoming water piping up to the individual toilets? The house is about 20 yrs old and the existing piping is copper. If better to change, is the cost reasonable? Thanks!
  5. Hi there, reno. But I am planning to shift my gate post (containing the meter compartment) to widen my gate which does require submissions. Just to update everyone. I wrote in to BCA on whether we need to do submission for the lightning protection system, and this is what they said: If no work is carried out on the roof and your proposed internal renovation works consist only of non-building works and insignificant building works listed under First Schedule of the Building Control Regulations, then no submission to BCA is required. On BCA website, you can find the list of insignificant building works.
  6. Hi, now my ID says $6k is just the submission and endorsement costs by the Licensed Plumber. No payment to PUB by the Licensed Plumber. So I guess mainly paperwork. Does not include any on-the-ground works. Does that sound reasonable?
  7. Hi guys, Just starting on the reno for my semi-D (2.5 storeys). My ID just told me that: 1) we have to engage a Licensed Plumber to do submission for the relocation and adding of kitchen and bathrooms (6 baths). Cost starting from around $8,000 (inclusive of about $2-3k submission fee to govt). Will be more if we change the internal main pipes. Any idea if this is reasonable? Also, how much to change the internal piping, which I am assuming is the copper and PVC piping that connects to the PUB mains and IC respectively? 2) We have to engage an LEW to check whether the existing lightning protection system is in line with current BCA requirements (the house was built >10 yrs ago). Estimated $10-15k to install new lightning protection system if need to comply with requirements. Any idea if this is reasonable? Thanks!
  8. Hi, wondering if anyone has experience with using tiles for external boundary walls? What are the pros and cons of using tiles? Do they last long, especially under our weather? Alternative is using stone (eg. granite) cladding but I understand that it is quite expensive. Thanks.
  9. Thank you snoozee and AWS for your helpful comments! External drain not covered yet, so will have to redo box culvert. Wonder how much that will cost... Someone told us that it will take up to 3-6 months to get all the approvals done but that sounds really long even taking into account the current situation.
  10. Does anyone have any idea what is the approx cost of moving the pillar housing the electricity and water meters, in order to widen the gate? Including the govt submission costs and re-connecting the utilities? Thanks!
