Hi Maeryn, basically hubby and i are okay with the idea of having wrought iron as window grills to match the main gate. It's was 1 of the contractors who raised this qtn. Can I know what are magnetic contacts and at which part they will be at? Mace, fire extinguisher needs to be replaced once in a while also lor. Stuck in between safety (from burglars getting in and if *touch wood* fire and need to get out)...

Did anyone chg the locks on the grilles or windows? I do not remember but my hubby mentioned tt there's locks (key-kind) on the windows themselves. Another contractor told me that not many ppl chg their window grills to wrought iron kind due to safety issue also, i.e.: if the unit catches fire, ppl cannot get in w/o proper tools. Intention to chg the grills to wrought iron was to match my main gate which is wrought iron too. Dilemma liaoz. Shd I chg the grilles to wrought iron? Been trying to convince myself hse cannot catch fire, but then i know its not a 100% guarantee thingy. !!

Hey guys, need some advice. What's the criteria for having a kitchen island? I have a square kitchen; not sure if it's workable to have one. As I had read somewhere that the stove cannot face, erm, sink and some others like toilets, windows (can't remember exactly what), so was thinking how do you guys get around the issue. I'd attached my floor plan so perhaps can seek some comments from you guys... If I wanted my stove (using cylinder gas so no issues on gas pipes) on the island (plus perhaps the side as normal table usage), where would the direction that the stove be facing? An island has 4 sides, and these 4 sides will face 4 different sides too. So how huh?

You were supposed to fax to me but I didnt get it leh. And I couldnt recall your no. because I have too many incoming calls *sheepish laugh* Me: I thought I did (I really remembered I had, but anyway...)?

oic... my fsm just highlighted to me the move in have to be either before qingming (4th apr) or either tt. Assuming I squeeze in reno right after cny, it means 6 wks only. I'm not sure if 6wks is sufficient for them. Else to move in after qingming liao. So not sure to give more leeway to contractors or not... hmm....

Yupz, i'm still looking ard. Perhaps its the holiday seasons; but some companies seems to be quite slow (some 1 wk and still no quotes). How long do they need to do up a quotation? Or shd i act blur and call them to ask? Hmm... *dilemma*

Okays, I had never started a blog or anything like that (didnt feel a need to since I see my colleagues and friends often). Anyway, had decided to take the plunge to start one and see how is it like. One fine day, two sotongs were touring around the Tampines area together (as usual, a weekly routing since 2 mths back) with their 2 agents. Yup, the agents are married to each other and they do house hunting togethers. Nice idea, to give different perspectives from their experiences. At house no. 21, the two sotongs struck lottery. A 27k COV 5I unit in Tampines, when the earlier 4 rm unit @ Blk 10x is asking for $40k above valuation. Best part: the seller's agent didnt re-do the valuation (seller's agent is related to seller - an aunty). I have nothing against aunty agents (have to declare first ). Total selling price? $322k. Yup, you got it correctly. The valuation done in Sept 07 was $295k for an area of 126sqm. !! And so, the two sotongs signed a cheque to exercise the OTP at 1/2 hr later after the agents (both ours and seller's) negotiated for the COV amt. Before the final call came, the 4 of us were R&R-ing @ one of the Tampines CCs with a cool drink after the walk-about. So now, the two sotongs are waiting for HDB's letter for the confirmation of the 1st appt date. Still dunno how come they are sooooo slowwww that 2 wks had past and no letter came. In the meantime, its time to compare quotations!

I think... i may know what u are talking abt. those that when u press against (at the window track), is those quite hard ones, as compared to the newer pgl units which my kakis stays... not sure if it's correct bo... -

Oic... no, mine are not these kinds. They are already sliding ones (those standard ones commonly used nowadays). Hey, hang on... are you referring to those windows which i used to see in my pro/sec schs in the late 80s? Those you flick up and down to open, or the middle sliding ones? Coz if the middle ones, most sliding ones are already those liao. Then hw to identify? -

Dun tell my hubby, but i like the unit coz the windows (for those opp corridor ones) are full width kind. Err... the 2 bedrms, mbr, then the living rm (used to be balcony). How to know it's the old type of windows? The unit is 14 yrs old, and i'm gonna be the 3rd owner. And erm, i hate cleaning them, though i like them. -
Hi guys, Need some advice here.... My resale unit comes with a mbr, 2 bedrms, 1 study rm and a rather long dining/living area (balcony already levelled). I'm not sure if the ledge can hold 2 compressors. Will chk with town council later. Current usage - MBR on every night, 2 bedrms not used for now (but prefer to install 1st else next time tedious), Study rm will be used daily (at least on for abt 2 hrs/wkday and more on wkends). Dining/living used more on when ppl comes over - not frequent unless hot weather. Any recommendation on what kind of AC units? Thanks!

Mace... he mentioned "alum sliding windows"... not casements. Btw, do you guys head to one of his current works areas to see how they work, etc? Before finalising on which contractor that is. -

I had gotten a quote from him y'day, quite fast... err.... 4 hrs? i called @ abt 4pm+, got it in my email @ 8+. Mine will start after cny (for those who were wondering how come so fast). But like you guys mentioned, it was the 1st quotation, so (to me) quite high. But then, i had included my wish list items, which i can take out. Had some queries on those with big price tags... I had to re-polish the existing marble flooring... $1650... Wow... Windows (i didnt put grilles but had intention to chg) is $2700 (windows only) - for info, i have 6 'sets' of windows. Cabinets (he didnt mention top and bottom) @ $95pfr. Solid surface top @ $80 pfr. Dunno if we get to choose the materials bo... What do you guys think? The other are similiar to Vincenzo70's quote. =) No wonder my quote bo aircon. Remembered i told him wanted aircon de. Haha! -
Hi, My resale unit comes with existing 'broken marble'... believed its a term for marbles (i think). Anyway, can i know hw much does re-polishing costs? My unit is 126sqm in total. But have to take away the area for the kitchen and the 2 bathrooms first... Any idea? I had received a quote and its $1650. Was wondering if it's a standard pricing... Thanks~!
