  5. Hey Happy!, $8500 reno for 4 rm 90 sqm? To mi its TOo CHeeap. i doubt e materials, workmanship, schedule... etc. If u r goin 4 e basic reno, think u get licensed contractor better. $$$ wise, <$15k. Many 'branded' ID olso hav reno package <$15k. Read thru e forum, many recommendations. Furthermore, e 2 co u mentioned, they r e so cal Interior Design Company, registered under R.O.C. to provide interior design, consultation service etc. But they r not hdb licensed renovation contractor. Can check here -> Listing Of Registered Renovation Contractors Once u ngage them, basically, they wil get sub-con here & there to do e respectives scope of work. Big ID co olso abt e same, except dat e ID & e subcon may have had long term work relationship oleady. Good or no good, depends on individual requirements, standards. One man's meat is another man's poison. Anyway, luck & timing r important too. Better 2 start reno after CNY. !!

Hey binzz, ur kitchen floor plan is e exact mirror image of mine (TPY 79). i olso wana do sometin like urs, a L-shape at e bak which blockup e WM behide, a pull-out breakfast table at e front (similar 2 YG's), cos e kitchen is quite long. Wana copy urs & YG's design liao. haha. Lookin 4ward more of ur nice reno pix. Also, if got 'open hse', i olso wan go kpo. Can !!

(PM mi if u think its more appropriate) Btw, i wonder how e contractor's plumber change e sanitary pipes in e toilet from cast iron to upvc. - Do they inform all e neighbors upstairs 2 stop doin all 'water related activities' during e pipes changing process? - Also, e part wher e cast iron pipe is encased in e rc slab stil remains, only e xposed parts r replaced? Jus curious.

Chance upon Yang Guo's T-blog, kinda So went dn 2 expo Baroque booth. Conclusion: waste my trip & time. Waiting Yang Guo's 'open hse', if its GOOD, then i gona get YG's ID to reno my new hm in TPY.   15. Hey TPY, 79A & 79E r mirror image but not exactly e same. 79E - all 4-roomers. 4 units 90sqm, 4 units 75sqm. 79A - mixture of 5 & 4 roomers. 1 unit 100sqm, 2 units 90 sqm, 5 units 75 sqm. After comparin blk A & E, i olso found A e aircon ledge is smaller, esp e 5-rm. Hey droplets, wats e status of ur reno?

Have any 79ers been approached by property agent? Was wondering wat e property agent hanging arnd 79 for? Moreover, its new & yet 2 b fully occupied flats. After jus heard frm some1, then i see e pix. Dis property agent offer dis 79 flat owner (high flr, 90sqm) $500k, to sell his flat in 5 yrs time. If he signs e 'docs' now, he wil b given $50k upfront. But e owner had rejected. Who can predict e market value of 79 flats? If it is worth $500k now, it may b higher in 5 yrs time If dis high flr 4-roomer is worth $500k, then it sure is double e purchase price for most 79ers esp SERS ppl. My 2 cents worth of tots: Scenerio 1: Old couple who do not need big hm, not rich or poor. kana SERS, opt 2 get a 4-rm. hdb buy bak old flat $180k. New 79 flat for SERS $250k. $70k difference is paid by using CPF & cash. Purchase price is fully settled. Reno $20k 5yrs time sell e 79 flat at $500k. Buy resale 3rm flat frm open market $180k. Reno $20k. Balance $280k-$300k Scenerio 2: Old couple who do not need big hm, not rich or poor. kana SERS, opt 2 get a resale 3 rm flat elsewher. hdb buy bak old flat $180k. Buy resale 3 rm flat frm open market $180k. Reno $20k. Balance = cpf untouch, savings - $20k. No wonder ppl say SERS is like strikin TOTO.

Hey jinko, u definitely needs item no. 1 & 2 if u cant plan ur own layout. olso, u needs some1 2 do e relevant submission 2 e authorities & coordinate e whole project. - can i noe do u really need item no. 3 - 7? - is ur father (contractor) able to perform e job of a Design Consultant & Project Manager? - izit A&A to pte property? If its $5k for item nos. 1 -7, it seems quite reasonable. !!

  20. Hey doremi, normally haulage of new building materials & clearing of debris (w or w/o hacking), is indicated in all reno contract. Additional clause : Monies payable to authorities such as hdb & town council etc is excluded in this pricing. I don't think ID/contractor is able 2 pay on your behalf to e relevant authority, s this is between u 'owners' & e 'authority', (e 'flat' is under your name). Although clearing of debris is included in e reno package, end of the day, e hdb flat 'owners' stil hav 2 pay e Town Council $. (ID/contractor help u clear but u pay TC). Any1 pls tel me i'm wrong? Btw, at s.pear's neighbour unit, saw dat they dismantle e new S.S. retractable clothes dryin rack. Use bak e old type of M.S. holder (S-shape), fix in2 e ceilin at both ends, use bak e traditional bamboo poles. Indoor - hang at top, outdoor - hang on e S.S. railin of aircon ledge & S.S. rack outside kitchen e bamboo poles, i noe e provision shop at lor 5 blk 70 (beside market) got sell. e metal rack i think shd b Mild Steel type, mayb gota custom-made at metal factory liao. Hey strawberry_pear & family, THANK U 4 e hospitality. Sorie i went empty handed Also, nice meeting e other 79 kakis (4goten who liao, only can remember alister & family)
  25. Hey nemofc, personally, i think u shd keep track of e rectification progress, take pix b4 & after, record dn in writing (date, type of works done, standard of works done etc). i dun think 'lousy cap', 'rusty stuff' etc after rectf, u shd accept.
